The lux life Luxury homes boast amazing features By Debra Gelbart
I
f the home you’re thinking of buying has a four- or fivecar garage with an automotive turntable like you can find in some fancy dealership showrooms, the chances are pretty good that you’re envisioning what is considered by many to be a “luxury” home. Other notable features in lux living include retractable or disappearing doors in all areas of the home for indoor/outdoor integration; a utility room with a dog-wash station or a crafts area; a chilled wine wall or a wine showroom; a full-scale airconditioned room for storing thousands of bottles of wine; an outdoor shower; automatic toilets with heated seats; or perhaps a dry or steam sauna.
Gorgeous garages Often it’s the oversized garages that allow homeowners to show off or raise their vehicles that are among the distinguishing features of luxury homes, builders of these homes say. “A three-car garage used to be luxurious,” said Cammie Beckert, managing director for Camelot Homes, one of the oldest family-owned homebuilders in Arizona. Now it’s fourplus bays in the garage, she said. And large spaces inside the home are gaining popularity, too, she added. It’s not at all unusual to see a great room in lieu of a living room/family room combination; meanwhile, casitas typically include separate living areas.

Distinctive design Other elements that define a luxury home include a distinctive architectural style on both the exterior and interior, said Matt Cody, owner of luxury builder Cachet Homes in Scottsdale. Cody said you’re also likely to find 10-foot-high (or higher) ceiling heights, a traditional masonry fireplace instead of a sealed-unit fireplace, clay roof tile instead of a concrete tile roof, a private bathroom for every bedroom, aluminum-clad windows and a paver driveway as well as paver or stone patio surfaces. In addition, he said, double kitchen islands are becoming more common. And you’re less likely to see the garage dominating the elevation (exterior design) of a luxury home, he noted. Luxury trends Full outdoor kitchens, an indoor gourmet kitchen with professional appliances, linear fireplaces (gas or electric) and large walk-in closets with extensive custom closet organizers and chandeliers also are gaining favor with luxury homebuyers, said Kevin Rosinski, division vice president of Toll Brothers, a luxury homebuilder in Scottsdale.

Friendly front porch living Boosting community spirit, strengthening neighborhood ties
H
By Susie Steckner
omes with front porches are breathing new life into neighborhoods across the Valley, helping cultivate relationships and build community. “There’s a natural tendency for people to find each other because they are out front,” said Todd Hornback, whose home in the West Valley’s Verrado neighborhood features a front porch. “That just kind of happens on a daily basis.” Indeed, the sense of community that neighborhoods once fostered has diminished in recent decades and many new-home communities are working to bring it back with options such as welcoming front porches. Of the 648,000 single-family homes completed in 2015, 183,000 had a patio and a porch, according to the annual Survey of Construction by the U.S. Census Bureau. Front porches also rank high in the 2013 report entitled What Home Buyers Really Want, by the National Association of Home Builders, with 80 percent of buyers asking for porches.
Marley Park
perfect for two rockers. The Mulberry community in Mesa, for instance, includes a variety of front porches with all of its homes. “It’s a real change from the type of home that Blandford Homes has been building the past few years,” said Ernie Haycraft, a sales representative for Blandford, the company that is the builder of all of the homes in Mulberry. He notes that the builder has expanded beyond the popular desert-style home to offer buyers a community that harkens to an earlier time. In fact, Blandford Homes refers to Mulberry as the “new oldhome neighborhood.” Haycraft said the company is “trying to get back to living like when I was a kid, where everyone knew everyone and people were out on their front porches.”

