Talib Bey #3 Let me take this time to introduce myself. My name is Talib Bey. I have lived here in Rochdale Village with my family since 1998. I always loved it here, but there were some things I felt needed augmentation, so that's why I aspired to become a board member. I am currently on the board of directors. During the first three years that I served, working along with other board members and management, we accomplished revitalized parks, cleaner buildings, beautification of the grounds, new benches and garbage cans, and the augmentation of our Public Safety Department. I have also worked with other board members to create substantial changes that enhanced our infrastructure. At that time, installed new boilers, revitalized our big mall, and rejuvenated our parking lots, just to name a few.
The experience I acquired while working for the Bureau of Forensics in a Maximum Security Facility for18 years, of which time I was the Sector president of the New York State Correction Officers and Police Association, sector president while with Council 82, together with my educational background MBA/MPA, (University of Phoenix 2007) and BS Legal Studies (NYC College of Technology 2002, Magna Cum Laude), have been paramount in my success in being of service here as well.
I have been an integral part in the growth and development of our Public Safety Department. I am proud to say the following arc some of the initiatives I have taken while I was the Chairperson of Public Safety Committee, to enhance the quality of life here at Rochdale and the well-being of the officers that protect us. The officers received New Bullet Proof vests, more trained Special Patrolmen (which is now done at an academy run by N.Y.S.), new uniforms, updated digital radios, new cars, a bike patrol and a salary- increase. Most importantly, I also helped to institute a Quality-of-Life Response team, which exceeded expectations. The improvement to our Public Safety department, increased the morale among our officers, which in turn increased the level of Rochdale village is a better place because of all these changes, job performance of our officers. As a second-generation resident who has spent more than four decades here, with approximately 25 members of my extended family living throughout Rochdale, the decisions we make affect my neighbors, my family, and a community that has shaped who I am.

Julia Hitt #6 My name is Julia Hitt, and I have lived in Rochdale Village since 1991. My four children grew up here and I currently have seven grandchildren. I hold a Bachelor of Science degree from Hunter College where I majored in Health Education and Psychology. I am seeking election to the Board of Directors because I would love to bring my years of experience as an advocate for families to our community.
My passion is advocating for families and youth. With over thirtyfive years of experience in advocacy, my commitment to community outreach, services and community partnerships make me an ideal candidate for the Board. As a resident of Rochdale Village for thirty-five years, I would love to see our beloved community continue to grow, develop and thrive.

Jean Randolph-Castro #2 Jean Randolph-Castro is a proud, dedicated cooperator of Rochdale Village for over 40 years. During that time, she devoted herself to strengthening the community, improving the quality of life for its more than 28,000 cooperators. She served for more than two decades on Rochdale Village Board of Directors. She served as former President and is now seeking to regain her seat on the Board. Ms. Castro is a hard-working, sincere, dedicated, and hands-on leader. She believes in being "boots on the ground" and getting the job done. Her primary goal is to work collaboratively with fellow Board members and elected officials to secure funding and identify new resources that will help keep Rochdale Village affordable while limiting or avoiding carrying- charge increases. As a middle-income cooperative, Rochdale Village is home to many retirees and cooperators experiencing financial hardship. She believes the community must continue finding creative ways to replenish revenue, expand resources, and protect affordability just as cooperators and leaders have done successfully in the past.

She also holds a RAM certification from the National Association of Housing Cooperatives, a nationally recognized credential in residential property management. A lifelong activist and community advocate, Ms. Castro has served as a Judicial Delegate for Queens County and worked through DC37 to advocate for fair wages and safe working conditions. She has also volunteered as an auxiliary police officer with the 113th Precinct and remains active in several community organizations. Her decades of service have earned her numerous honors from elected officials, civic organizations, educational institutions, and community leaders.

I am asking for your support and the opportunity to continue serving our community by listening to the concerns of our shareholders and bringing those concerns forward for discussion and resolution.
I also believe in communication and accountability. As a Board member, I will work to keep shareholders informed about issues that affect our community and encourage open and respectful communication between shareholders, the Board, and management.
Our community is going through many challenges, and I understand that change does not happen overnight. Some issues require time, patience, communication, and consistent follow-up. However, I believe that just because something takes time does not mean we should stop asking questions, seeking answers, or advocating for solutions.
I am committed to being a voice for our shareholders-not only when it is convenient, but when it matters.
If elected, I will make it a priority to listen to the concerns, complaints, suggestions, and ideas of our shareholders. I will do my best to follow up on those concerns and bring them before the Board so they can be properly addressed. I believe shareholders deserve to know that their voices are being heard and that their concerns are not simply being overlooked.

