The Internet superhighway ride will be faster and wider, with more and more apps and opportunities. The Internet of Things, which is enhancing our home lives through interconnectivity, is moving ahead briskly. “As technology continues to accelerate, with smart phones, smart toilets, smart refrigerators, smart lights, smart thermostats, so, too, does the demand for energy,� said Nikal Conti, one of three PHX Architecture principals in Scottsdale. August, for example, was one of the hottest ever in the Valley, and the summerlike weather didn’t end until almost a month after fall began. “Designs in the future will need to reduce power consumption through the use of continually improving glass, insulation, coatings and materials,� she said. At the same time, we will need to save or recycle water and, if possible, our buildings will generate their own power, with state-of-the-art battery storage. “The idea of being ‘off the grid’ is more and more appealing, and, as designers, we need to quickly assimilate new materials, methods and technology, then synthesize them into appealing design solutions,� she said. For example, solar panels can become more than attachments to the building, forming the very walls and roofs. In fact, many homes carry enough arrays to cover the entire roof, and, because of their low profile, are attractive, especially if you are a proponent of sustainability and enjoy seeing the sun harvested.

Call them the “turtle� generation, carrying their belongings with them. Millennials — those born between the early 1980s and the early 2000s, approximately — are a mobile generation, according to a study released in March by the U.S. Census Bureau. Only about 24 percent of the total population, they make up over 40 percent of movers between 2007 and 2012. They’re moving for lots of reasons: a better apartment; a job; education; a new city with a more attractive lifestyle. “Young adults are highly mobile,� says Joe Cortright of City Observatory, a Portland, Ore.-based urban think tank. “They’re voting with their feet for the kinds of metropolitan areas and neighborhoods they want to live in.� They’re all about carrying a limited number of possessions, says Rebecca Ryan, economist and futurist at Next Generation Consulting in Madison, Wisconsin. “They don’t want to live in a big house; they want to have a big life,� she says. “And part of that is living minimally, so they have as much flexibility as possible.� So for them — or anyone wanting to keep the moving truck fees to a minimum and still have a smart-looking home — what are some options?

After we closed escrow and moved into our new home, we discovered that an outside wall was in the wrong location per the plans and specifications for our new home. As a result, there is less square footage of living area. The homebuilder has refused to talk to us. Has the homebuilder breached the purchase contract? What are our damages? An s w er : A homebuilder will be liable for breach of the purchase contract if the new home contains substantially less square footage of living area than stated in the plans and specifications. The Arizona Court of Appeals has ruled that the homebuilder breached a purchase contract when the square footage of the new house under the plans and specifications was to be 2,089 square feet, but the actual square footage was 1,793 square feet. Your damages would be the value of the lost square footage. For example, if the cost of construction is $100 per square foot and you lost 200 square feet, your damages would be $20,000. If a house being purchased is not new, however, the standard purchase contract for resale houses states in capitalized bold print that the buyer must verify the square footage during the 10-day inspection period. Her firm, for instance, is designing a home that will approach construction phase in about a year and a half, and such technology as Tesla Powerwalls is being incorporated. Based on the work of Nicolai Tesla, the home battery will store energy generated from solar panels or when utility rates are low, as well as protect against power outages with backup electricity. “A home could be completely ‘off the grid’ in the future when paired with solar panels,� she said. “This is a product no one has seen yet, but we are accommodating it now for use when the project comes on line.� Increasingly, we want our homes to be theaterlike. We don’t necessarily need dedicated media rooms, but we want the experience of sports and the excitement of an action flick in the highest definition we can afford. “It certainly seems like the trend of bigger displays, better video quality and Ultra HD streaming content is going to continue. While 4K has yet to capture a share of the market, the tidal wave is certainly coming,� says Chris Matthews, president of Scottsdale’s Acoustic Designs, which specializes in home-theater and home-automation systems with smart-phone control. He sees HD laser projectors, and, soon, cheaper knock-offs, making a