A “homey” option DMB’s Verrado and Marley Park, both in the West Valley, were also designed around the idea of front yard living, said Lauren Charpio, vice president of marketing for DMB. Buyers are drawn to the look and feel of homes — whether farm house, Craftsman or prairie house — with inviting front porches. “Residents are excited about the aesthetic and homey option,” she said. Homeowners, of course, are not abandoning backyard living. But increasingly they are seeing the benefits of life out front. In fact, owners who are accustomed to spending time in the backyard may be surprised to find how much they gravitate to the front, Charpio said. Picture kids having fun on a backyard play structure. Now picture parents
relaxing on the front porch, chatting with passing neighbors while watching the kids play with friends at the community park across the street. Front porches can lend themselves to larger community-building activities such as the annual breakfast porch party at Hornback’s home. The Sunday brunch draws 50 to 60 people, building and strengthening relationships. “From a community engagement standpoint, front porches work,” said Hornback, who is also executive director of community life for DMB. But it’s not just the organized activities, Haycraft said. It’s the friendly conversations between neighbors whose porches are next to each other. Or the front row seat with friends for the evening sunset. “It’s just magical,” Haycraft added.
Blandford Homes
Ask your builder Homeowners who are purchasing a new home with a front porch amenity will most likely have a range of options available through their builder. It’s important to consider what will work best for your family, lifestyle and budget. To that end, ask about available materials and styles that best complement a home. Buyers will also want to ask about size options to accommodate furniture, porch swings and potted plants — all of which can enhance front porch living.
Building community Homeowners at all stages of their lives are being drawn to neighborhoods that help build community whether through organized activities or the informal interactions that can occur on a front porch. Depending on the community in the Valley, front porches come in all different shapes, sizes and materials. A corner home may feature a wraparound porch with room for outdoor dining; a smaller house may offer a comfy-cozy porch

hen you’re planning to buy your new home, improving your credit score and reducing your down-payment are worthy goals. And although it’s fairly rare, in some cases, you can even work your way toward homeownership. Sweat equity Bellago Homes, for example, offers a sweat equity program that allows newhome buyers to help earn down-payments by working on their new homes. The Mesa-based builder has seven ongoing Valley communities. At press time, FHA loan guidelines provide that the 3.5-percent downpayment requirements for borrowers can come from family members as gifts or buyers can earn their down-payments through credit they receive for the labor involved in painting and/or installing the landscaping on a new home, said Rebecca Hidalgo Rains, a real estate sales executive with Tempe-based Berkshire Hathaway HomeServices (BHHS) Arizona Properties. The company is a part of Nevada-based Americana Holdings, which

has BHHS operations in Nevada, Arizona and California. Her team, Integrity AllStars, represents sales for Bellago Homes. Through the company’s sweat equity program, Bellago Homes’ buyers can earn from $2,375 to almost $4,000 to be applied toward their down-payments. Combined with the preferred lender incentive the builder offers and the “Home in 5*” program, the company has seen a few buyers even have their deposit refunded when their homes are complete and the escrow closed. “These are very exciting programs for those folks hit hardest during the economic downturn, those who have been renters after losing their homes and those that never thought that homeownership could be a possibility for them,” Rains said. Bellago Homes introduced the program at their South Phoenix Tierra Vista community to help buyers qualify for mortgage loans that otherwise they may not be able to offer a down-payment for or those who don’t have family members able to gift them down-payments. “What surprised us the most was our discovery that money wasn’t the buyers’
Creating an action plan Focused on education and lifestyle, Trellis — a community development and neighborhood revitalization nonprofit — helps prepare consumers for homeownership through credit counseling and coaching programs including goal-setting, budgeting, building good credit and reviewing and understanding credit reports. A charter member of NeighborWorks America, Trellis was formerly Neighborhood Housing Services of Phoenix (NHS Phoenix). Trellis has trained homeownership advisors and instructors who educate potential homeowners in understanding homeownership. “Each face-to-face advising session is customized to the buyer’s needs and starts with identifying what the client wants to accomplish: buy a home, repair credit or get their finances in order,” said Brenda Lopez, director of the Homeownership Center at Trellis. Financial education The sessions cover income, savings, debt, credit reports and budgeting skills; depending on individual goals, the advisor, in collaboration with the client, will create an action plan. “It’s then up to the clients to do their part which may include attending money management and credit workshops, paying off debt or increasing savings,” Lopez said, noting that they can also learn about downpayment assistance, visit lenders and attend a homebuyer education course either in-person or online. “Financial capability is a holistic approach to helping people become financially secure. It provides people with solid financial education that ensures that they know how to budget, save, access credit and avoid debt,” she added. While Trellis’s counselor-driven one-onone financial capability services provide guidance to resolve credit problems, its

