hen you think of Sandestin Golf and Beach Resort, one word always comes to mind — Excitement! Going back to 1973, when the official groundbreaking ceremony took place for Sandestin Resort, you knew there was excitement in the air. Later that same year, a foursome swung their clubs for the first time on The Links Golf Course on Thanksgiving Day. In the early ’80s, excitement was prevalent again with the construction of the Baytowne Golf Club, Bayside Inn, Baytowne Marina and Beachside Two. The next 30 years brought even more excitement by way of two more golf courses, a world-class tennis center, development of the 72 unique neighborhoods that make Sandestin special to guests and families, and the opening of The Village of Baytowne Wharf, our pedestrian shopping, dining and events venue. Fast forward to 2019, 46 years since that monumental groundbreaking, and excitement is still in the air at Sandestin! This year will bring us continued growth, and with that, opportunity. Once again, we are fortunate to be able to further reinvent our resort and all its offerings for our residents and guests. Some welcome changes include the addition of 10 new slips at the Baytowne Marina, the construction of the beautiful Sandestin Hotel and Conference Center (completion Spring 2020),

and completion of the much-anticipated Osprey Pointe development. The excitement continues in The Village of Baytowne Wharf with the addition of new shopping, dining and entertainment options coming this year. Our resort has grown and expanded in wonderful ways, making us the most complete resort experience offered along the Emerald Coast! Sandestin has always been and always will be “a world within a world,” and that world is a beautiful place to be — both for those that call Sandestin home and those that visit us year after year to make their memories. Celebrating 50 years since
MAN’S FIRST STEP on the moon
Sandestin resident Don Cooksey recalls his time working on NASA’s Apollo 11 mission, which celebrates its 50th anniversary this summer BY MARTHA J. LAGUARDIA-KOTITE
ERICK LIMA
This July 20 marks the 50th anniversary of humanity’s first moon landing. The trials and losses, successes and lessons learned from the 10 previous Apollo missions prepared Neil Armstrong and Buzz Aldrin for their Apollo 11 lunar touchdown in the Sea of Tranquility while Michael Collins orbited above in the command module. The astronauts left a plaque engraved with, in part, these words: “… We came in peace for all mankind.”

Don Cooksey, now 84 and a Sandestin resident of 24 years, gets tears in his eyes thinking about his contributions, which long ago helped propel NASA towards the successful Apollo 11 lunar mission in 1969. A NASA project engineer, Cooksey helped find innovative solutions to the technical challenges of putting a man on the moon. Cooksey’s first assignment took him to the shores of Lake Erie in Sandusky, Ohio, where he worked at the Lewis Research Center Plum Brook Station. He was tasked to erect an Atlas launch missile in a test stand without the usual — or what was considered proper — hardware. He would ground test, refine and retest again and again the structural integrity of the Atlas, a booster propelling the second stage Centaur as well as the moon-lander Surveyor into orbit. The heavily instrumented Surveyor was used to return data back to Earth about the lunar surface in preparation for the Apollo manned lunar landing. “They didn’t think the Atlas could take that heavy of a load,” said Cooksey. “They were afraid it would collapse. It was like a pop can with no internal structure and the stainless steel thickness was only as thick as three newspapers.” “I’m always up for a challenge,” said Cooksey, a 24-year-old at the time. A graduate of the University of Kentucky, he earned bachelor’s and master’s degrees in civil engineering. He had already completed a variety of engineering projects before joining NASA in 1961, including designing earth dams and river bridges across the Ohio River. Cooksey engineered a way to erect the Atlas booster without its trailer, which was traditionally used at the Kennedy Space Center in Cape Canaveral, Florida to erect the Atlas. His method would later be used on the actual Atlas installed in the test stand. “General Dynamics engineers said it couldn’t be done that way,” said Cooksey. “I did it my way.” His next assignment was again at Plum Brook Station, a remote test facility for the NASA Glenn Research Center. It was here that four worldclass test facilities within the 6,400-acre

compound performed innovative ground tests for the international space community. Cooksey worked as the test conductor in the Space Simulation Vacuum Chamber. The chamber was 100 feet in diameter and 122 feet high with vacuum pumps that simulated the altitude of a 25,000-mile orbit. Cooksey installed and tested the hardware for the Skylab shroud, America’s first space station that orbited Earth from 1973– 79. This project paved the way for permanent operations in low-earth
orbit. The objective, according to NASA, was to develop science-based human space missions in a space lab with a workshop, solar observatory and docking systems to allow three crews to spend up to 84 days in space. “When you launch a vehicle, the payload is covered by a shroud. One of our first tests was to verify the jettison mechanism of the Skylab payload shroud,” said Cooksey. “The shroud is used to protect the payload on its launch through the atmosphere and jettison once it reaches orbit.”

