Get smart!

Experts offer tips on selecting the right home-site )` ,SPZL 9PSL`

ou’ve toured all the floorplans, laid out furniture in your head and imagined what Thanksgiving dinner would look like in your new kitchen. Now you need to select the home-site, often referred to as the “lot”. “Your home-site selection is one of your most important things to get started with because you can’t change it,” said Hal Looney, Arizona president of Shea Homes. “It’s not a paint color, it’s not a cabinet style. You can add on to your home some day, but there’s that old thing: location, location, location. It holds true when you’re selecting your home-site.” North, south, east or west “The first thing I’d want to know is how they [the homeowners] are going to use the home,” Looney said. “For example, are you going to be there three months out of the year or full-time? That’s particularly the case in Arizona. There are different orientations and you have to pick your home-site depending on how you want to live.” Ask your sales associate to take you on a tour of the community you’re considering purchasing your new home in so you can see in-person the homesites you’re considering. “Depending on the consumer, a westfacing yard with the sun setting on the yard might not be important, but to a winter visitor it is,” said Brad Schoenberg, Taylor Morrison Homes president. “It really comes down to understanding what the buyer is looking for. We always try to get the customer out to the lot [they’re considering building their new home on] to physically stand on the lot. It allows them to see what the view will look like, what the wall will look like and see how the footprint of the home will lay out.”

The great outdoors Often, how you intend to live outdoors will determine the type of home-site you want. If you intend to build a pool, a yard facing west or south will get more sunshine. If you’re a gardener, think about the type of sunlight your plants need. “In Arizona we find that people use their backyard as another living area because of our beautiful weather,” Looney said. “You really have to think about all the things you’re going to do in your yard [especially] from early October to May.” Homeowners also have to consider the physical layout of their preferred (LOCATION, LOCATION, LOCATION, continued on page NH7)

mart” home technology changes and improves so rapidly that there are more options available this year than there were even just last year. For example, now you can enhance your property’s security with an intercom/door camera solution and the opportunity to record activity on the property as it happens, said Marty Hayse, director of purchasing at Phoenix-based Dennis Sage Home Entertainment (DSHE). DSHE provides home automation services for dozens of local homebuilders including Maracay Homes, Lennar and Rosewood Homes. Another example: Teaming up with a company called SkyBell, Alarm.com has introduced a doorbell/camera interface that will populate on a smart device when the home’s resident is not able to answer the door. “It provides twoway communication, including audio, so you can give the impression that you’re home even if you’re not,” Hayse said. “A trend we’ve seen start to take off this year is voiceactivated smart-home technology,” said Frank Esquibel, vice president and chief security officer of Fountain Hills-based WiredUp Installation, a company that provides automation for homes and businesses. “Companies like Apple, Google and Samsung are all developing and marketing products that allow homeowners to speak to their home in order to control their home’s smart devices.” Numerous functions Aterra Designs, iWired and Safeguard are three companies that work with Toll Brothers’ homeowners to design home automation systems, said Kevin E. Rosinski, vice president of the Arizona Division for Toll Brothers, Inc. “Proper design, functionality and budgeting are critical to create the right space (SHYT JVT for each homeowner’s needs and lifestyle,” he said, adding that available options for home automation for Toll Brothers homebuyers include wireless security, lighting, heating, ventilation and air conditioning, audio/video, doorlatching devices, water sensor devices, driveway sensors, motion sensors and motorized window shades. Though some functions like audio/video, shade control and pool management are offered only through more advanced processors, Hayse said lighting control and automated front door locks are typically available in all levels of smart-home products.

Advances in technology Forgot to close your garage door when you left for work? It will automatically close when the app on your smartphone controlling your home’s automation recognizes that you are beyond the perimeter you’ve set. Or if you’ve forgotten to arm the security system before you leave, a geo-fence ensures arming the instant you get beyond an identified perimeter. “As we add more devices to our homes, coupled with the ability to control them from our phones and computers, we are seeing unprecedented growth,” said Dennis Sage, who established DSHE 21 years ago. “Safety leads the charge, with energy savings and convenience close behind.” Sometimes, Sage said, customers are confused by the “wired” vs. “wireless” option. “The value of hard-wiring your home is of utmost importance now more than ever before,” he said, “mainly because of the need for bandwidth for all of our devices.” Flexibility with pricing If you’re looking for the most economical option for creating a smart-home, $400 can buy a basic security system that can be upgraded later. At that price-point, you can expect a security panel, contacts for three doors, a motion detector and a key fob to arm and disarm the system, Sage said. A multi-functional system that includes security, lighting control, thermostat control, geo-fencing, pet tracking, garage door control and front door locks starts around the $2,500 range “for a system that gives good basic control and can be used as a building block for future additions,” Sage said. rom worry and trepidation to excitement and downright happiness, new-home buyers go through a flood of emotions. It comes with the territory when buying a home, often considered among the top 10 stressful things people face in life. However, you can turn down the tension a notch or two by following our experts’ advice on selecting some of the most important design and décor finishes and fixtures. And know this: even when you’re on a tight budget, there are numerous choices available. “Improvements to a kitchen or bathroom always give the most bang for the buck,” said Beth McGehee, principal at SB Design, Scottsdale, an interior design firm. “Those are areas of a home that show signs of aging in functionality and design.”