financial coaching, “Plan Today, Own Tomorrow,” goes further, charging consumers with driving the process by outlining financial goals and establishing realistic action plans to meet them including behavior modification to improve credit ratings such as FICO scores. In this way, the counselor becomes a champion and guide. Financial coaching “Financial coaching does not replace traditional financial education services but rather it builds on them by putting the knowledge and skills learned about budgeting, savings and credit into action,” said Trellis President and CEO Patricia Garcia Duarte. “It can be seen as a tool that expands the spectrum of financial programs offered by organizations, allowing them to achieve deeper results for committed participants.” Coaching focuses on helping people change behaviors to achieve their personal financial goals by developing an extended relationship with a coach. Financial coaching not only helps people solve immediate problems to reach goals but empowers them to change their circumstances and chart successful voyages. “For many people, especially low- and moderate-income individuals,” Garcia Duarte said, “this requires finding the courage and confidence to articulate their dreams and then pursue them.”

Bedrooms can be a different color from the living areas of the home, Hattoy said. “This is where creative expression can take over, especially in kids’ rooms.” It’s perfectly fine to paint a house all one color, Hattoy said, but she said an LRV of 60 or more becomes even more important if you do that so “there is some visual stimulation, with contrasting lighter or darker wood trim.”
Colors you’ll love Choosing your new home’s color palette may be simpler than you think By Debra Gelbart

hen it comes to interior design and choosing paint colors for a room, ‘rules’ are not your friend — but some basic considerations may be. Why’s that? “Rooms have no feelings — you do,” said Scottsdale interior designer Barbara Kaplan. That’s why a design ‘rule’ shouldn’t necessarily be followed if it doesn’t allow you to express your personal style and taste, she said. To keep a design simple, a neutral color on all interior walls would be a good way to go, said Deborah Hattoy, an accredited color consultant and founder and principal of Creative Color Consultants in Scottsdale. Light Reflectance Value Color selections such as SherwinWilliam’s “Canvas Tan,” Dunn Edwards’s “Crisp Muslin” or Benjamin Moore’s “Elmira White” would be good choices, Hattoy said, as “these types of hues keep the LRV (Light Reflectance Value or how dark or light the color is) in the 60 percent-plus range for interior walls. The higher the LRV (on a scale of zero to 100), the more light is reflected through the paint, Hattoy explained. Any paint that’s used as a room’s main color that has a lower LRV than 50 can have a darkening effect in a room, she said. What affects you is important But Kaplan pointed out that counterintuitively, a wall painted black that has a lighter color in front of it — such as a light piece of furniture or a light-colored

accessory placed against the wall — can make a room look bigger because of the contrast in colors. “The design can be anything,” Kaplan said. Ideally, colors in a room will prompt you to react positively and will promote “a healing environment” for the people seeing it and living in it, she said. That healing environment “can be important, in many cases, from the standpoint of good health and enjoying life,” she added. Design decisions Kaplan recommends that instead of trying only to complement your flooring, furniture or accessory colors, consider a wall color that makes you feel good. She has created a method for identifying which family of colors most appeals to you. Called the Bajaro (pronounced “Buh-jar-oh”) Method (more info: BajaroMethod.com), it helps homeowners make the right decisions for them based on what she calls your “inner design.” She also has developed an online quiz that helps homeowners determine which family of colors (cool bold, like jewel

tones; cool soft that includes dusty pink, powder blue, soft yellow, rose pink, celery green and lavender; warm bright colors such as spring green, grass green, sunny yellow, nectarine, apricot, turquoise and sky blue; or warm muted colors that include soft tangerine, jade green, moss green, burnt or rusty orange, teal blue or mustard gold) they prefer. Accent paint colors can be executed at a later date, Hattoy said, once all the elements in each room are in place. “It would be wise to have a master plan before you begin selecting color. That way, your entire home will have a cohesive overall declaration of design.” Accent paints should be neither overstimulating nor under-stimulating, Hattoy recommends. “Take into consideration all the other elements in the room,” she said. “If you have an accent pillow you love, pick one of the colors that appeals to you in the fabric and then choose a paint color a couple of shades darker or lighter. You want your first impression of the room to be one of interconnectedness.”
Durability important Eggshell is the best finish for paint to use throughout the home, Hattoy said. “Exceptions would be a semi-gloss in kitchens, baths, laundry- and mud-rooms. But even that is not necessary with today’s eggshell paints because they’re all very durable and maintenance-free,” she said. “For richness of color, especially with deeply saturated darker colors, a flat paint will bring out the colors’ luminosity. Luminous saturated color in a small room on all walls gives the impression of being ‘hugged’ by the room.” Trends in 2017 If trends are important to you, Hattoy cites these for 2017: subdued pastels continuing from last year but becoming earthier.
Getty Images
“Also, mixed metals (and yes, on the walls), organic textured wallpaper or grass cloth with metal threads woven in, local artist paintings reproduced large-scale on wallpaper and dual-tone wall treatments with a lighter hue above and darker hue below of the same color palette divided by an interesting chair rail in white for contrast,” she said.