His job was to install the shroud in the chamber and blow it apart. As everything launched into space was ground tested to make sure it works, Cooksey and his team had to blow it apart undamaged and catch the pieces in large nets to be put back together again and retested. Cooksey said he helped redesign the way doors of the test chamber opened and closed for tests. Each door, he said, was 50 feet by 50 feet and made of 5-foot thick concrete. “We got it down to where you push a button and the doors closed automatically. The doors were on a big conveyor belt and rollers.” He joked, “I was a doorman.” While working as the test conductor and “doorman,” Cooksey visited NASA’s Cleveland office, where he met Carol, who worked as a secretary. They later married in a Gatlinburg, Tennessee, church, and every year on their May 1 anniversary, they return to visit, hike and backpack in Great Smoky Mountains National Park. “It’s a quaint little town,” he said. “It takes you back to the beginning of time almost.” Cooksey’s next assignment was harnessing the wind for power as project manager at the Lewis Research Center in Cleveland. Working jointly with the Department of Energy, he was instrumental in the development of the first experimental wind turbine. “I was part of the very beginning,” he said. “We were called the pioneers in wind energy.” Cooksey’s challenge was to put together and test what the engineers had designed. The first tower to support the wind turbine was installed in Sandusky in 1975. NASA continued to develop and build four wind turbines to generate power in Clayton, New Mexico; Culebra, Puerto Rico; Block Island, Rhode Island and Hawaii. The second generation of wind turbines, with General Electric’s partnership, had 200-foot blades. According to Cooksey, these could supply 16

electricity for about 500 homes at maximum output. “It has taken industry long enough to realize the benefits of wind power,” said Cooksey. “Today we see the results of the NASA/DOE program with the many wind farms in operation across the country. … We have come a long way from pumping water to pumping electricity.” Cooksey completed his work in 1995 and retired, having served 35 years with NASA. Today, Don and Carol enjoy walking, volunteering and a variety of other activities afforded by their Linkside neighborhood. They first visited Destin while still working in Ohio for NASA. At that time, the couple lived and worked in the Cleveland area and frequently vacationed in Tennessee and Florida. When they looked for a place to retire, they liked Destin enough to stay. The Cookseys have called Sandestin Golf and Beach Resort home since 1997, and their golf course home has views of the fairway and Choctawhatchee Bay. That suits Carol, who played golf for years and now enjoys walking with Don along the neighborhood’s many paths under old oak trees. On some Wednesday nights, they sit under the stars and listen to the public concerts at The Village of Baytowne Wharf. The couple is also active volunteers. Don was president of the 2,000-member Destin Snowbird club from 2005–06, and he and Carol have continued to be active members. Both worked at the Waterfront Rescue Mission in Fort Walton Beach for 10 years. Don managed the kitchen, and 18

Carol managed the serving of 1,200 meals to homeless and shut-ins on Thanksgiving and Christmas Day. For the past 10 years, they support their sister church, St. Luke’s in Century, Florida, collecting and delivering Christmas toys for about 50 needy children. Carol volunteers at Alaqua Animal Refuge working in the cat house, and they have rescued many cats themselves, two of which became their own house cats. They also feed the neighborhood ducks, who have taken to following Carol around. Reflecting on his accomplishments while flipping through a large collection of NASA photos, Cooksey was modest about his connection to the historic moon landing. Some of his work on wind power at the research center was included in a 50-year time capsule installed at the Lewis Research Center, later renamed the Glenn Research Center. He hopes to be around in 20 years when it is opened. “I’ll only be 105 by then,” he said. Of his contributions to NASA and America’s historic space missions and experiments harnessing wind power, “We just did our job. Any patriotic American would have done the same thing.”
DON COOKSEY’S WORK at NASA also helped develop an experimental wind turbine, which helped revolutionize wind energy.

