s more new-home buyers request the ability to easily merge indoor and outdoor living, homebuilders are responding with versatile “walls of glass” that bring the outside in without compromising interior space. Walls of glass Blandford Homes, for example, “just unveiled a new cutting-edge 90-degree wall of glass, shown exclusively in Mountain Bridge (in East Mesa) in a brand-new model complex,” said Terry Lents, a sales associate for Blandford. “With the innovative 90-degree wall, the entire corner wall opens up to the patio and outdoor living space.” How does it work? A folding system allows the panels to neatly fold and remain at 90 degrees relative to the opening “for a wide-open unobstructed view,” Lents said. “This allows residents spectacular views, opening the interior to the great outdoors. New technology makes today’s sliding and folding designs more beautiful, weather-resistant and energyefficient than ever.”

One of K. Hovnanian® Homes’ newest communities, Summit at Pinnacle Peak Patio in Scottsdale, “now offers a multi-slide pocket door,” said Andy Pedersen, group vice president of marketing and merchandising for K. Hovnanian® Homes in Arizona, California and Texas. “This beautiful feature actually opens the entire wall to the outdoors and the glass slides right into the wall.” Luxury homebuilder Toll Brothers also showcases the indoor/outdoor lifestyle. “Most of our homes have under-the-roof patios so that when the cornered or straight multi-slide door is open, there is no threshold — no separation between the indoors and outdoors,” said Kevin Rosinski, division vice president of Toll Brothers. Shea Homes also builds homes designed for alfresco living. Indeed, rolling walls of glass are becoming increasingly popular because they are now more affordable, said Ken Peterson, vice president of sales and marketing for Shea Homes Arizona. Corner sliding doors open to two areas of the home also are growing in popularity, Peterson pointed out. Homes

B is for basement Basements offer a cool retreat
I
By Kristine Burnett
n other parts of the country, homes with basements are virtually a dime a dozen. In Arizona, however, basement homes tend to be few and far between. The reasons, industry experts say, have to do with everything from cost constraints and supply and demand to soil conditions and a limited pool of skilled subcontractors. According to Scott Ilizaliturri, division vice president of Toll Brothers, climate is the key reason basements are an option in Arizona as opposed to a necessity like they often are in states known for having cold, snowy winters. “In colder states, a home’s foundation needs to be set below the frost line,” he said. “With our climate, frost isn’t much of an issue so the foundation doesn’t need to go as deep. It makes having a basement here more of a luxury.”
Cost considerations As with most luxury items, a basement carries a hefty price tag. Dennis Webb, vice president of operations for Fulton Homes, said that cost keeps many builders from offering basement options — and it keeps even more homebuyers from choosing them. “In just the last 10 to 15 years, the cost of adding a basement to a new home has more than doubled,” Webb said. “What used to run about $65,000 to add a basement, now comes in closer to $150,000.” Why the stiff price increase? According to Webb, basement construction is a niche market in Arizona. The small group of qualified specialty
Toll Brothers
Toll Brothers
contractors capable of performing the work has steadily increased their prices with little to no competition. Ilizaliturri agrees that the cost to add a basement can be substantial but he also said that the price per square-foot makes it a pretty good deal. “Our [Toll Brothers] basements are usually between 1,000 and 1,200 square-feet at a cost of about $100 per square-foot,” he said. While there’s a lot of intrigue when it comes to basements, Ilizaliturri said that interest has to turn into demand in order
for more contractors who specialize in the trade to head to Arizona. That could ultimately lower the price but he said it requires a big jump in the state’s basement-home market. Currently, only a handful of homebuilders —Toll Brothers and Fulton Homes among them — offer basements, primarily in Scottsdale and parts of the Southeast Valley like Chandler, Gilbert and Queen Creek. In virtually all cases, basements are reserved for higher-end communities due to the price.
Basement benefits Money matters aside, basement homes offer some nice perks ranging from aesthetics to greater energy-efficiency and sound insulation. “Everybody wants privacy, which comes with having single-story homes around you,” Ilizaliturri noted. “With a basement, you can get the square-footage of a twostory home without having to build up.” Basements also boast greater temperature stabilization since the walls don’t absorb the summer sun’s intense heat. While that helps keep temperatures throughout the home more stable, it doesn’t automatically translate to lower electricity bills. “Regardless of whether someone has a basement, their energy bill is reflective of their individual usage and their heating and cooling draw,” Ilizaliturri said. “You’re not getting a lot of heat loss or gain in a basement, so there could be savings relative to what you’d see in a two-story home where the entire footprint is exposed to the elements.” (BASEMENTS, continued on page NH10)

