hase Bank plans to enter the Grand Junction market with a new building next to Natural Grocers on former Mesa Mall land at 2405 Patterson Road, which once was home to Sutherlands Home Improvement Center. EVC-WDG Mesa LLC, which renovated the former Sutherland’s building into three units, one of which is occupied by Natural Grocers, owns the plot of land where the bank will be built. Dirt moving has begun at the site, which is in the northeast corner of the plot and is bordered by Patterson Road on the north side and a Mesa Mall access road (where Market Street and Patterson intersect) on the east side. A Mesa County building permit that was approved on March 27 lists JP Morgan Chase as the owner/tenant of the planned building. The permit’s description of work planned reads in part: “New construction retail bank establishment with drive-thru ATM and trash enclosure.” The project is listed as 3,421 square feet, and the valuation is listed at $3,200,000. On the south end of the EVCWDG Mesa LLC plot, a different building permit shows a freestanding building will be constructed for a 5,036-square-foot Sherwin Williams paint store. The project valuation is listed at $970,000. Permits also were pulled on the 2405 Patterson Road property for light poles, stormwater discharge and signage.