eri Michie arrived in Sandestin 14 years ago after she and her husband, Scott, retired as career educators and administrators in Georgia. “We thought we’d be beach bunnies, but we got very bored very quickly,” recalled Jeri. But she soon discovered that her 30-plus years of playing tennis would lead to something new and exciting.
“After we moved here, I joined the tennis center where I played with ladies who were part of the Northwest Florida Tennis Association,” Michie says, “so I was invited to play on Flight 1 Sandestin team, and I’ve been playing flights ever since.” As a collegian, Michie played No. 1 singles at Georgia Southern, and she currently serves as captain of Sandestin’s Flight 1 squad. It
goes by the name Sandestin Net Assets, and she’s on the court at least three times a week, either playing or practicing. “After you get to know each other, you eat together, laugh together, shop together, cry together,” Michie said. “It’s a special bond that brings a lot of joy into your life.” Sandestin’s program lists three flights with a total of four teams SANDESTIN.COM

that can involve a maximum of 80 players. There’s also a senior team that involves players from those flights. On the NWFTA website, 71 of the possible 80 spots on four teams are filled. There are also 16 seniors listed in that flight, but that includes some “crossovers” — players from other flights. “I think the ladies love traveling to other facilities and playing once a week against other clubs; it keeps them involved in the game,” said Todd Hanson, Sandestin’s director of tennis. “And there’s the social aspect of it … they’ll go out and eat lunch together, or they’ll practice together when it’s not a match day. “It’s a great way to meet people.” Matches are played in doubles format as part of the Northwest Florida Tennis Association. Founded in 1983, the NWFTA has grown to 35 teams and approximately 650 players playing on clay courts at 13 clubs in the Emerald Coast area. “Sandestin has always been a beautiful place to play,” said Wendy Tarver, president of the NWFTA. Her organization uses dues and practice fees to raise money for donations to local schools. “This year, we’ve been able to donate $17,000 to the high schools and middle schools in Bay, Okaloosa and Walton counties,” Tarver said. “This was the first year we were able to include middle schools, and we’re very encouraged by this.” Michie volunteers as the coach for the South Walton High School girls tennis team, which practices at Sandestin. “We’re trying to grow young players who one day will take our place,” Michie said. “The money pays for equipment, practice balls and court time. Then, at the end of the season, students have to travel to district and regional matches, and there are trophies, and the money helps pay for a lot 22

of those things. I don’t know what we would do if we didn’t have some of the funds.” Guidelines for just who plays in which flight many involve rankings by the United States Tennis Association. “Part of what we do when the captains all meet is, we look at rankings by the USTA and from the local pro,” Michie said. “And then they determine what positions you play during the season. Then people begin to find their comfortable positions where they’re playing people of like skills. So it’s a process you work through.” Being a flight captain can involve dual challenges.
“From the captain’s perspective, it’s scheduling the rainout matches and trying to organize players on both teams who live very busy lives,” Michie said. “From the players’ perspective, it’s trying to decide where we’re going to eat lunch after the matches.” Gwen Pysh serves as Flight 2 captain of the Sandestin Heat. She says she and husband Bill found “the perfect match” with Sandestin since retiring here five years ago from the Pittsburgh area. “Living in Pittsburgh, you have harsh winters and beautiful summers,” Pysh said. “Our league tennis was through the summer months. But there were few outdoor courts.