achieving the type of circulation desired,” Dybowski said. The number of blades is important, as is the blade size, however, buyers need to realize that you can have a 56-inch, three-blade fan and a 60-inch, eight-blade fan that have the same CFM because of different blade pitches, Pritchett said. “A smaller fan with the same CFM as a larger fan will have a higher wind speed because the larger fan will spread the air flow over a larger area. So even though they are moving the same amount of air, the smaller one will ‘feel’ like it is moving more if you stand under it,” Pritchett said. What’s more, you should be mindful of the number of light sources in a room. “For any room with a fan, we suggest light-layering using the TADA method: Task, Ambient, Decorative and Accent. The lights included in fans are typically not ideal for reading or other focused tasks so other layers of light throughout the space are recommended,” Dybowski said. Worth considering as an upgrade are fans with Bluetooth integration, providing homeowners the capability to control the device from their smartphones through a dedicated mobile app.

The final walk-through Goal: A home that’s ready to go
T
By Kristine Burnett
here are many important steps along the path to homeownership, not the least of which is the final walk-through. Typically held approximately a week before closing, this builder-led tour of a new home is an opportunity for buyers to see, scrutinize and celebrate what is likely their biggest investment. While people sometimes think of the final walk-through as their last chance to flag anything that doesn’t seem quite right — a blip in the drywall, a crooked outlet or a piece of tile that doesn’t line up — builders say it’s more about introducing the buyer to their new home. In fact, David Weekley Homes coins the final walk-through a “homebuyer introduction
meeting,” according to Mark Weber, division president in Phoenix for the privately held company. Before the final walk-through, builders of course strive to ensure that a home is up to snuff. After all, they don’t get paid until a home closes and buyers won’t close unless the home meets their expectations. Checks and balances “We have an internal process of walking a home before the customer comes through,” noted Steve Snoddy, vice president of sales for AV Homes. “Our goal is to present a home that’s ready to go.” Recognizing that buyers have invested a lot of money, time and energy in their new home, Snoddy says it’s expected that they’ll bring a critical eye to the walkthrough. However, he says the things they may identify are likely slight imperfections that can be easily fixed. Snoddy describes the construction process as one that doesn’t really allow for major mishaps to make it through to a home’s completion.
4 Landscaping (including grading and drainage requirements, watering systems, etc.) 5 Warranty coverage and claims process
“There are so many trade experts — from framers and electricians to plumbers and more — working on different phases that there’s not really a way for a home to fall through the cracks,” Snoddy said. “If one aspect isn’t done right, the next team of subcontractors won’t proceed. They don’t want to take on the liability.” Having subcontractors perform these unofficial inspections along the way creates a pretty solid system of checks and balances that gets backed up by builder inspections throughout the construction process. “We perform inspections and then have our project manager and personal builder [superintendent] do their own inspection prior to the homebuyer introduction meeting,” Weber shared. “This enables us to ensure that all systems are working and operating correctly.”
Who, what, why and how Decisions about who attends a walkthrough may vary from one builder to the next, but most include the buyer(s), the construction manager/superintendent and often another builder representative such as a sales associate or project manager. At David Weekley Homes, a warranty expert also participates in the walk-through to answer questions related to construction, appliance and/or equipment warranties. The walk-through covers everything from confirming that the personalized design elements in the home match the buyer’s selections to teaching the soon-tobe homeowner how to locate and operate things like the heating and cooling system, water heater, kitchen appliances and more. With so much to cover, these onsite meetings can last anywhere from one to three hours. “There’s a lot to review so we allocate enough time to answer questions and educate our buyers about the specifics regarding how the home should function, review helpful maintenance information and discuss the warranty process,” Weber said. Snoddy seconded those remarks, saying the final walk-through is their chance to thoroughly explain how the home “lives”. “We cover every system in the home,” Snoddy said. “We want to make sure that once the buyer moves in they aren’t left wondering where something is, how it works or what to do if they need to make a warranty claim.” For peace of mind, Snoddy recommends that during the walkthrough buyers turn on and off all switches and faucets, open and close all doors and cabinets, check power in every outlet, review the electrical panel and discuss general home maintenance. Weber encourages buyers to bring a list of questions to the walk-through to ensure that anything they want to discuss is addressed during the meeting.

