Depending on what fuel type is available, a gas or electric burner heats water before it flows to the hot water fixture. “Unlike a tanked water heater, a tankless water heater does not need a pilot light since it heats water throughout the day,” said Brandon Weeks, plumbing service manager at W.J. Malone Plumbing, a division of Hayes Mechanical. “Pumps push and circulate the heated water to the fixture.” While the heated water is endless, it isn’t supplied instantaneously. “It’s important for consumers to understand that just like conventional tanked water heaters, tankless water heaters also take time before water is heated and reaches the tap,” Weeks noted. However, once water is heated, there is an endless supply making tankless water

A tankless water heater has lower operating and energy costs which could offset its higher purchase price since the life expectancy is more than 20 years, according to the U.S. Department of Energy. “Not only will you save money, but you’ll also appreciate an endless hot water supply which is a huge convenience factor,” Weeks said.

Some lenders offer a higher interest rate for the lifetime of the loan in lieu of the PMI requirement, so research your potential companies. “Not all lenders charge the same interest rates, fees and service costs,” Davis added. “The consumer needs to shop for the lender that meets their individual needs.” Generally, PMI can be dropped from a conventional loan when the buyer’s loan to value (LTV) reaches 80 percent as determined by the lender. Avoiding this monthly payment can provide significant cost savings even in the first year of the loan. “This higher down-payment improves the chances that the loan will be approved, reduces closing fees, allows for a smaller monthly mortgage, provides immediate substantial equity in the home and carries a lower interest rate,” she said.

he down-payment for your home purchase really depends on the type of loan, your credit score, if you are using a down-payment assistance program and the price,” said Dax Ramirez, a real estate agent who specializes in first-time and out-of-state homebuyers for Keller Williams Northeast Realty from its Anthem office. Depending on the lender and the loan program you’ve selected, the downpayment can be as low as 3.5 percent annually for a Federal Housing Administration (FHA) loan and as little as 5 percent for a conventional mortgage loan, said Paris Davis, vice president and Northwest Arizona Retail Banking Division manager for Washington Federal.

While FHA loans may allow a consumer to move into a home faster than with other plans, the consumer must consider the possible cost additions such as higher interest rates and fees. “These fees may be rolled into the loan

Lajoie: Dual-pane windows are two pieces of glass connected through a spacer made of aluminum, stainless steel or foam that creates a void helping to mitigate heat and cold temperature changes. The advantage over single-pane windows is they allow heat and cold transfer to be limited and reduced so

Smith: Low-E, or low emissivity, is a coating technology that helps create more energy-efficient windows and is becoming more standard in homes. It is a thin layer of metallic oxide applied to the interior side of the glass. It enables the insulated glass to reflect and or refract and keep out certain spectrums of light and certain harmful UV [ultra-violet] rays.

What is the difference between vinyl and ﬁberglass window frames?

Lajoie: Both vinyl and fiberglass have been around for decades. Their thermal properties are equivalent in their ability to keep out heat during the summer and keep warmth in during the winter. Vinyl windows are very durable, handle heat well, are inexpensive and available in all configurations. “Fiberglass is becoming more popular as a consumer choice as it is eight times stronger than

vinyl,” Lajoie said. “It is very resistant to UV rays and extremes of Mother Nature. Fiberglass will not warp or rot or peel or chip because of its strength.”

What is the purpose of tinted glass windows?

Smith: Tinted glass can be used for reducing certain types of light entering the home. “Today it has become more of an aesthetic opportunity that can work in conjunction with Low-E glass to offer additional energy-efficiency options,” Smith said. Types of homes that may prefer a window tint could include a beach home with large windows that let in continuous sun. “A tint would not deprive the owner of the view but would cut down on the glare,” Smith noted. —Reported by Rhona Melsky

Madsen noted that Moon Valley Nurseries grows all its own trees in areas with temps that match those in the Valley. “Everything is acclimated to the Phoenix weather,” he said. “We don’t bring trees in that are going to collapse.”
