ometimes the home-buying process seems like a track and field event: there are hurdles, sprints, false-starts, competitors, wins and losses. And when you’re ready to sign on the dotted line? Long jumps, as in “dealing with this pile of papers is going to take a long time. Sitting with the escrow officer, it can be tough to see the finish line. “You walk into a half-inch stack of stuff and you’re thinking, ‘Wow, what’s important?’, said Greg Gale, vice president, branch manager and senior loan officer for Nova Home Loans in Scottsdale. Of course, all of the documents are important, Gale said. So buyers eager to get their hands on the keys to their new home simply have to power through. Here are six things to know.

While that’s still true to an extent, the reasons buyers choose to live in a golf course community today are often more related to the scenic views and a relaxed lifestyle provided by the open landscaping of a golf course than necessarily by plans to regularly play nine or 18 holes. nown for its breathtaking mountain views, abundant outdoor recreational activities, shopping, dining and entertainment venues, the Southwest Valley encompasses a number of cities and towns including Avondale, Tolleson, Buckeye, Goodyear and Litchfield Park. Considered to be one of the fastest growing areas in Maricopa County, it’s no surprise that more people are choosing to call the Southwest Valley home. 9DULHW\ RI RSWLRQV DQG SULFH SRLQWV Builders like AV Homes are attracted to the Southwest Valley because buyers in the area can more affordably purchase a new home. “We’ve been concentrating on offering different price-points for move-up buyers who currently own but may be looking for a larger home, along with the activeadult community, said Steve Snoddy, vice president of sales for AV Homes. “Variety
is what we’re trying to provide to our consumers. AV Homes has seven communities in the Southwest Valley including Glen River at Canyon Trails in Goodyear and The Village at Litchfield Park. Also in Goodyear is CantaMia at Estrella, an AV Homes’ 55-plus gated master-planned community for active adults. Mattamy Homes is another builder constructing new homes in the Southwest Valley and will soon open The Cove at Palm Valley North in Litchfield Park, a unique patio-home collection. “We’ll be offering 48 patio-homes as a part of this community, bringing a new product to the market, said Nicole Stanton, director of marketing for Mattamy Homes. “We think this exciting product line will be highly appealing to people seeking low-maintenance living. Stanton added that because there are age-restricted communities adjacent to Palm Valley, the product style, floor plan

sizes and configurations, amenities and price-point position will most likely draw move-down buyers, retirees, pre-retirees and seasonal buyers both locally and outof-state. Mattamy Homes also offers new homes in the Heritage District located within the popular community of Verrado, a DMB property in Buckeye featuring parks and nature trails, outdoor ramadas, golf courses, resort-style pools, a fitness center and a clubhouse. Other builders, such as Meritage Homes, have determined that buyers in the Southwest Valley desire more useable space. “The layout of the home as well as the wideness of the lot is important to our buyers and part of the thought that goes into the home-sites we choose to develop, said Christy Braford, sales manager, Phoenix division, for Meritage Homes. “In this particular part of the Valley we offer a variety of floor plans, price ranges, exterior elevations and color schemes to give some individuality to our homes. This is especially evident in the upcoming master-planned communities of Sienna Hills and Watson Estates in Buckeye and the Live. Now product, a new series that will offer a more urban feel.

boating, kayaking, jet skiing and fishing. Meritage Homes has taken these hobbies into consideration when designing Almeria at Sedella, a new community in Goodyear that includes RV garages. “This is a great option for people to securely store outdoor equipment and small-engine vehicles, Braford said. “Approximately 30 percent of buyers in this community are opting for an RV garage. For those who want to take advantage of all the natural desert has to offer, the Southwest Valley boasts several large parks such as the 8,700-acre Skyline Regional Park in Buckeye which includes 27 miles of trails for walking, biking and horseback riding, along with camping, guided nature hikes and stargazing. Southwest Valley residents also enjoy proximity to Estrella Mountain Regional Park in Goodyear, the second-largest park in the Maricopa County park system, featuring 19,840 acres of multiuse space including a major competitive mountain biking track, an 18-hole golf course and a recreation center with playground equipment, volleyball areas and picnic areas with ramadas. oday’s families are much more varied than the traditional mom+dad+2.5 kids scenario: there are child-free couples, adults with still-at-home kids who are welcoming grandma and grandpa back into the home, retirees enjoying their golden years, and empty-nesters who weren’t counting on their adult kids moving back in. There are no rules, it seems, except being prepared for anything. One area where families of any size and/or shape can plan for the future is home accessibility — the features and design that make it easier to live independently with a short- or long-term disability or with issues that affect some aging adults. We talked to Jennifer Longdon, an accessible housing advocate, to find out what homeowners should think about when preparing to make their homes accessible.

