Local landscape design experts at Creative Environments are helping individuals achieve that vision. “We meet with our clients to get a feel of their wants and needs and work closely with our team to create the space,” said Dan Waters, owner of Creative Environments. “We can match the home’s interior to the exterior and use the same materials to expand the overall area for an all-in-one indoor/outdoor living area.” Stone, stainless steel, marble, granite, brick and quartz are all materials that are currently being used to construct outdoor kitchens. “High-end cabinetry systems are also becoming very popular,” Waters said. “Instead of stucco and stone finishes, we are now installing highly durable stainless-steel cabinets in a variety of finishes and colors.” A perfect entertaining spot At The Estates at Thirty-Second (located in Mesa), a luxury collection by Blandford Homes, approximately 80 percent of newhome buyers are taking advantage of the community’s large lots to create a personal backyard sanctuary, many including an outdoor kitchen. “We can complete the backyard at time of build, but we also understand that some buyers prefer to wait until they are movedin so they have a more comprehensive idea of the space to clearly identify their outdoor vision,” said Ivy Coppo, sales representative at Blandford Homes.

What is joint tenancy?

Joint tenancy creates an undivided interest in property, taken by two or more tenants. The interest must be equal, acquired under the same conveyance, and beginning at the same time. Upon the death of a joint tenant, the interest passes to the surviving joint tenants rather than to the heirs of the deceased.

What is joint tenancy with right of survivorship?

This is the same manner of conveyance as described under joint tenancy, meaning the interest passes directly to the surviving tenants.

What is community property?

Community property describes property that is owned in common by two or more parties, which is not separate property. This classification applies to certain states.

What is tenancy in common?

This describes an undivided ownership interest in real property by two or more persons. The interest does not need to be equal; in the event of the death of one or more of the owners, no right of survivorship in the other owners’ interest exists.

Who should homebuyers look to for advice regarding these options?

Any time property is acquired and there may be a concern about how it may affect estate-planning, the buyer should contact their attorney or CPA for advice.

Do all of the aforementioned terms and their deﬁnitions apply to Arizona?

Joint tenancy with the right of survivorship, community property, and tenancy in common all apply to Arizona, as does community property with right of survivorship.

What is a “discount point” as it relates to the purchase of a new home?

A discount point is a specific percentage (1 percent, 1.5 percent, etc.) of the loan — paid in the form of a closing cost — that allows the borrower to achieve an interest rate lower than current offer rate. By paying this percentage upfront, the interest rate over the term of the loan will be reduced. The points will be paid at closing with the remainder of the closing costs and downpayment at closing.

What are the beneﬁts of discount points?

A benefit to discount points is that it allows the borrower to have a lower rate, which in turn saves them interest over the course of the loan. For example, a quarter of a percentage lower in interest rate could save the borrower tens of thousands of dollars over the course of a 30-year loan.

Are there any negatives to discount points?

Discount points will significantly increase funds needed to close and are not incremental. If you pay 1 percent of your loan amount of $300,000 and that reduces your rate by .25 percent which lowers your payment by $40, it would take you 75 months to recoup your $3,000 — meaning you would have to stay in your home 6.25 years to make the discount point “worth it”.

Where can homeownersto-be ﬁnd out more about discount points?

Discount points are available to all buyers on all programs but [should be] discussed with your lender as soon as possible to make sure your closing disclosure and loan estimate are accurate.

Pine Canyon is a private golf course community of primarily second-home residences in Flagstaff offering a variety of options from cabins and townhomes to home-sites and custom-built homes. or many first-time new-home owners, this is their first time owning a pool, too. If that’s your situation, you need to be aware of your responsibility in protecting family, friends and even Fido from this inviting backyard oasis. Regulations vary “According to state law, forms of barriers are required for all private pools; however, each city identifies where those fences have to be,” said Forrest Smith, deputy chief of community outreach/PIO divisions for the Mesa Fire and Medical Department. If you live in an unincorporated area in Maricopa County, rather than a city or town, county law applies. Maricopa County adopted pool barrier requirements in 1954 and the requirements have basically remained the same since then, said Thomas F. Ewers, plan review manager and chief building official at the Planning and Development Department, which approves and inspects new private pools from its Phoenix office. Similarly, in incorporated areas, contractors typically work with individual municipal building departments for plan submittal, permitting and inspections. Detailed building codes In Mesa, for example, the city’s building code defines a swimming pool as a “structure ... that contains water over eighteen inches, including in-ground, above-ground and on-ground pools, hot tubs or spas, fountains and fixed-in-place wading pools.” Mesa requires a five-foot minimum fence or wall to be at least 20 inches from the water’s edge and no gaps or openings should be larger than four inches, said Meghan Chute, fire and life safety