PMI and MMI: What’s the diff?
QA
What is PMI?
PMI stands for private mortgage insurance. If you were getting a conventional loan — meaning that the end investor is Fannie Mae or Freddie Mac — and you put less than 20 percent down, you’ll have some version of PMI. There are different ways to pay for this coverage but in most cases you’ll pay every month with your mortgage. There are a few different ways you can eventually remove PMI from your loan.
QA
What is MMI?
MMI is mutual mortgage insurance but some people also call it monthly mortgage insurance. If you have an FHA loan you’ll pay for this insurance. There are two mortgage insurances that are required by FHA; every FHA loan will have these two premiums. They’re on the loan for the entirety of the loan.
Q
Why do we have mortgage insurance to begin with?
A
While we tend to think of it as a cost or fee, the actual goal of mortgage insurance is to allow someone to buy a house while also putting less
than 20 percent down. If they didn’t have this option you’d be required to have 20 percent down in order to receive that loan.
Q
Do I have a choice about whether I get an FHA loan or a conventional loan?
A
You’ll work with a lender to determine which option is best for you. Each program, whether you go conventional or FHA, has benefits and drawbacks as to which is the better fit for the borrower. The FHA program was designed as a first-time-buyer program but it’s a great use for anybody who doesn’t fit into the conventional guidelines. It allows for more relaxed credit guidelines and down-payment guidelines.
Q
How can a borrower remove mortgage insurance from their loan?

Conventional mortgage insurance provides much more flexibility in the way you structure how you pay it back and also when you can remove it. FHA is very static; the mortgage insurance stays on for the life of the loan. If you sell the home or refinance and have more than 20 percent equity, you could have a new mortgage without mortgage insurance. —Reported by Elise Riley

Blinds, shutters and shades — oh my! Window coverings are functional, but also are an important piece of your total décor
“It’s a good idea to place sunscreens on the side of the house that faces the west.”
By Meghann Finn Sepulveda
W
hen it’s time to choose the window coverings for your new home, there are a few things to consider in addition to style and budget. That’s because there are many versatile options for blinds, shutters and shades that will not only provide privacy and monitor the amount of light that enters a home, they also are often designed to look fabulous — and not just functional — as well. Blinds Blinds are usually a good option for most homeowners because they can easily complement a wide range of furniture styles and interior décor. Depending on personal taste, real wood blinds create a warm and inviting environment for many folks, plus they can be stained to produce a custom look featuring beautiful textures and unique detailing. Meanwhile, durable and budgetfriendly faux wood blinds give the look of real wood without the generally higher price tag. “We offer a variety of faux wood blinds which are all cut to size and come in a variety of colors including shades of white, brown and gray,” said Chris Thomas, executive director for B&B Blinds. “These are the most popular and affordable options for homeowners.” Horizontal and vertical blinds are long-lasting and hold up well against heat and humidity.
—Dennis Webb, vice president of operations, Fulton Homes Charles Schultz via Fulton Homes
“Our most popular blinds are made up of 90 percent composite wood,” said Steve Majeski, operations director for B&B Blinds. “They also have a limited lifetime warranty.” At Fulton Homes, homebuyers receive two-inch faux wood blinds for their windows which come as a standard option and are installed before move-in. However, buyers can also visit Fulton Home’s 13,000-square-foot design center in Tempe to view additional window covering options and make other selections if so desired. Shutters Offering superior light control, wood shutters are an attractive window covering that many people feel adds sophistication to a home’s ambience. In fact, Thomas said that he’s noticed that shutters are always big on the wish list for buyers. Traditional shutters can easily be adjusted for light or privacy and are energy-efficient, providing insulation for heating and cooling a home.
Because shutters are sometimes a more expensive option than blinds, some buyers choose to install them on windows in the front of the home that face the street and opt for more affordable window coverings throughout the rest of the home. Shades Other popular window covering options are Roman shades — which fold up flat and evenly — and cellular shades, which form a honeycomb shape and trap heat. Both styles come in various fabrics, colors and patterns.
Norman Window Fashions via B&B Blinds
Norman Window Fashions via B&B Blinds
Today, most cellular shades can be configured top down or bottom up. “While these options are generally either all open or all closed, limiting line of sight, you can achieve a softer look,” Thomas said. A growing trend in home design are roller shades, a contemporary window covering option that was once mainly used by schools and businesses but has recently gained the attention of homebuyers. Featuring numerous color and pattern options, sometimes buyers can even choose to customize their roller shades with the logo of their favorite sports team. “Roller shades also work great on large multi-sliding doors,” Majeski said. “They not only help with the aesthetic appeal but [also] allow buyers to achieve indooroutdoor living.” Exterior coverings Experts remind homebuyers not to forget about adding window coverings to the exterior of their new home to block out sun and reduce heat — something that is especially important during Arizona’s hot summer months. Most exterior shades can be motorized and controlled remotely and some can even integrate with home automation systems. An energy-efficient option, sunscreens also can help homeowners save on monthly utility bills. “Homes that are serviced by SRP are eligible for rebates if sunscreens are installed,” Thomas said. “We facilitate that process for all of our clients.”