Wood-look Wood-look porcelain is the star of the show right now, said Michael Schoeneman, a salesman with Imperial Wholesale which has locations in Mesa and Phoenix. Planks come in a range of rich colors and textures and offer durability and low maintenance. The planks can also be laid in patterns that convey a variety of looks from contemporary to rustic. “You get the wood look without the worries and maintenance of wood,” Schoeneman said. “The style is going to be timeless.”

Tile flooring Offering beauty, versatility and easy care By Susie Steckner
W
hen it comes to flooring, new-home owners are looking for low maintenance but high style. Thanks to today’s tile options, they can easily check off both boxes. Any room, any lifestyle Tile flooring works for every room in the house from a stunning wood-look tile in the dining room to an appealing largeformat tile in the kitchen. Tile fits any lifestyle and offers an easy-care alternative to carpet or hardwood floors.

More and more homeowners are opting to put low-maintenance tile in even the most traditionally carpeted room which is the bedroom, according to Susan Luebke, design studio manager with Encanterra, a Trilogy Resort Community in San Tan Valley. Encanterra is a Shea Homes community. Homeowners have their pick of eyecatching tile options, patterns, textures and sizes. But before diving in, they will want to set a realistic budget, Luebke said. “Flooring is a big-ticket item and can add up quickly,” she said. In the end, however, it’s important not to compromise “as the floors are one of the main features of their home and will need to last a long time,” she noted. Here’s what is trending in tile floors today.
Sizes Large-format tiles, such as a 24 x 24 tile, top the must-have list right now. They can make a space look more open and a smaller room appear larger, Luebke said. Homeowners also want rectangular tile such as a 12 x 24 tile. Though it is popular to stagger them, laid straight they can give a room a contemporary feel, she said. Another favorite: mixing sizes of planks which boosts style in any space, Schoeneman said. Color Beiges and browns continue to be popular offering a neutral and natural look. That palette makes it easy to work with a range of styles, colors and décor. But homeowners’ top pick right now is gray in both cool and warm tones, Luebke said. Gray can read both traditional and contemporary making it extremely versatile. “Gray will be the ‘it’ color for a while,” Luebke said. Pattern Staggered or straight. Herringbone. Offset. Diagonal. Modular. Homeowners have plenty of options for laying tile that will bring out the best in a room. For instance, diagonal can make a room feel more open and expansive while herringbone can add a touch of

sophistication. Mixing tile with natural stone is another way to enhance a room, Schoeneman said. Ask your builder Homeowners who are purchasing a new home will have a broad range of flooring options available through their builder. It’s important to consider what will impact the floors — everything from foot traffic to pets to sunlight — before making a decision. The life of a floor is directly related to lifestyle, and design professionals with a builder can help homeowners with the best fit. Homeowners will also want to consider how to maximize the beauty of tile in the home. Using different types of tile in various rooms, for instance, Getty Images may look choppy and interfere with the flow of their home, Luebke said. She sees homeowners opting to use the same tile throughout the house. “I think people are looking for a simpler lifestyle and this reflects in their flooring selections,” Luebke said.