Technology and timelessness With technology changing so rapidly, it affects the kitchen and bathroom areas the most. For example, some new models of toilets now have self-opening and selfclosing lids as well as self-sanitizing bowls. Kitchen appliances are mostly digital as opposed to knobs and dials. Refrigerators have multiple doors to compartmentalize items and some feature built-in lifestyle computing capabilities allowing the user to streamline everyday activities such as programming a grocery list. Timeless materials are the way to go, according to Susan Hersker, ASID, owner of Design Directives, LLC, Scottsdale. “I wouldn’t be too trendy

with materials that are permanently installed in the home,” she said. “Instead, follow the trends with accent pillows and accessories, etc. You want your environment to be more enduring.” “There is a current trend toward solidsurface countertops,” McGehee said. Synthetic quartz resembles most natural materials including concrete, granite, slate and wood. Man-made quartz is a composite material made of ground-up natural stone with some types featuring shells and crystals. “This is a more contemporary look and can be similar in cost to some granites,” Hersker said. Flooring Affordability and lifestyle are what buyers should keep in mind with flooring according to McGehee. If buyers have large dogs or young children, they might want to stay away from dark wood floors or other dark surfaces that are more susceptible to scratching. A wood laminate or wood vinyl can be a great alternative. Quartzite, limestone and travertine are also popular with homeowners. “They’ve come a long way with porcelain tiles as well,” Hersker said. Some are larger format which offers a more uniform look and less grout. Travertine and porcelain are good options and are easily maintained with a damp mop.

Fixtures A traditional look is usually a safe choice when it comes to interior finishes, according to Jason Pacheco, director of operations, Greencraft Interiors, Phoenix, the official design partner for AV Homes. He said the most fashionable plumbing fixtures are bronze, chrome and satin nickel, with the latter being the most popular. Additional design items — such as lighting — tie into the more focal point items such as your flooring, granite and cabinets. Plumbing fixtures and lighting fixtures are often referred to as the jewelry part of your home. It is helpful to design professionals when clients do their research, according to Hersker. “It helps us better understand the vision they have for their home,” she said. “A good designer will help you make the best choices and help you avoid making costly mistakes.”

([SHUW DGYLFH Flooring, cabinetry and countertops are typically the first items you see when you walk into a home, according to Jason Pacheco, director of operations, Greencraft Interiors, Phoenix. )ORRULQJ “I recommend hard surfaces in the hallways, walkways, kitchen and dining room,” Pacheco said. “Limit carpet to bedrooms.” Tile lasts while carpet stains and shows traffic patterns, so you will have to replace carpet more frequently. &DELQHWU\ “Do things you won’t have to worry about after you close,” Pacheco said. It’s easy to change appliances or light fixtures after the flooring is put down, but it’s not the same for cabinets. “If you do it after you close, you are paying for tear out and install,” he noted. &RXQWHUWRSV “It’s preferred to put in granite and/or engineered countertops as they will last pretty much the life of the home,” Pacheco said. “While pricepoints vary for granite and engineeredstone countertops, maintenance and longevity remain the same between the two materials.” —Rhona Melsky

with credit and are more generous with debt-to-income ratio,” said Jeremy Schachter, mortgage advisor and branch manager at Pinnacle Capital Mortgage. “Typically, an FHA loan down-payment can be as low as 3.5 percent.” Funds collected for an FHA loan can come from the buyer’s own savings or can be gifted from a family member.

own-payments vary depending on the type of loan and can range from as little as zero to five percent of the total purchase price. There are also down-payment assistance programs available through state and government resources, meaning owning a new home can be a reality for many of today’s prospective buyers. Understanding down-payments Determining the down-payment amount depends on the type of loan that is selected. “The down-payment is an amount of equity the lender would like a borrower to put in,” said Chris Sailus, vice president and division manager at Washington Federal Bank. “The thought behind a down-payment is that it provides a cushion if the borrower has to quickly sell the property, or worst case scenario, if the lender has to take it back, the financial loss would be covered by the borrower’s initial equity.”