Laying the groundwork “Building basement homes in Arizona takes a lot of forward-planning but it’s definitely possible,” Ilizaliturri explained. “When we’re looking to buy a site, we analyze the soil so we know at the time of purchase whether we’ll offer basements in that particular community.” He said subterranean exploration of soil conditions helps determine whether an area is structurally sound and fitting for a basement and it also offers some insight into the related engineering expenses. While Ilizaliturri admits it’s a big investment for the builder, he said it’s one that can’t be overlooked. “A basement can’t be an afterthought,” he said. “It would cost more and take longer if a builder were to rethink their plans and engineering on the back end.” The good news, according to Ilizaliturri, is that there’s an engineering fix for just about anything — including almost any type of soil — as long as it’s
thought out and executed from the outset. Design differences With the decision to add a basement comes additional construction and equipment needs. “Sump pumps to remove water in the event of flooding, window-wells to bring light down into a basement and different foundation and subflooring are some of the things that come with basements,” Webb shared. “These factors and more increase the overall construction period which is another reason a lot of builders won’t do them.” Depending on the builder, the construction schedule for a home with a basement can run anywhere from 30 to 90 days longer than for a home without one. However, those living in basement homes generally anecdotally agree that their below-ground digs were worth the extra wait.

Amenity-rich outdoor living areas These walls of glass seamlessly lead homeowners and their guests to amenitypacked backyards, homebuilders’ representatives say. One feature you might want in such a backyard is what’s known as a Smooth Flow Scupper made of copper and stainless steel — essentially a sheet of flowing water also known as a “copper sheer” — designed to look flush with the surrounding wall. “This can be used to create a water wall which is a mellow way to introduce the sight and sound of trickling water,” said Julie Crone, owner of Bobé Water & Fire Features in Phoenix. “Copper and its healing properties make it uniquely suited for creating a spa-like experience at home,” she said. An extremely high-end option to consider for the backyard after you purchase your new home is a tensile sculpture — canopies made of a specialized architectural-grade fabric engineered for extreme weather and ultraviolet light (UV) resistance. “Our tensile sculptures connect spaces, objects and most importantly, people, to their environment while providing effective shelter from the sun,” explained Noah Smith, design director for G.H. Bruce LLC in Tucson. “The sculptures convey an embracing fluidity depending

on vantage, proximity and the unique design of each piece.” A custom tensile sculpture starts at $30,000, he said. Here are some more-typical features you’re likely to see as standard or options in backyards within many newhome communities, according to the homebuilding executives we interviewed: Patio features • Large patios designed to accommodate outdoor dining • Elevated or tabletop fireplaces • Pergolas • Fireplaces, barbecues and outdoor kitchens • Curtains, misters, heaters and fans • Decking that extends into the backyard • Porcelain and/or planked wood-look surface tiles • Pass-through windows off the kitchen The biggest advantage of these patio features is that living space is extended, Rosinski [of Toll Brothers] said.
Pool features and water features • Swim-up bars, tanning shelves, fire- and water-features • Integrated water features spilling into the pool • Stepping stones over the pool to an outdoor living room • A raised-edge or negative-edge pool • Dedicated pool bathrooms and outdoor showers • Splash-pads and other water-play spaces for younger children “Water features always lend themselves perfectly to indoor/outdoor living and can be easily scaled appropriate to the setting,” Crone [of Bobé Water & Fire Features] said. “You’re sitting in a beautiful covered outdoor area, protected from the elements but basking in them at the same time.”
