Online tool lets buyers see history of remodels

Realtor.com and home-improvement site Porch.com have teamed up to offer a new tool that will provide information about the remodeling history of houses listed on the Realtor.com site. The Porch Home and Neighborhood Report, which is available on Realtor.com, typically includes home-improvement projects, costs, photos and the names of the contractors who worked on the house. The information is pulled from city permit departments, materials suppliers, professional associations, real-estate agents and homeowners. “For millions of people, the home is the biggest investment they will ever make,” says Matt Ehrlichman, CEO of Seattle-based Porch. “We believe everyone should have easy and transparent access to data and insights that matter most so they can make good, informed decisions.” Go to the website and search for houses for sale. Scroll down on the listing to “Home Improvements and Renovations.” The report is sent via e-mail. Of course, the service also provides Realtor.com and its many members with the emails of people potentially searching for houses in a specific area. The Porch report includes a summary of home-improvement projects and the costs of the work in the neighborhood of the house for sale. Buying title insurance is essential

Home prices and features vary by neighborhood. Here are two examples of what you can buy for around $270,000.

Baghai of Toronto, as principal of 05011514 Nevada Corp., paid cash for a 7,905square-foot house with pool built in 2004 alongside the Desert Mountain Golf Club Renegade Course in Scottsdale. The house was sold by Ira Edelson through his trusts. Edelson is president of Transcap Trade Financial in Northbrook, Ill., a wholly owned subsidiary of Transcap Associates Inc., which he co-founded in 1991.

Question: I recently got married and I want to add my wife to the title to my Sedona home. I have filled out a quit claim deed (which I purchased at a local stationery store) naming my wife and myself as owners by community property with right of survivorship. If I record this quit claim deed, do I need new title insurance, or does my old title insurance continue to afford coverage? Answer: My general rule is that any transfer of an interest in real property should have the protection of title insurance coverage. Although you already have title insurance coverage on your Sedona home, this title insurance coverage does not extend to your new wife. For example, if your wife has judgment liens from credit-card companies, these judgment liens will attach to your Sedona home when your wife’s name is added to the title. Unlike other types of insurance, such as fire insurance and life insurance, which insure against future events, title insurance insures against past events, namely, events that occurred before the issuance of the title insurance policy. For example, discovery of a forged deed 20 years ago would be covered by the titleinsurance policy of the current owner. Therefore, I would suggest that you purchase a title-insurance policy insuring both you and your wife when the quit claim deed to you and your wife is recorded. If you use the title-insurance company that issued you the original title-insurance policy on your Sedona home, the cost may be minimal.

Unlimited funds would certainly open up possibilities for purchasing a home. But most people are restricted in what they can pay, limiting their choices. With nearly 27,000 homes on the market in the Valley now, there are still plenty of properties to choose from. One of the first things that real-estate agent Kimberly Chestone does with clients is send them to a mortgage broker or banker to get qualified for a loan. “It’s obviously important. It helps me fit them with the home they want and with what they can afford,” said Chestone of Montebello Fine Properties.

Figuring out what is important in a house is not only helpful but absolutely necessary. Do you want a modern or historical home? Are you looking for a two-story or a single-level? Is a pool a priority? Mary Frances Coleman, a Realtor for nearly 20 years,

Location makes a difference for many buyers. But here again, buyers need to understand why a particular location has appeal. If it is because the area is near work, that may be a fixed factor. But if family members think they need to live in a spe-

cific school district, they should think again. Arizona’s open-enrollment policy allows students to live outside of a district and still attend the school of their choice. If buyers like a home’s proximity to fine restaurants and upscale shops, they can get that in Scottsdale or the Arcadia area of Phoenix. But buying in Chandler will give them all of that plus more for their money, and enough left over to spend at the area’s restaurants and shops. Location was important to Chris Spiekerman, who grew up under the shadow of Camelback Mountain and wanted his three children to do the same. The Spiekermans recently purchased what they hope will be their perfect home (after minor renovations) in Arcadia. “We have three growing kids, so we needed more living space,” said Tiffany Spiekerman, who upsized from a 2,200- to a 3,200-square-foot home. “We were looking for a family-friendly neighborhood, with close proximity to school, our kids’ sports and social activities. It (our new home) fit all the categories we were looking for.”