She added that being a member of Sandestin’s tennis club and the NWFTA “is a wonderful way to meet people and keep active with a lifestyle that will keep you healthy.” Tennis demands mental as well as physical concentration, something that Pysh enjoys. “Staying calm during a quick intense point can be challenging for me,” Pysh said. “The emotions of the game are calm, aggressive and unassuming, which allows for many actions within a point that is full of excitement.” Strategy can be determined by whether an opponent is right-handed or left-handed — and age factors in as well — and Pysh’s summary was: “The game of tennis has many elements to the success of winning or surviving within a match.” Flight 3 Sandestin Slammers player Cindy Noblitt grew up in Birmingham, Alabama, but did not start playing tennis until she was in her 30s. “It’s good exercise and a great way to meet people,” Noblitt said. “I enjoy most the social aspect and getting to know a lot of different people. It seems I keep getting older, and other players keep getting younger.”
Noblitt is a retired educator and administrator and said she had been playing flights at Sandestin even before becoming a fulltime resident here about eight years ago. She mentioned one slight difference from USTA rules — if teams split the first two sets, they play a full third set instead of a tiebreaker. “It’s just the best way to meet people coming from all over the country in a new neighborhood,” Noblitt said. “It was the best thing for me, and it’s more than just tennis, it’s my social circle.” That would involve a “Girls Night Out” once a month, and “Sometimes we bring our husbands in for dinner,” Noblitt said. Flight 3 Sandestin Overserved captain Wendy Cleveland has been playing for about six years, but several injuries in recent months have put her on the sidelines. Cleveland started playing in the fifth grade growing up in Atlanta. Her experience here was the first time she had ever played doubles. “In a normal year, I would play three to four times a week,” Cleveland said. “I’d play more than that if I could.” So, what would be the best way for a newcomer to find out about the flights and the NWFTA? “Come in the Sandestin pro shop, ask around and see what happens,” Cleveland said. “The league here is more about fun and friendships than super competitive. It’s more about getting together with your friends and having a good time.”

HOME IMPROVEMENT
ARE YOU READY?
SANDESTIN WEATHERS THE STORMS Here’s what you need to know to prepare for a severe storm BY LIESEL SCHMIDT
L
iving along the Emerald Coast is a dream come true for many people, and for those who vacation here, it’s a slice of heaven on earth. As close to paradise as it might be with its sugary white sands and famously jewel-toned waters, there is one trade off that we all have to come to terms with: severe weather and storms. As severe weather of any kind approaches the coast, homeowners, business owners and hospitality management teams do their best to prepare so that damages are prevented. When it comes to properties with Sandestin Rental Management, owners can rest assured those preparations will be taken care of for them because Sandestin has a well-prepared and fully trained team available 24/7 to take care of everything that needs to be done in the event of a storm — before, during and after. Regardless of where in the country you might live, everyone knows how important an evacuation plan is for any type of emergency; but that’s especially true in the event of a storm — whether it’s a tropical storm, severe thunderstorm, high wind situation or a hurricane. Not having one in place can leave you scrambling to know what to do at the last minute, which could put you and your property in danger. Residents who live here all year long have a plan in place, but property owners who have rental homes or condos here on the Emerald Coast have to watch from afar and often wonder as a storm approaches. For these owners, it’s still important to have a plan in place; and fortunately for those with properties managed by Sandestin Rental Management, those plans and preparations are well in hand. 24