“Pull the drip line away from the trunk of the tree and place it on the outer edge. This allows the water to really get into the soil and provide a healthy, stable environment.”
Utilize trees to create shade, conserve energy From choosing the best type to effective planting and watering
—Bob Owens, Poco Verde Pools and Landscape
By Meghann Finn Sepulveda
T
rees around a home not only look aesthetically pleasing, but can provide shade in the hot summer months and also offer warmth from the sun in the cool winter months — all of which can ultimately lower household utility bills. When determining the landscape design for your new home, be sure to consider the type, size and placement of trees and implement adequate watering schedules to gain the most effective energy savings throughout the year.
Deciduous decisions When selecting trees to plant around a home, many landscape professionals recommend deciduous trees such as a Chinese elm, desert willow, ash or sissoo. “These trees are great because they provide a great deal of shade in the summer and also lose their leaves in the winter to allow natural sunlight,” said Bob Owens, vice president at Poco Verde Pools and Landscape. Because cool air settles near the ground, air temperatures directly under trees can be as much as 25 degrees Fahrenheit cooler than air temperatures above nearby blacktop, according to the U.S. Department of Energy. Consider the sun Before planting trees, be sure to know where and when the sun will hit your yard. “The east and west sides of our homes are most susceptible to heat gain,” said
NH9
Poco Verde Pools and Landscape
Greg Peterson, owner of The Urban Farm. “Those are the areas where you’ll want to plant trees to create a solar arch of shade around the house.” Strategically place trees in the most desirable shade locations — such as in front of windows to the kitchen, family room and bedrooms — to significantly cool the home in the summer and naturally heat it up during the winter. Determine appropriate size On average, trees can take approximately 10 to 15 years to fully mature. “Make sure you know how large the tree will be at maturity,” Owens
said. “Depending on the home’s lot size, too large of a tree can cause damage to the home because the tree’s canopy may get too big.” Trees with large roots could affect a home’s plumbing or walkway. Trees with shallow root systems are more susceptible to blowing over. Owens said that taller, narrow trees are good options for shallow lots, but it’s important to make sure that trees don’t grow over fences and into a neighbor’s yard. “Many trees can grow up to 25 feet in diameter,” he added. “Those can be hard to fit in small spaces.”
you need to start with proper planting techniques. “Soil is key,” Peterson said. “Use a 50/50 combination of potting soil and native dirt to build a healthy environment.” Be sure the diameter of the hole is appropriate to the size of the tree and if the tree cannot stand on its own put in lodge-pole stakes around the trunk to allow movement and build strength. “You need to dig a hole that is twice the size of the pot the tree came in,” Peterson said. “However, the bigger, the better.” Peterson also suggests surrounding the tree with woodchips as opposed to gravel which not only acts as a sponge to hold water but also cools the space around the tree. Adequate water critical Adequate watering schedules save money and result in the healthy growth of a tree. While the amount and frequency of watering may be more significant when a tree is newly planted, the tree’s water needs should decline considerably as the tree matures. “Flood the basin of the tree with approximately three inches of water every two weeks,” Peterson said. More mature trees should be watered less frequently but longer in duration.