Compare the cost of a 105-inch Samsung 4K LED TV ($120,000 plus the $5,000 specialty mount) with a Sony 4K Rear Projection Laser projector coupled with a 120-inch specialty screen ($50,000 and $8,000). “You can actually get a larger and equally good projector and screen for roughly half the cost of the brand-name TV,� he said. “When it comes to Ultra HD video, the buzz is already out there about 8K and what it will offer in the distant future. We all know how the video manufacturers work: They create a buzz (it’s 4K now), sell the buzz for three to five years and while the buzz is still hot, then they start hyping the next advancement to keep the consumer buying and interested in the next latest and greatest thing. HD video definitely drives new sales opportunities in the luxury residential marketplace.� People with the wherewithal want bigger TVs and theater screens. “It used to be that you had to have a dedicated home theater to have a big screen, but technology has advanced so that it is now affordable to have a 100inch-plus screen and a projector in the family room,� he said. He added that dedicated home theaters have made a comeback because advancing projector technology has made them affordable for more pockets. From and to everywhere, we have new friends. “With the advancement of supercomputing, cloud computing and artificial intelligence, it won’t be long before homes come equipped with an embedded digital assistant similar to Apple’s Siri or Microsoft’s Cortana,� said Jerry Meek,

So, too, with Siri: Your voice is your fastest route to booking dinner, checking on a movie you might want to see, or even seeing Orion. Wi-Fi-ready notification devices similar to Amazon’s Dash Button are up the road, too. They’ll tell you or your homemanagement service, if a component needs service and automatically alert professionals of a potential problem even before you’re aware an appliance needs it, Meek said. Touchless control is also just up the road. “Voice commands are certainly here today, but for home automation it doesn’t really provide the experience people really want,� said Michelle Baker, regional manager for Rockleigh, N.J.-based Crestron, an industry IoT leader. On your phone or in your car, you still need to press a button to activate voice recognition, and in the home, with a single button press you can lower the shades, dim the lights, set back the temperature, arm the alarm, turn on the TV and start a movie. “But what if you could just walk into a room, and ‘the room’ already knows who you are, what you want to do and does it automatically without your touching anything or saying anything?� she said. “That’s the ultimate automation experience, and that’s what’s coming, and soon.�

My landlord does not fix anything in my apartment. A faucet is broken and the hot water heater doesn’t even work. I am not going to pay my rent until the landlord takes care of these problems. Is that okay?

No. Pay the rent. Serve a written 5-Day Notice to the landlord explaining exactly what the problems are. The landlord will then have 5 days to actually fix the problems, if the problems are related to health or safety. If the landlord does not fix the problems within 5 days, then you may terminate the lease agreement, vacate the property and seek damages from the landlord or deliver (1) a 10-Day Notice outlining repairs needed, (2) provide a lien waiver for the landlord, and (3) hire a licensed contractor to do the work and then you can deduct from rent the actual reasonable cost of the work up to one-half months rent. You may also recover damages for the breech by the landlord. Remember, that this remedy is only available if the repairs that are needed are not the result of the tenant’s deliberate and negligent actions or omissions. Therefore, you have some hoops to jump through, but if you follow the steps properly pursuant to A.R.S. 33-1324, 1361, 1363 and 1364, you have statutory rights.

to determine if it’s time for y ou to quit smoking
Apartment communities are quitting smoking all across the state, and maybe it’s time for you to consider being a quitter, too. Every year, the American Cancer Society teams up with local health agencies for the national Great American Smokeout, a day encouraging smokers to quit smoking for at least 24 hours.
The Arizona Department of Health Services offers free resources through their ASHLine, a coaching service, and access to nicotine replacement therapies. Smokers can simply call 1-800-5566222 for help. For smokers living in apartment communities, particularly those that have adopted smoke-free policies, the habit can make hanging out at home a hassle. More apartment communities are of-
fering residents a healthier lifestyle that’s smoke-free, protecting their residents from second-hand smoke and keeping the common areas cleaner. In partnership with Maricopa County and Arizona Department of Health Services, the Arizona Multihousing Association has been working with apartment community managers to transition more homes to smoke-free living. Ashline.org offers a wide array of
free resources to help smokers quit, including web-based support, free coaching, free and reduced-cost therapies, and more. There’s even an app for iPhone users. Like any behavioral change, it can be easier to set a goal date. The Great American Smokeout on Thursday, Nov. 19 can be that date for you.