“We provided drone imagery within 24 hours of the storm to show our owners and guests the condition of our property.” — CELESTE MORALES, MARKETING MANAGER
It’s best to assume that your renters will be unfamiliar with what to do in severe weather conditions. They’ll rely on your plan to keep them safe, so be thorough in your details. “Provide a plan to your guests with a list of local emergency contacts,” says Sandestin Rental Management Director Lee Sailors. “Sandestin provides storm updates to guests using the in-room phone system and automated text service. During a mandatory evacuation, each property with an in-house guest is checked to make sure the guest has evacuated. The resort is shut down during a mandatory evacuation, but designated staff members remain on property in a secure location, no matter the severity of the storm.” It’s also critical to secure all loose items that you might have on your property. “All outdoor furniture should be secured or brought inside to keep it from becoming a potential missile during high winds,” Sailors advises. “When a storm is approaching, Sandestin stays in close communication with each home owners’ association, and when the time comes, the Sandestin team secures and brings everything inside at each property.” Doing so could mean all the difference in preventing major damage from your property or someone else’s. We all know the importance of staying up-to-date before, during and after severe weather of any kind, and Sandestin makes that process as uncomplicated as possible. “You should be in contact with the property management team and receive updates regularly. The Sandestin
A DRONE CAPTURES the look of Sandestin Resort on Oct. 12, 2018, two days after Hurricane Michael made landfall in Florida.
Rental Management team uses their e-mail distribution list to send owners updates on the storm status and evacuation plans, and while the individual managers are not always available due to preparing properties for the storm, the main office sends out communication to keep the rental owners
updated,” Sailors says. Having peace of mind about what’s going on is invaluable, so having access to updated information is extremely beneficial to owners who might be located in other parts of the state or the country. Being familiar with the details of your insurance coverage is another must that should be taken care of well in advance of a storm or severe weather. It’s important to know that your policy is fully up-to-date and to be aware of the specific details of what is covered in your policy — otherwise, you could be on the hook for some major financial blows if your property suffers damages or is destroyed. Once the situation has passed, Sandestin’s rental management team will go out and inspect the property for damage and report any issues they find along with pictures to the property owner. Quick recovery after a storm is important to your income as a rental property owner, but it’s also important to people you might not have considered: evacuees from other areas that were damaged during the storm as well as emergency workers who have come to the area to help the recovery process. They all need accommodations, which means your rental property will be in great demand. Sailors recommends that you have the property ready to rent once you’ve verified that your property did not sustain damage and has power. “Sandestin always prepares to re-open the resort immediately after a storm has passed and the property is thoroughly inspected for damage. Last year, after Hurricane Michael, the resort re-opened Thursday morning and was sold out by Friday,” Sailors reports. “We were able to accommodate disaster relief teams and evacuees due to our size and ability to recover quickly. That made a huge difference.” “Since Sandestin has an on-site marketing team, we provided drone imagery within 24 hours of the storm to show our owners and guests the condition of our property. We also stayed active on social media, providing live updates and answering questions during the storm and in the days after,” adds Marketing Manager Celeste Morales. Here along the coast, we know the importance of being prepared, and at Sandestin, those preparations are a part of their service — and a part of what makes their owners feel so secure. SANDESTIN.COM

— this ordinary life in their Burnt Pine home is not boring or mundane, it’s a blessing. That blessing goes double for Brian A retired U.S. Air Force senior airman, Brian was severely wounded in a rocket attack on Balad Air Base in Iraq. A return to a normal life is an opportunity to live with the ease and independence he wasn’t always sure would be possible after the injuries.