Choose wisely Selecting an agent to sell your current home By Kristine Burnett
W
hen purchasing a new home is contingent upon selling your current one, the stakes can be high. Therefore, experts say you shouldn’t take a gamble when you’re deciding who will sell your current home. Instead, bet on an agent whose real estate experience and acumen points to a sure — or at least as sure as reasonably possible — thing. Rebecca Hidalgo, a delegated broker with Berkshire Hathaway HomeServices, said at least three-quarters of people looking to move can’t afford two mortgages. Even if they can, she said it’s a risk most aren’t willing to take.
C R E AT E D B Y R E P U B L I C M E D I A C U S T O M P U B L I S H I N G
“Trade-in programs or selling to a builder-referred investor means sellers often let go of their existing home for less than they could get on the open market,” Hidalgo explained. To get the most out of your investment, she recommends enlisting the services of a trusted real estate agent. But beware — not all agents are created equal. Research and relationships Paula Monthofer, a real estate agent and 2017 president of the Arizona Association of REALTORS®, recommends doing your homework.
“Ask your friends and family if there’s someone they know and like, but don’t stop there,” Monthofer said. “Do some online research while maintaining a healthy level of skepticism. People can buy their way into the first page of a Google search or even buy positive reviews on sites like Yelp.” Monthofer recommends interviewing at least three agents before making a selection. She also suggests asking questions about their experience,
THE ARIZONA REPUBLIC
familiarity with your immediate area and marketing strategies as well as asking to see samples of their work. The collective results will let you know if the reviews you read online match the individual’s character and skill-set. “Whether they came from a referral or you found them online, it’s worth investing your time to meet and get to know potential agents,” she commented. Monthofer cites personality as another important consideration. (CHOOSE WISELY, continued on page NH11)
What is the MLS and why does it matter? Selling your home requires letting buyers and their agents know your home is on the market. That’s where the Multiple Listing Service — commonly referred to as the MLS — comes into play.
Online catalog Sorted by region, the MLS is an online catalog of homes including active listings as well as homes that have already sold. “There’s a saying that a person’s list price is their wish price, but the sold price is the real price,” Monthofer said. “Seeing what comparable homes in your area actually sold for helps sellers settle on a list price and helps buyers determine whether the price is too high or on par with what they’re looking to spend.” Chock-full of detailed descriptions and as many photos as the listing
Builder assistance “In the last few years, a lot of builders have introduced trade-in programs,” she said. “They’re designed for buyers who aren’t working with an agent, have fallen in love with a model home and know they can’t afford two homes at once.” According to Hidalgo, some builders also work with investors who will purchase a buyer’s existing home. In some cases, the buyer can stay and rent their home until construction of the new home is complete. This prevents them from having to move twice. While buyers may take comfort in knowing they can move into a new home without the fear of losing their earnest money if they can’t sell their current home (or without the possibility of having to carry two mortgages), convenience comes at a cost.
agent wants to include, the MLS has come a long way. “It used to be a hard-copy book that was updated about every week or so,” Hidalgo remembered. “Then it became an online listing with no photos. Today, we can post an unlimited number of photos, descriptions and even videos to best showcase a property.” As of late December 2016, there were more than 20,000 active listings in the Arizona Regional MLS, the largest in the state. Another 8,900 homes were listed as being under contract and expected to close.
Kept up-to-date So, why search the MLS when Zillow, Realtor.com and other online sites also feature homes for sale? According to Hidalgo and Monthofer, the MLS is the only one that’s truly accurate and up-to-date. “Most people don’t realize that the house they just fell in love with on Zillow actually sold three years ago or that it’s already under contract,” Hidalgo said. “Those other sites pull from the MLS but they don’t segment out what’s active, what’s under contract or what’s been sold. It can be frustrating for the client.” To get a true picture of what homes are out there and available for purchase, work with a real estate agent who subscribes to the MLS so you can more easily find homes that meet the location, price and other criteria that matter to you. Most find professional agents do subscribe to the MLS, but as a precaution, be sure to ask before signing a contract. Getty Images

“You’ll be talking and spending a lot of time together over the coming months,” Monthofer said. “Make sure you like and get along with the person who will be representing what’s possibly your largest investment.” Marketing matters Recognizing that marketing matters in real estate, Hidalgo said she spends thousands of dollars on professional photography — including twilight photos — to best showcase the homes she sells. “It’s money well spent, especially when a home sells fast and for asking price or higher,” she said. Getty Images Beyond marketing collateral, word-of-mouth marketing is also important. Hidalgo and Monthofer both recommend talking to former clients to hear what those who have worked with the agent have to say about the experience firsthand. “You can find names of former clients online, so if an agent isn’t willing to
connect you with past clients then something’s likely amiss,” Hidalgo cautioned. Education and experience Having an agent with the education and professional experience to navigate the selling process is paramount. Monthofer urges buyers to dig deep when exploring a candidate’s education. “Certain designations such as the Accredited Buyer’s Representative (ABR) or Graduate, REAL® TOR Institute (GRI) titles signify continued learning,” she noted. “Regardless of whether the designations an agent has specific to real estate, it’s important are specific find someone who shows continued to find pursuit of additional information.” She highlights courses in negotiation, finance and other business fields as meaningful indicators of the person’s willingness to learn and grow professionally. At the end of the day, selling your home is an important milestone. For those needing to sell in order to buy a new home, it’s also a necessary step. Make sure the agent you choose is qualified and capable.