That loss usually includes what the lender would have to spend on real estate fees and property maintenance along with absorbing the depreciation of the home’s value. “The down-payment is essentially money that the borrower is bringing to the table to show that he or she is a strong buyer,” Sailus added. “If a buyer doesn’t have 20 percent for a down-payment, the lender will require private mortgage insurance which typically results in higher interest rates and monthly fees.”

Conventional loans A conventional loan is one that is not backed by the government and is often a good fit for borrowers with good credit who can qualify for lower interest rates. “A conventional loan normally requires a three- to five-percent down-payment, which is still very low,” Schachter said. “There are guidelines that must be met but there are also down-payment assistance programs available.” In Maricopa County, one such program — which is offered by the Arizona Housing Finance Authority (AzHFA), acting on behalf of the Arizona Department of Housing — assists creditworthy renters who can afford a mortgage but lack the resources for a down-payment. The AzHFA “HOME Plus” Home Loan Program provides an attractive 30-year fixed-rate mortgage with a down-payment assistance grant that can be used toward the downpayment and/or closing costs.

FHA loans Geared toward first-time homebuyers, FHA loans have been in existence since 1934 and are considered to be one of the most popular loan products. As part of the U.S. Department of Housing and Urban Development, these government-backed mortgage loans are insured by the Federal Housing Administration (FHA) and don’t require as much of a down-payment as other types of loans. “Often FHA loans are more lenient toward buyers who have had challenges

VA loans For eligible veterans of the military and their surviving spouses, a VA loan is a great mortgage option that requires a zero-percent down-payment. “This is the best loan program available because private mortgage insurance is not needed,” Schachter said. “Veterans simply have to prove their eligibility by contacting the U.S. Department of Veterans Affairs.” USDA loans The United States Department of Agriculture (USDA) offers loans with little or no down-payments for homebuyers wishing to purchase in a rural area and who have low to moderate income levels. In order to qualify for a USDA loan, a buyer must meet certain guidelines and the home must be located in an eligible rural area as defined by the USDA. “There are few areas in Maricopa County that meet these requirements, but more are available in the northern parts of the state,” Schachter said.

Shopping for a mortgage loan is just as important as shopping for a home. Whether you choose a bank loan, mortgage lender or broker, it’s a good idea to find a qualified mortgage professional to help you get the best deal. Other helpful tips include:

Don’t look at just the interest rate but also look at all the fees including points, origination fees and any other fees charged by the lender. Ask to see the complete Good Faith Estimate worksheet and make sure it itemizes all fees. Plan for costs that are not charged by the lender. This includes title insurance, real estate transfer taxes and required escrows for property taxes and

homeowner insurance.

Ways to title your home Evaluate your personal situation prior to making a purchase )` 4LNOHUU -PUU :LW\S]LKH

efore you close on a home, you must decide how you will hold title. Buyers often don’t give much thought as to how the deed is titled, which could have significant impact on the largest investment you’ll probably ever make. Because there are several ways to title a home — including joint tenancy, community property and sole ownership — it’s important to do research in advance and consult with a tax or legal advisor prior to completing a real estate transaction. ;OPURZ[VJR

Community Property Arizona is a community property state which means that anything earned in a marriage is divided equally. According to First American Title, property acquired by spouses is presumed to be community property unless legally specified otherwise. This means that each spouse evenly owns one half of the community property. “This particular way to hold title requires a probate hearing in the event of a death,” said Andy Fox of Pioneer Title Agency; Fox is also currently president of the Land Title Association of Arizona. Each interest in the property is considered separate but unified. Sole Ownership When an unmarried individual purchases a home, it is usually titled as sole ownership. The buyer has sole interest in the property and if he/she passes away, the property is included in the estate. “In certain circumstances, [one spouse of] a married couple who wants to own a separate property solely could do so only

after the [other] spouse signs the deed stating that he/she is not interested in the property,” Fox said.

Joint Tenancy Joint tenancy is one type of concurrent ownership in which two or more individuals own the property simultaneously. Joint tenants are not required to be married. “In joint tenancy, ownership interest must be equal,” said Dustin Gaskey, vice president at Fidelity National Title Agency. In the event of death, the estate is passed on to surviving joint tenants without the need for probate. Title Holding Trust Intended for individuals, groups of persons, corporations or a living trust, in a Title Holding Trust, ownership is a personal property interest and can be divided into any number of interests. “Once the loan is closed you can draft a deed to put the property in the trust because a trust is not an entity that can hold title on its own,” said Jeremy

Schachter, mortgage advisor and branch manager at Pinnacle Capital Mortgage. “Changing the title to a trust from a trustee is a quick process and can easily be recorded.” If a home is titled as a Title Holding Trust, the owner has the opportunity to be more specific about ways he/she would like to detail the estate.