“Having this house, it gives you a sense of normalcy that you probably wouldn’t otherwise have,” said Brian, whose home was made possible by The Gary Sinise Foundation. “It’s great to have the house built around your accessibility needs.” And Brian’s needs are considerable. On Sept. 11, 2004, the security forces airman, then on his second deployment for Operation Iraqi Freedom, woke up in
AIR FORCE VETERAN Brian Kolfage, at left with wife Ashley and children Paris and Beckham, was injured during a tour in Iraq. A new specially designed home in Sandestin has made life easier for him and his family.
the afternoon — after working a night shift — and left his tent to get some water. He had only walked about 25 feet when a shell exploded about 3 feet away and threw him into the air. Instantly losing both legs and his right arm in the attack, Brian endured hours of surgery before being flown back to Walter Reed Army Medical Center in Washington, D.C. While Brian remained in a medically-induced coma for three weeks, his doctors prepared his family for the worst. Brian not only recovered, but he also left Walter Reed within 11 months — a feat fueled by faith, hope, an intense commitment to his physical therapy regimen and a fierce determination to live a full life. Although more than 14 years have passed since he was injured, living as a triple amputee presents physical and mental challenges that can last a lifetime. In 2014, Brian graduated from the University of Arizona with a degree in architecture, but he and Ashley weren’t happy in that area of the country. Their home wasn’t well suited for Brian, and the extreme heat and the desert didn’t provide him many opportunities for recreation. He was spending most of his days indoors, which simply wasn’t healthy. “We realized that just wasn’t going to be good for Brian,” said Ashley, 33. “And we knew we wanted to live in Florida or Hawaii.” Around that time, Brian and Ashley learned that the Gary Sinise Foundation had selected them to receive a specially adapted smart home. They hit the road and started exploring different parts of Florida, and they found exactly what they were looking for when they finally arrived at Sandestin and caught a glimpse of the Gulf of Mexico. “We stayed here for two weeks and loved it,” said Brian, 37, who grew up in Waikiki, Hawaii, and has always loved living by the water. “It was definitely the most beautiful beach I’d ever seen — I grew up in Galveston!” Ashley said. SUMMER 2019
In October 2016, their fourbedroom, three-bath house was dedicated in a special ceremony, and Brian, Ashley and Paris were officially moved in by early January 2017. Gary Sinise himself — who Brian had met years ago through his work with wounded veterans — even came for a visit. Ashley praised the actor and his foundation for their efforts to support wounded warriors who are trying to rebuild their lives. “We are extremely thankful for what they do for every veteran,” she said. Since then, the spacious and airy Mediterranean-style home has been a continual answer to many of the Kolfages’ prayers. “I think it’s mostly the little things that lots of people take for granted,” Brian said of his favorite features in the house. “It’s like having wide doorways for my wheelchair and having space to turn around — just little things like that.” He especially enjoys the master bath — the first bathroom space he’s been able to navigate easily since being injured. “I designed the shower,” he said. “It basically allows me to get in and out with ease. … I’ve never been able to do that before.” In addition to all of the house’s smart capabilities, it has several features that were added to accommodate Brian’s limited reach and movement. SANDESTIN LIVING
“My closet — the rack comes out and down,” he said. “It’s really nice. … And it’s the same with some of our cabinets. The shelving comes out and down to my level, which is really helpful.” Throughout the home — which includes a formal dining room, a family room and a playroom — Ashley and Brian have gone with a relaxed coastal vibe, decorating in light, calming colors. “It was totally finished, but we put our own stamp on it,” she said. “We spend a lot of time at home.” Their favorite place is the backyard — a space the two have worked hard to turn into their own little tropical oasis. It features two lanais, an outdoor kitchen and lots of space to chill. “We have a zero-entry pool,” she added. “There’s a hammock. It’s
a kid paradise and also an adult paradise.” For Brian, who is the main cook in the family, the outdoor space is perfect for grilling and entertaining friends or just enjoying a quiet supper with the family. “We both love to be outside,” Ashley said. “And the kids can just open the door and play all day.” While the home serves the entire family well on a practical level, it’s also allowed Brian to live more independently. “It’s a lot easier,” he said. “It’s nice not having to rely on someone else for everything. … It’s pretty important.” For Ashley, it’s been fun to watch Brian relax and feel capable in his own home. “He can do things for himself,” she said. “He can get around in

She has a soft spot in her heart for the folks at the Sandestin Beach Club, who built a special box to hold Brian’s beach wheelchair, which is equipped with tank-like tires. Brian, who is scuba-certified and enjoys swimming and fishing, also likes to take their boat out on sunny days.
“We like to go out and fish or ride around or go to Crab Island — just all the usual things,” he said. From their home in Burnt Pine, the Kolfages often drive their golf cart to get around the resort. “You have everything you need, so there’s really no reason to leave,” Ashley said. “Even for doctor’s appointments and grocery shopping, you can take the golf cart!” She and Brian are grateful to be raising Paris and Beckham in a place where they have so many opportunities to explore nature and enjoy just being kids.
For Ashley, it’s all part of a longterm plan. “That’s the goal — raise them in paradise, so they’ll never want to leave,” she said. “It’s very safe. You can let the kids run around and ride their bikes.” And it’s not only their home that makes Sandestin a great place to live. The people have also made a huge difference. “We have great neighbors,” said Ashley, who also looks forward to the annual summer visitors. “The security officers are like family. Everyone is so nice here.” For Brian, it’s a place to finally breath easy. “It’s great,” he said. “You have a peace of mind here that you probably don’t have in many other places.” SANDESTIN.COM
FROM THE POOL to the shower to the kitchen, almost every amenity in the home is specially adapted to help Brian Kolfage.