Expert
Our expert this month is Mike Donley, owner of Donley Service Center, an air conditioning contractor in Phoenix.
Getty Images
Air Conditioners
Q
How do you know what size air conditioning unit your new home should have?
A
Ideally, if your new home’s interior will measure more than 2,000 squarefeet, the home should contain more than one air conditioning unit. One ton of a/c typically will cool 500 square-feet, Donley explained. A two-ton and a three-ton unit will more efficiently cool a 2,500-squarefoot home than a single five-ton unit.
Q A
What is SEER and why is it important?
SEER stands for Seasonal Energy Efficiency Rating. It is similar to miles per gallon (mpg). Just as a larger car will get lower gas mileage, a larger air conditioning unit will use more electricity. And just as the ‘mpg’ for cars has improved in the past couple of decades, so it has with air conditioners. “A/C units are 40 percent more efficient today than they were in the 1980s,” Donley said. You should expect at least a 14 SEER for your new air conditioner regardless of its size.
Q
Which is better: a ground-mounted or rooftop-mounted unit?
Getty Images
A
It really doesn’t matter; either works just fine. With a ground-mounted
unit, you have a few more choices for optional features. For example, you can get a two-speed unit with a roofmounted unit, but not a variable-speed. You can only get more than two speeds on a ground-mounted unit. A twospeed or variable-speed unit is worth paying extra for, because it cools more efficiently than a single-speed unit. “Over time, it’s a real value and saves you lots of money because the unit with at least two speeds more easily maintains a constant temperature in your home,” Donley said. That requires less energy than managing the temperature swings that are more common with a singlespeed unit, he said.
Q
What kind of warranty will my air conditioning unit come with?
A
Your air conditioner by law must carry at least a two-year parts and labor warranty. Most builders in Arizona install air conditioners with at least a five-year parts warranty and a two-year labor warranty. To keep your unit running at peak efficiency, be sure to change your air filters regularly — at least every 30 days in the summer and at least every other month in the winter. —Reported by Debra Gelbart

Another luxury trend, Rosinski [of Toll Brothers] said, is that homebuyers have moved away from the home theater room and instead enjoy the home theater experience with a large television and surround sound. The home theater seen in the late ‘90s or early 2000s is disappearing, he said. Alfresco amenities Outdoor living continues to capture the hearts of luxury buyers, Rosinski said. Here is what upscale buyers are looking for: alfresco living rooms and full kitchens; beautiful pools in all shapes and sizes; outdoor rooms with and without walls; living walls (which consist of a vertical planter going up the side of the house); massive backyards with up to 30,000 square-feet of outdoor living space. “All of our new homes are designed for seamless indoor/outdoor living with courtyards and disappearing walls of glass that conveniently hide away into a thickened wall,” said David Kitnick, president of luxury builder Rosewood Homes. True luxury homes are built from the ground up and encompass the entire home while incorporating superior construction techniques and rigorous quality assurance standards not typically found in production homes, Kitnick said. Dramatic finishes Luxury homes often also include decorative and coffered ceilings, dramatic beams, countertop vessel sinks and in-wall plumbing faucets, Kitnick said. “Custom full-overlay cabinetry is provided in a vast range of styles and finishes including abundant features such as furniture-style legs, roll-out spice drawers, cookie-tray dividers, wine racks, dramatic stacked upper cabinets, roll-out trays, a recycling center and decorative cabinet knobs and glass doors,” he said. “Many luxury homebuyers also choose self-closers on their cabinet doors and drawers.” “Our luxurious master showers are designed for comfort and convenience, with oversized Kohler showerheads with advanced technology, a detachable multi-function hand-shower, built-in seat, invisible drain and separate drying-off area with decorative robe hooks,” Kitnick

“The current market is attracted to a more contemporary or modern architecture style, sometimes evolving into a desert contemporary, Spanish modern or modern farmhouse style.” —Kevin Rosinski, Toll Brothers
said. Some buyers also select an optional jetted shower system, he said. Here is how Rosewood Homes describes part of the model home in their luxury Sierra Highlands community in Scottsdale: “The large master suite is trimmed with beautiful but subtle wood wainscoting along with soffitted and wood-beamed ceiling, a gorgeous hanging light fixture … and a wonderful modern stone-faced Ortal fireplace across from the king-sized bed. The master suite is large enough to include a convenient built-in dresser with mirror and multiple sitting areas … overlooking the resortstyle backyard and offering gorgeous mountain views.” Lifestyle features Some builders say many of these lifestyle features can only be experienced in a luxury home. “For the most part, the features outlined are difficult to add into a home after the home has been constructed,” Cody said. However, the good news for homebuyers not in the luxury market is that “many of these items are easily transitioned into a market-rate home,” Rosinski said, including a chef’s kitchen, a multi-slide door and a smaller space that can accommodate an outdoor living area and kitchen.