ince Arizona is a desert some people think the dirt is too compact and that termites cannot get through, especially in Phoenix because the weather is so hot, according to Leo Gomes, the Phoenix, Northern Arizona and Utah district manager for Truly Nolen pest control company. Not true. <HV WKH\¡UH QDWLYH “Most people don’t realize that the Phoenix metropolitan area is one of the highest [areas] in the country for subterranean termites,â€? said Jeff Miklus, general manager, Budget Brothers Termite & Pest Elimination, Phoenix. Lots from 6,000 square-feet to 10,000 square-feet can be home to two dozen or more different termite colonies. Gomes believes since the Phoenix area has expanded so much over the past 30 to 40 years it has provided termites with plenty of free food. 6XEWHUUDQHDQ DQG GU\ ZRRG There are two kinds of termites: subterranean and dry wood, both of which are found in Arizona. Subterranean termites cannot survive sun exposure and dwell underground. The first obvious signs are mud-tubes which are typically found alongside the stem wall of the concrete base of a home. Mud-tubes can also be seen along the baseboard areas inside homes and along ceilings. Dry wood termites fly and can enter an attic, infiltrating walls where they can start a colony. Subterranean termites can enter your home numerous different ways by building tubes made from mud — then

$Q RXQFH RI SUHYHQWLRQ Before a homebuyer takes ownership, AV Homes administers one more treatment around the exterior of the foundation. “The pretreat company literally digs a trench along the exterior foundation edge all the way around the home, Palmer said. More of the same termiticide is added in the trench, which fills up and soaks down into the foundation and soil. “As long as that is maintained, the homeowner shouldn’t have any issues for quite a while. AV Homes advises homeowners to receive regular maintenance every couple of months to prevent future termite issues; they also advise homeowners to do their own research. “Know what termite mudtubes look like, Palmer said, emphasizing the importance of recognizing what could be a “termite superhighway going right into your house. Even when a home has been treated, there is no guarantee a home won’t be infected or reinfested. “The No. 1 thing I recommend is calling a pest control operator to at least do a free inspection once a year, Gomes said. “It’s better to be safe than sorry.

once they enter they will start mixing the mud and drywall from your home. “They are pretty clever, Miklus said. There can be anywhere from two or three colonies up to 20 per acre in areas with a high termite population. Hot water and aerosol insecticides can kill termites but in order to get effective control you need a systemic insecticide, Gomes said, whereby the termites will share the insecticide with the rest of their colony, in effect killing the colony. This
barrier treatment is recommended with an inspection once a year, according to Gomes. “It’s an annual renewal investment, like homeowner’s insurance, he added. 'LOLJHQW WUHDWPHQWV New homes in Arizona are required to have a termite pretreatment, Gomes said. This consists of a soil treatment applied before the slab is poured, typically including a five-year warranty. “You have to be really diligent in the way you build a home to head them off, said Dennis Palmer, vice president of operations at AV Homes. The company uses a liquid termiticide on all its homes that is applied the day before the concrete foundation is poured.
Termites live one to two years on average.
•
There are more than 15 species of termites in Arizona.
•
There are several different colonies on an average lot.
•
Termites do not infest live wood. Any type of dead wood debris from a planter to a dead tree is free food for subterranean termites.
•
If you have wood (such as fireplace wood) that sits around for more than six months, beware — you probably have a termite problem.
•
All termites swarm and will fly to start a new colony.

lant what you like to eat. That’s the advice of landscape professionals when it comes to citrus trees. “Most types do well here and will give you more fruit than you can use,” noted Jay Harper, owner of Harper’s Nursery Landscape Company, Inc. According to Harper, this holds true for everything from orange, grapefruit and tangerine trees, to lime, lemon and even pink lemon trees. Of course, some varieties fare better than others. “Valencia and Arizona Sweets [orange trees] are more reliant than Navel or blood orange trees, which can be inconsistent producers,” Harper commented. He describes Navels as being finicky in general and Blood oranges as sometimes having difficulty managing the heat. Overall, Harper said that citrus trees are relatively low-maintenance and are rarely affected by pests or diseases. However, fertilization, watering and pruning can impact crop production.