Alfred Smith #7 My name is Alfred E. Smith and since June 17, 1976, I have resided in Rochdale Village as a shareholder. I am asking for your support on October 7, 2026, to serve Rochdale Village as a newly elected Board of Director. In 2014, I first began my odyssey to serve the community I love - Rochdale Village. How Rochdale Village conducts the business of its shareholders has only gotten worse, not better; thus, my quest continues. I first began my campaign in 2014 because shareholders were being forced to either sign a new occupancy agreement or otherwise face eviction. While the majority shareholders signed the new occupancy agreement, it made it difficult for minority not to sign the new occupancy agreement. From 1976 to 2014, I was not made to sign nor were any changes made to occupancy agreement I originally signed in 1976. From 2014 to 2026, no other occupancy agreement was drafted; thus, what was the purpose for the occupancy agreement of 2014? The occupancy agreement forced upon shareholders include terms such as rent, lease, landlord, and company when referring to Rochdale Village rather than carrying charges,
occupancy agreement, and cooperative when referring to Rochdale Village. For those who don't understand, Rochdale Village is not rental property but rather a corporation; thus, there is no landlord and we are not tenants. We are shareholders of the corporation who pay carrying charges to the corporation, which is each shareholder's fair share of the corporation's operating expenses. Thus, shareholders elect a Board of Directors to hire and govern a property manager whose expertise then advises the Board of Directors of the needs and concerns required to provide and maintain a safe and healthy environment for the shareholders of the corporation to reside. As a result of the 2014 occupancy agreement, shareholders then became responsible for cooperators/ condominium insurance of which I never had a need for since 1976 but it saves Rochdale Village an expense at the cost of the shareholders. Do you know if you decide to move, it could cost you three months carrying charges if your unit is not occupied within 90 days. The occupancy agreement also places the cost of repairs on the shareholder rather than Rochdale Village. This was not the case prior to the occupancy agreement of 2014. While the occupancy agreement decreased Rochdale Village expenses, it increased the shareholders' expenses. The Board of Directors have served Rochdale Village for far too many years without illustrating any innovative ideas or vision of prosperity. They have facilitated loans in the amount of $80,000,000, $130,000,000, and lastly $195,000,000. The preceding loans were liquidated upon receiving the succeeding loans wherein the $80,000,00 loan was paid with the proceeds of the $130,000,000