Rick Hughes Executive Director of Facilities and Rental Management
1. How long have you worked for Sandestin and what brought you here? I have been with Sandestin 4½ years. I was stationed here twice during my military career. Robyn and I really enjoyed the area, realizing that it was a wonderful area to start a second career.
2. When you are not working, what is your favorite thing to do? I enjoy riding my Indian Roadmaster with Robyn. However, now that I am a grandpa, I very much enjoy spending time with my granddaughter, Audrey Mae.
3. During your time with Sandestin, is there a particular moment that stands out for you? I was fortunate to be selected as the Circle of Excellence Award winner for 2016. A very close second was the opportunity to present the need and ultimately have approved the installation of a flagpole at the Welcome Center.
4. If there was one thing that you wish everyone knew about Sandestin, what would it be? Guests
5. Can you share a memorable experience where you or one of your team members went above and beyond to ensure guest satisfaction? Our

Since we were blessed to not be in the direct path, Sandestin was able to assist evacuees and arriving workers immediately after Hurricane Michael devastated our neighbors in Panama City and other communities to the east. YEAR-TO-DATE MARKET REVIEW
REAL ESTATE YEAR-IN-REVIEW SANDESTIN DIRECTOR’S NOTE
T
oday’s market is increasingly more competitive — not just between buyers and sellers, but also between the real estate professionals who represent them. There are many fewer properties to select from, and the most opportune time for buyers to begin their new home search — the summer — is often the worst for showing due to high occupancy. Summer is the season when everything that can be rented out generally IS rented out. How do you make this work for you? As a buyer — plan your trip well ahead of time and, if your sole purpose it to find a rental property, don’t plan it for a major holiday weekend. If you are a seller — make sure you entrust the sale of your property to a professional who knows every single in and out of the complexities of ownership in Sandestin and how to maneuver through the system to make sure you have the cleanest and easiest transaction possible. In addition to a real estate database of over 30,000 prospects, SRE has multiple points of contact within the resort and on the internet, where guests and visitors head first for their real estate needs. Here’s what my daddy always says — why would you take your Lexus to a KIA dealership to sell it?

After such a drastic increase in pricing in 2018, 2019 has started off much closer in line with 2017’s prices. With just over six months remaining in 2019, we could very well see an upwards adjustment through the summer months and end of the year – a trend that has proven true over the past few years.

2019 MARKET REVIEW DESTIN • SANDESTIN® • SOUTH WALTON • 30A WEST TO DESTIN
SANDESTIN®
EAST TO HWY 30A
The city of Destin, the “World’s Luckiest Fishing Village,” has a rich historical heritage. Captain Destin pioneered the fishing industry in the 1800s. Today, developed in consideration of supporting tourism, Destin’s beachfront accommodations include Emerald Towers, Holiday Isle, Jade East, Pelican Beach and Silver Shells, among many others. Emerald Bay, Kelly Plantation, Regatta Bay and Indian Bayou are among communities designed to enhance the residential lifestyle of its homeowners by surrounding beautiful homes with award-winning golf courses, lake views and bayfront luxury.
Sandestin Golf and Beach Resort, where so many come to play and stay for life, is a major destination for all seasons and all ages. With over 2,000 acres, Sandestin is comprised of over 70 unique neighborhoods of condominiums, villas, townhomes and estates being enjoyed as permanent residences and vacation homes. The resort features miles of pristine beach and bayfront, four championship golf courses, 15 world-class tennis courts, 4 resort swimming pools (and 15 private neighborhood pools), a 113-slip marina, fitness center and spa, and The Village of Baytowne Wharf, a charming pedestrian village with events, shopping, dining, family entertainment and nightlife.
These unique beach communities are not “official” cities, but they are very distinct and each touts a personality and atmosphere of its own: Seascape, Sandestin®, Miramar Beach, Dune Allen, Gulf Place, Santa Rosa Beach, Blue Mountain, Grayton Beach, WaterColor, Seaside,Seagrove, WaterSound, Seacrest, Alys Beach, Rosemary Beach and Inlet Beach. South Walton’s claim to fame is individuality. This expansive stretch of white sand and emerald waters is lined with cottages, condos and homes of all styles.

YEAR-TO-DATE MARKET REVIEW
DESTIN • SANDESTIN • SOUTH WALTON • 30A
Inventory for the area spanning the Destin Bridge to Point Washington continues to fall well into the second quarter of 2019 with a 4% decrease in both new and standing inventory. Notable exceptions were the increases in Santa Rosa Beach in all categories except vacant land. The overall median sales price is up 3% or just over $12,000. The market continues to be a sellers’ market with high demand and low inventory. ATTACHED SINGLE UNIT TOTAL ACTIVE Area