3UXQLQJ SUREOHPV Who knew? Citrus trees aren’t really trees at all. “They’re just big bushes that we trim to look like trees,” explained John Pavlik, certified nursery professional and marketing director for Moon Valley Nurseries. “When you see them growing in orchards they’re bushy all the way to the ground.” Pavlik said that’s intentional since leaving the plants bushy and untrimmed nets more and better quality fruit. So why are they often pruned like trees? Pavlik said that it comes down largely to aesthetics and the fact that most people prefer the look of a tree and the ability to walk around them. Beyond reducing the quantity and quality of fruit, pruning citrus trees puts their trunks at risk for sunburn. “The smooth skin or bark of citrus trees doesn’t tolerate sun exposure well,” Harper warned. “If you trim them up like trees, you need to protect them from burning.” That explains why the trunks of citrus trees are often painted white or covered in tree wrap. Those that haven’t been pruned don’t need to be coated since their branches provide enough protection. “When they sunburn, the bark peels and that cuts off the flow of nutrients and water to the tree,” Harper said. “The tree slowly dies, producing less and less fruit over time.” )RRG DQG ZDWHU How you feed and water citrus trees also determines the proverbial fruits of your labor. “Being fed is something citrus trees are really picky about,” Harper said. “We recommend using a high-nitrogen fertilizer three times a year.” Watering is equally important. Citrus trees are not naturally found in the desert, so they need quite a bit more water than native trees. “If you’re in a water conservation mode, then you may want a dwarf tree or one small enough to grow in a container on your patio rather than in your yard,” Harper said.
THE ARIZONA REPUBLIC
3ODQWLQJ FRQVLGHUDWLRQV When planting citrus trees, Pavlik highlights the importance of good rootstock. “Make sure the nursery has certified rootstocks to ensure the best fruit quality down the road,” he said. Harper cautions against breaking up the root-ball or planting the tree deeper than it was in its original container. “Planting too deep will slowly kill the tree,” he said.
Courtesy of Moon Valley Nurseries
Harper went on to say that these types of trees generally need about four times the amount of water in the summer as they do in the winter. They require several hundred gallons of water about twice a week in the dead of summer. 6L]H PDWWHUV Citrus trees, which can live for 40 to 50 years, can grow quite large. Therefore, it’s important to consider the long-term size of the tree(s) when choosing where and how many trees to plant. “Standard citrus trees can get to be 20 to 25 feet wide while dwarf trees are usually between eight to 10 feet wide,” Harper said. “Make sure you have enough space.” Pavlik said you should also take into consideration what you want to do with the fruit when making your selection. “If you want fruit for juicing or eating, then oranges and grapefruit are your best bets,” he said. “Lemon and lime trees are great if you want to be able to grab one off the tree for use in mixed drinks. Pink lemon trees are great for making pink lemonade.”
5LSH IRU WKH SLFNLQ· Citrus keeps better on the tree — picking too soon accelerates ripening. Pavlik advises leaving the fruit on the tree until you’re ready to use it. Citrus trees generally need to be five to six years old before they’ll start producing a good-sized crop of fruit. Pavlik said trees that are only three years old can produce some fruit, but it’s slim pickings for the first few years. “Different types of citrus trees grow at different rates,” he said. “The sweeter the fruit, the slower the growth. Lemons are the fastest growing.”

Blackstone Country Club

The amenities “combine with a close-knit neighborhood feel to attract a variety of residents, regardless of golfing status, Olsen [of Estrella by Newland Communities] said. Vistancia offers two golf courses — a private and a public course. Indeed, Blackstone Country Club at Vistancia is a private 18-hole championship golf course designed by Jim Engh. Club membership is not required with home purchase in Vistancia. Trilogy Golf Club at Vistancia is a public daily-fee course designed by Gary Panks. All Trilogy communities in Arizona — including Vistancia in the Northwest Valley, Encanterra in the Southeast Valley, Verde River in Rio Verde and Wickenburg Ranch in Wickenburg — offer a golf course, whether public or private, Looney said. Meanwhile, Robson golf courses are semi-private, Soriano said. It’s important to note that golf course living is not limited to active-adult communities, Olsen said. “Estrella is a vibrant, allages community and many of our younger couples and families enjoy living near the golf course. &RVW RI PHPEHUVKLS Blackstone Country Club offers several choices for golf or social membership including Equity Golf ($20,000 membership fee and $750 monthly dues); Non-Equity Golf ($10,000 membership fee and $750 monthly dues); Equity Social ($4,000 membership fee and $320 monthly dues).
If you own a home in a Robson Resort Community, you are a member of the club and membership costs nothing, Soriano said. Meanwhile, Trilogy Golf Club at Vistancia offers a variety of golf packages ranging in price from $1,300 to $4,925 a year. Several annual-pass opportunities (ranging from $1,800 to $4,000 annually) are available for both individuals and couples in Estrella, Olsen said, on either a seasonal or a full-time basis. Estrella residents receive preferred tee times, assorted golf package options and discounted greens fees. &OHDU DGYDQWDJHV In addition to being able to enjoy natural beauty, Looney said, residents of a golf course community like Trilogy can count on reduced rates for guest fees, opportunity for viable competition, preferred tee times and easy accessibility to the course. Hammons’ list of advantages for living in Vistancia includes “spectacular golf course and mountain views from nearly every angle; close proximity to clubhouse amenities and member activities; upscale, luxury home designs that feature foursided architectural detailing to ensure the views from the golf course are in sync with the private golf club experience; and an extraordinary indoor/outdoor living experience overlooking the pristine golf course. He pointed out that “homes in golf course communities typically hold their value through varied real estate cycles.