Alfred Smith #7 Cont'd loan as the $130,000,000 loan was paid with the proceeds of the $195,000,000 loan. Thus, it is evident that Rochdale Village next loan will exceed $195,000,000 whereupon the proceeds of the next loan will liquidate the $195,000,000 loan. In fact, as a result of a $13,000,000 water bill yet unacceptability explained, management (then Summit) was considering refinancing the $195,000,000 to the tune of $339,000,000 as an option. By the way, how much money is currently owed on $195,000,000 and is Rochdale Village Inc. in danger of falling behind in its mortgage? In years past, the Board of Directors implemented loans rather than increasing carrying charges. As this was a good idea, it became a bad idea when the reason for the loans was not being achieved. Gentrification, the process by which Rochdale Village's character will be changed by wealthier people moving into Rochdale Village
whose sole purpose is to displace the current shareholders as they use their financial resources to legally seize neighborhood businesses only to inflate the cost of household necessities as they then become Board of Directors who are willing to increase the carrying charges they are able to pay that current shareholders are unable to afford; thus, Rochdale Village will cease to exist as we now know it. Do not fall asleep at the wheel. Don't think gentrification can happen? Think again! I encourage you to read Rochdale Village By-Laws Article Ill Section 2(b) which speaks to economical operation of Rochdale Village to obtain the lowest possible carrying charge and Article Vwhich speaks to a rebate of carrying charges after the payment of obligations, expenses, and taxes. The time has come to change the perspective of the Board of Directors.
Rev. Dr. Nikka Williams-Stenson #4 Rev. Dr. Nikka Williams – Stenson, (Hutcherson) LMSW, loves her community that she lives in and desires to see her community thrive and be a comforting source of life to all who reside here. Dr. Nikka Williams Stenson stands with the Rochdale community. Her slogan is: "For the people, with the people... of Rochdale." Dr. Williams-Stenson is a member of Christ Pentecostal Temple, Inc. where Bishop Dr. Derrick Farmer, is the Senior Pastor. In 2023 she was elevated to serve as one of the Assistant Pastors. Under Bishop Farmer's practical teaching and life changing preaching, he continues to instill the principals of God in her life. She completed her professional studies for a Bachelor of Science degree in criminal justice from St. John's University and a master's degree in social work from Stony Brook University, graduating cum laude. Furthering her borders and territory, in the summer of 2023, Dr. Williams-Stenson successfully defended her dissertation and earned her Ph. Din Organizational Leadership from Columbia International University. Dr. Williams-Stenson has launched Go, Grow & Glow, LLC, a faith-based counseling, and life coaching practice. Through this ministry and business her clients have spanned across the seas to Japan. In 2017, Dr. Williams - Stenson was inducted into Alpha Nu Omega, Inc., in which she served as the Vice President of the New York Alumni Chapter on the executive board. In March 2018, which is known as National Women's History Month, Dr. Williams-Stenson was honored by Beautiful Men & Women's Magazine as a phenomenal woman in her community. In July of 2018, she was certified as a life coach by Dr. Cheryll Holmes, a certified trainer of the John Maxwell Team School of Life Coaching.
In 2025, Dr. Williams-Stenson was invited to join the Jamaica hospital psychiatric team as one of their premier psychotherapists, holding her license in social work, LMSW. Dr. Williams-Stenson provides therapeutic services for those who need mental health peace. Within the Rochdale community, Dr. Williams-Stenson has served on the social service board for more than five years. She has also been a part of various community campaigns such as Black Lives Matter, distributing mask to the community during the COVID virus pandemic, and offering and leading prayer during community events. It is Dr. Williams-Stenson' s heart's desire to see Rochdale remain the jewel that it is. Her slogan, For the people, With the people... of Rochdale, speaks volumes as to where she desires to dedicate her service and be part of the growth and financial stability of our community. Affordability is very important and ensuring that the carrying charges remain manageable for the cooperators is a challenge is willing to face. To her, Rochdale has been a source of comfort, hope, peace, tranquility and simply home to our residents. It has been affordable and has provided necessary services and resources to the cooperators. She wants to work with other members to provide life transforming initiatives for the middle-aged cooperators, a group she believes is forgotten within our community. She intends to accomplish this by using the experiences she gained from serving on church boards, other not-for-profit organizations, and advocacy with elected city officials. She is committed to working with other members of the board to help with Rochdale's economic growth. She understands that is very important that the cooperators work in conjunction with the board to find innovative means to help Rochdale achieve its intended purpose, an affordable cooperative community where families are secured in their homes. Nikka, as she is affectionately called, asks for your support in electing her to board. Her educational background, experience from prior boards and community involvement will make her an excellent member. The Election Committee will have full authority over compliance with the rules of the election and the By-Laws of the Corporation as they pertain to the election, with the advice of General Counsel. 12) NOTICE OF ANNUAL MEETING AND ATTENDANCE BY PROXY: The Election Company will mail to each stockholder (one per apartment) on or about Friday August 28, 2026, the Notice of Annual Meeting and Attendance Proxy. The Attendance Proxy shall be made available by the election company the same day. The attendance proxy shall be returned directly to the Election Company up to 10:00 a.m. on Tuesday, October 6, 2026. It shall designate the Secretary of the Corporation to attend, for the sole purpose of establishing a quorum*. *Notwithstanding the Attendance by Proxy, a shareholder should vote either by a timely submitted Absentee Ballot or in person on Wednesday, October 7, 2026, but will not be counted twice towards a quorum. All proxies and/or Absentee Ballots must be enclosed in the envelope provided for that purpose and the envelope must be signed by the person attending by proxy and contain the Building and Apartment Number. 13) ABSENTEE VOTING: Absentee Ballots will be numbered and may not be reproduced. Absentee Ballots will contain the names of all nominees and proposed By-Law changes. Absentee ballots will be available starting September 7, 2026, and may be picked up at the Management office or hand delivered to a cooperator's residence upon request. Absentee Ballots may be revoked any time up to the close of the balloting by the person voting by machine. 14) CANDIDATES NIGHT: will be Thursday, September 10, 2026, at 7:00 p.m. as a hybrid meeting in person and/or via Zoom meeting or other acceptable platform. The Election Committee will determine the format for Candidates Night and will assign people as deemed necessary to assist in Candidates Night. 15) CANDIDATES & GROUPS SPONSORING CANDIDATES: may use the building bulletin boards for campaign literature commencing Friday August 28, 2026, and ending Tuesday, October 6, 2026, provided that prior to posting of any campaign literature, copies of same are submitted to the Management Office and notice given as to which bulletin board will be used. Building Community Rooms may be used for campaigning and fundraising activities. The Election Committee shall coordinate the use of the Building Community Rooms with the person(s) in charge of the Community Rooms so that they will be made available to the respective candidates.
No Officers of the Corporation, Board Members or candidates may appear in the Bulletin or the weekly sheets from Thursday, August 27, 2026, through Tuesday, October 6, 2026, excluding any reports they may issue as Officers and the minutes of the Corporation, except for the Special Election Edition and ads they may purchase in the normal course of business. 16) CAMPAIGN STANDARD OF CONDUCT: TThe posting of all campaign signs, literature and other material (posters, gummed stickers, etc.), in Rochdale is prohibited except on personal property with the owner’s permission. Residents, candidates and their supporters may remove any campaign material posted OUTSIDE the bulletin boards as a service to Rochdale Village. Candidates and groups sponsoring candidates are prohibited from removing opposing candidates/ groups literature from bulletin boards. 17) All authorized literature used or distributed by a candidate must have printed on the literature the name and address of the person or organization who issued such literature and in the case of an organization, the name of the Chairperson or President. 18) Campaign literature may be slipped under apartment doors and campaign handouts are permitted. 19) Board Members or candidates are not to be POLL WATCHERS. 20) No candidate or group sponsoring a candidate shall engage in electioneering or other campaign activities within 50 feet of the polling places on Election Day - Wednesday, October 7, 2026, between the hours of 6:00 a.m. and 9:00 p.m. or the second day of voting Thursday, October 8, 2026, between the hours of 3:00 p.m. and 9:00 p.m. Any electioneering and/or harassment of voters may result in appropriate action by the Election Committee. 21) An election bulletin will be published as soon as practical but no later than two (2) Fridays before the election.