Community Property With Right Of Survivorship As the most common way to title a home, Community Property With Right of Survivorship has all the benefits of Community Property but does not require a probate hearing in the event of a death. “If the home is titled as Community Property With Right of Survivorship, no court action is required to clear the title,” Fox said. Seek legal counsel Experts agree that buyers — especially first-time homebuyers and those who may be unfamiliar with the process — should consult with a tax advisor or an attorney in advance of a purchase to discuss the most appropriate way to title a home based on personal circumstances. “It’s important to speak with a tax advisor or lawyer so you can make an informed decision and have peace of mind knowing that everything will be properly handled,” Fox said.

Keep it cookin’ Today’s ranges and cooktops offer plenty of power for home chefs

et’s face it: for some time-sensitive folks, the microwave is where the majority of cooking takes place. However, for many families, the range or cooktop is still the most essential cooking appliance in the kitchen. Ergo, it’s no wonder that homebuilders pay such close attention to offering the latest technology when it comes to cooktops and ranges in their new homes. And with all those features comes a variety of choices — e.g., gas or electric? Induction or griddles? The answers, of course, depend on the options offered by your new-home builder as well as what culinary amenities appeal to the chief cook in the family. Gas or electric One of the first decisions any homeowner must make about their cooking device is whether it will be gas or electric. Some new-home builders offer a choice between the two, others offer one as standard with

the other as an upgrade, while some don’t offer a choice — they’re either gas or electric depending on how the particular community is serviced by the local utility company. Therefore, before you start envisioning your new kitchen, make sure you know what options are available in your new home. “We have two choices with your heating element: it’s either a gas cooktop — which is the one that has the industrial-looking grates — or an electric cooktop which is the smooth glass cooktop,” said Julia Gaskill, Maracay Homes’ Design Studio manager. “Gas is the most popular — if you talk to anyone in the cooking or restaurant industry, gas is the method they use. It tends to offer more even cooking and it gives a nice industrial look, too.” Of course, there are plenty of home chefs who are fiercely loyal to electric cooktops, preferring the sleek look, quick heating elements and easy cleaning. Cooktops or ranges Generally, a builder will include a range — a single appliance with a cooktop and oven — for kitchens that do not include a wall oven. Cooktops are usually offered when a wall oven is built into the design. “It depends on the community, but Maracay offers slide-in ranges — where

your oven and cooktop are one unit — as well as drop-in cooktops which is essentially when you have a wall oven plus a cooktop that’s nestled into a countertop,” Gaskill said. No matter the type of power supply, standard cooktops and ranges are typically 36 inches wide — the exception being gourmet-style ranges by brands such as Wolf, Viking or SubZero, which generally are 48 inches wide. What’s new? Plain and simple, cooking just isn’t what it used to be. Easier cleaning, faster heating elements and sleeker designs are all expected with a brand-new cooktop or range. “Maytag brand has invested in power features allowing consumers to boil, sear and reheat with confidence,” said Michael Ledford, senior product development manager for Whirlpool. “Whirlpool brand has launched full-depth front-control ranges that allow consumers to get a builtin look without the hassle of a built-in installation.” Induction cooking, which is faster than traditional heating, also is a popular feature that makes some cooks choose electric cooktops. Meanwhile, with gas ranges and cooktops, there often are

Things to think about In the end, experts say, the choice comes down to the primary cook’s personal preferences as well as whether gas or electric service — or both — is offered in your community. In addition, Ledford recommends that new-home buyers should think about attributes such as clean-ability and even-heating for both the cooktop and the oven. “The next time you’re making some of your favorite dishes, take note to anything you particularly like or dislike,” he said. “Look for features that deliver to those points.”

Slate, a gray-like color that has the same texture as black appliances, offers a stainless-steel-like look that is described as being much easier to keep clean than stainless steel. Also, Whirlpool is releasing a “black stainless” finish that’s described as a fingerprint-resistant stainless steel. Premium location One additional factor that buyers need to consider is a “lot premiumâ€?. Some homesites are considered “standardâ€? — in other words, there is no additional cost for the home-site. But premium sites — those that might be larger, have a premium location, a preferred view or fewer neighbors — can have an additional cost ranging from a few thousand to tens of thousands of dollars. Homeowners who need the space for an extra-large backyard or plan on

While the extra investment for a preferred home-site will add to the cost of the home, it also could add to the value of the home. :OLH /VTLZ “What we find is that in the resale market, the values hold up,