Is bigger better?

Coleman has a word of warning for clients who equate size with status. “I caution clients that they will grow to fit the size of their fish bowl,” said Coleman, an

associate broker who also speaks on real-estate matters. “If they have a 4,000-squarefoot house, they are going to grow to have 4,000-squarefeet worth of stuff. It’s something to take into consideration.” Buyers should not limit themselves to square footage when thinking about size. A larger house may have a lot of wasted space, while a smaller home with a great floor plan may make very good use of space.

Want vs. need

It’s that same conversation your parents had with you all over again: understanding the difference between a want and a need. Coleman had a client who was a car buff, and for him, extra garages were definitely a need. If fitness is a priority, being near a green belt or park may be a need. Consider those things essential to everyday life when sorting through wants and needs. One person’s pleasure (a 1-acre lot) is another’s pain (mowing the lawn), but it is all part of the prioritizing that takes place throughout the homebuying process. How affordable?

New data from real-estate research firm and brokerage Zillow shows on average Valley homeowners are spending $741, or 16.6 percent of their monthly income, on mortgage payments. About 55 percent of the houses on the market in metro Phoenix are affordable based on the area’s average household income. Miami, Fla., is the toughest market for average homebuyers, with 62.4 percent of the houses listed for sale considered unaffordable, according to Zillow. Los Angeles is next at 57.2 percent, followed by San Diego with 55.3 percent. About half of the houses for sale in Denver and Portland, Ore., are priced too high for the typical buyer, according to Zillow. Safety around pools should be priority for adults and children Swimming pools are one of an apartment community’s best amenities, and they are popular destinations as temperature creep past 100 degrees. That said, every year, firefighters and associations remind us that pools also pose big safety risks. Already this year,11drown-

ing deaths have been reported in Maricopa and Pinal counties, according to Children’s Safety Zone. When you have numerous swimmers and residents sharing a pool, these safety measures must be followed: » Children must be attended by an adult at all times. Even kids who can swim need to be supervised, and adults should implement a “buddy

system,” so swimmers can help track each other. » Find out whether your complex allows food or beverages near the pool. Most apartments do not allow glass bottles around the pool. Alcohol, especially when mixed with sun exposure, can create a very dangerous situation. » Swimming in these pools is at your own risk. There are no lifeguards, so it’s important

to use extra care. Look around and know where the pool safety gear is located, just in case. » Be sure to close and secure all gates to the pool area, so unsupervised children cannot gain access to the water. Salt River Project, the Arizona Multihousing Association and the Drowning Prevention Coalition of Arizona have joined forces to highlight the critical need for community

RENTER’S Legal Q & A Editor’s note:

Question: I have lived at the same apartment community

for over 17 years. They are now in the process of renovating and are not giving current residents fair options. I was presented a link to renew my lease for 15 months at approx. $980/month on Feb 12th. I called and left a message that I was taking that offer and would e-sign the lease after I read it. The next day, the link was gone and a new one replaced it with the only option being a month-to-month lease at over $1500/month. I contacted the district office and received yet a third scenario. I have spoken with many neighbors and all have different yet equally disturbing stories of lease renewal options. One was told they could leave their apartment and return after the renovations but would incur a very high nonrefundable deposit to hold the unit for them although they’ve been leasing it for 5 years. I find this whole situation deplorable and cannot fathom how they can insist you pay rent during a renovation that leaves you homeless for two weeks or more. I was told I’d have to relinquish all keys and rights to my apartment during the renovation. How can this be legal? Answer: With regard to your concerns pertaining to renewal options, your landlord is free to set the rental rate at whatever rate he or she deems fit. This is the benefit of owning rental property. Should you not agree with the proposed rent, you can always inquire into the possibility of another rental rate or decline your landlord’s renewal offer and vacate the premises at the conclusion of your original lease term. In terms of the renovations, it is unlikely that your landlord will agree to allow you to maintain possession of the keys so as to ensure that you will not be able to gain access to the apartment during the course of the renovations for obvious safety reasons. With regard to your displacement during the renovations, you are entitled to request substitute housing (i.e. a hotel room) or ask for a diminution in rent for the days that you are displaced during the course of the renovations.
