The origination fee is the fee your lender charges you for its services in tending to your mortgage. The appraisal fee is the cost to complete the appraisal valuation on your home — that is, its market value. The credit report fee is the expense to pull a credit report from the three credit bureaus — Experian, TransUnion and Equifax — documenting your creditworthiness. Flood certification covers a flood-zone map determination to see if flood insurance is required. The tax service fee verifies to the lender that taxes have actually been paid when due or are due to be paid by a borrower or mortgage company. In turn, the title company will charge a fee for the title insurance premium, guaranteeing that you are acquiring an unencumbered title to your new home; an escrow fee, for independently

Paid to a variety of companies by the buyer and/or the seller, these closing fees can include an origination fee, discount points (fees paid if the borrower wants to buy down his or her rate), third-party inspections, appraisals, a home warranty, title insurance and escrow fees as well as other potential fees.

Flush performance Performance is important as well, Uhl said, adding that consumers should insist on a toilet that can remove 1,000 grams of solid waste with a single flush, using 1.28 gallons of water per flush. An independent testing procedure called Maximum Performance (MaP) is used to assess all toilets sold in the U.S., he noted. MaP rates toilet efficiency and flush performance and gives detailed information on individual toilet characteristics. A searchable database is available according to the MaP website (map-testing.com).

hile mom may have thought it wasn’t kosher to talk about toilets in polite company, understanding the brands and types of this ultra-functional feature of your new home is pretty important. However, if you’re like most of us, we’ll bet that you probably haven’t thought much about the style of toilet that will be in your brandnew home. Shape, height and more Your new toilet might have an elongated bowl or a round bowl; it might use gravity as the flushing mechanism (with or without a siphoning action); it might be regular height or “comfort” height; it may or may not have a “slow-close” seat to prevent slamming. It might have a “skirted” design or a more common nonskirted design which resembles a platform for the base of the toilet. A skirted toilet
conceals the trapway within the moulding of the base. “Customers are looking for toilets that are easier to clean so concealed trapways or skirted toilets are perfect,” said Eric Moore, senior interior designer at Kohler, a long-time manufacturer of kitchen and bath products, among a plethora of additional consumer items. Most toilets sold today are higher in height than they used to be, said Gray Uhl, the brand education director for LIXIL Water Technology, parent company of American Standard, a well-known company in the area of housing and building materials products and services. “Called ‘right height’ or ‘comfort height,’ the higher placement of the bowl allows for individuals to more easily get on and off the toilet even as they age,” Uhl said. “[In addition,] a slow-close seat is a safety feature for children.”
Options and requests For a new home in a production-builder community, you might not be able to request a specific toilet at the time of construction, plus some builders may participate in a brand-specific program that encourages builders to use that brand’s products exclusively, Moore said. “Sometimes it is the full product line including faucets and fixtures. Other times it might just be a part of the offering,” he said. “Whether or not the customers’ choice will be honored will depend on what kind of program and brand affiliation the builder has.” With a Fulton Homes purchase, the buyer can choose to upgrade the toilets, said Dennis Webb, vice president of operations for the homebuilder. “They can certainly upgrade to a taller toilet or a better toilet, or can chose biscuit (color) instead of white,” Webb said. “Most of our upgrades involve the comfort height or changing the color to biscuit or both.” Questions to ask Along with whether or not you can request a specific toilet brand or model,

Uhl and Moore both suggest asking a few important questions of your builder’s representative about the toilets the builder typically installs. These questions should include: • What brand is the toilet? • Is it regular height or comfort height? • How much water does it use per flush? • Does it flush 1,000 grams of solid waste? • Is it ADA-compliant (suitable for someone with a disability)? • What is the warranty for the entire toilet including all the internal working parts? If the representative says there are no real differences in toilets, Uhl said, that should be cause for concern. Added features A new homeowner may want to install a preferred toilet after purchase of the home. “More upscale features become available for the toilet once you add power to the unit,” Uhl said. “The toilet is the only appliance in the home that people do not expect to plug in.” With power, he said, manufacturers can offer toilets that recognize your approach and may include a night light, a heated seat, controls to wash and dry body parts, ventilation and automatic flush capability when you walk away.
