Inside job Finishing the interior of your new home is a multi-step process
I
n a previous issue of NewHomecentral, we described how the exterior of your home gets built. In this article, we’ll discuss some of the actions involved in creating the inside/interior of your new home. As it’s being produced, the interior of your new home will contain standard builder elements (such as electrical, gas and plumbing infrastructure; and wood frame covered with insulation, wrapped in drywall and topped off with paint) that are not subject to choice. Other elements can be of your choosing as a buyer. In most situations, you are able to select your kitchen appliances, flooring, cabinets, countertops, plumbing fixtures and built-in light fixtures. Those selections are made well ahead of construction time — typically in the builder’s design center, shortly after you sign a purchase agreement.
Framing, insulation and more Inside your new home, here’s what happens during construction, explained Bob Frank, president of Phoenix-based Frank Residential, a builder of singlefamily and multi-family communities: wood framing is completed for all of the separate rooms and for the staircase, if applicable, as indicated in the architectural blueprints. Then, interior gas, plumbing and electrical lines are installed, said customhome builder Erik Tinker, owner of Tinker Development in Scottsdale and

Flooring, cabinetry and more Flooring goes in next, Frank said, adding that “the cabinets go in about four weeks prior to the closing; countertops are installed just after the cabinets are set.” The cabinets are measured to precisely accommodate the appliances.
Designing the interior with window coverings, furniture and accessories typically is the province of the new homeowner. But with model homes, interior design is the responsibility of

host of a YouTube series called “Building with Tinker.” Insulation is applied to the wood framing, Frank said, and then drywall is applied. The drywall includes cut-out openings for wiring required for builtin lighting in the kitchen, living space, bathrooms, hallways and bedrooms. It also includes cut-outs to accommodate ceiling fans and wiring and cabling required for smart TVs and home automation. Painting, trim carpentry and more Next, texturing and the first coat of paint may be applied to the drywall, Frank said. After those materials are applied, what’s known as a trim carpenter comes in to install all of the interior doors and baseboards. That’s followed by electrical trim such as wall switch-plates.
Plumbing, cleaning and more Once flooring is complete and cabinets and countertops are installed, plumbers install the faucets, toilets and sinks, Tinker said.
the builder. Jeff Blandford, president of Blandford Homes, said an interior designer for his model homes is often engaged at the very beginning of the process. “Blandford Homes typically brings in the interior design team when we’re in the planning phase for what model homes we want to build,” Blandford said. Typically, it takes a designer between six and eight months to create the concept and the final design and then execute the placement of the decorating, Blandford said. “Some

model home complexes can take as long as 12 months to create,” he said. Blandford Homes’ décor in model homes “is meant to help homebuyers visualize how they could live in a home and how they might place their own furnishings,” Blandford said. “We also want to give them fresh new ideas

A convection microwave might be best.
Even low-end microwaves typically have multiple power settings. For example, if you choose 50 percent power, the microwave is on full power 50 percent of the time.
These can cook with 30 percent power 100 percent of the time. This inverter technology gives you much more even and controlled cooking versus the 50 percent at full-power-type microwaves. Source: Dan Beyer, Beyer Appliance Service GE Appliances
What’s hot in microwaves
Q
These taken-for-granted appliances have an interesting history…and an even more fascinating future
M
icrowaves send radio waves into your food. Basically, the radio waves excite the water molecules in the food causing them to get hot and heat the surrounding food. That’s why low-moisture-content foods don’t cook very well in a microwave, explained Daniel Beyer, principal of Tempe-based Beyer Appliance Service, a family-owned business he opened in 1992. Employing 21, the company operates throughout the Valley and repairs all domestically made household major appliances; they also sell used appliances. We recently asked Dan to kind of give us a “microwaves 101” tutorial and update us on what’s new and exciting in microwaves.
A
First, give us a brief history of microwaves.
American engineer Percy Spencer is generally credited with inventing the modern microwave oven after World War II from radar technology developed during the war. This “Radarange” was first sold in 1946. Raytheon later licensed its patents for a home-use microwave oven introduced by Tappan in 1955. Sharp Corporation offered the first microwave oven with a turntable between 1964 and 1966 and followed that with low-cost microwave ovens affordable for residential use in the late 1970s.
Q A
What’s new in microwave technology?
Microwave technology is integrating smart phones and tablets with the capability of “scan to cook.” With this, you simply scan a barcode to send cooking instructions straight to your microwave. Also being developed are microwaves that target specific foods and cook them at different power levels –– all on the same dish.
Q A
What’s a convection microwave oven?
A convection oven cooks like a traditional oven with heating coils. Some models have convection, microwave and steam cooking, all of which can be used separately or in combination. They also give you the capability to have an extra oven. A convection microwave lets you cook with the speed of a microwave while also cooking like a conventional oven with a browning element.
Whirlpool
uses moisture sensors, acoustic sensors and heat sensors. These sensors send information to the microprocessor; based on what your input is in the touch panel, it makes it easier to get your foods cooked right without guessing. Speed cooking uses convection and microwave cooking simultaneously. Your food cooks fast (microwave) and browns (like a conventional oven).
Q
Explain/describe microwave drawers, sensor cooking and speed cooking.
A
Microwave drawers are under the counter. They open and close just like a drawer. The advantages are that you’re not reaching over your head for hot food (i.e., over the range) and they free up counter space. These drawer-type microwaves, however, are not available with convection. Sensor cooking in microwaves has been around for quite some time. It
Q
What should you ask your homebuilder about microwave options?
A
Ask what microwaves and similar appliances are right for your lifestyle needs.

Q A
What is RESPA? How long has it been law?
RESPA (the Real Estate Settlement Procedures Act of 1974) provides consumers with improved disclosures for a loan secured with a mortgage of residential property. It requires lenders, mortgage brokers or servicers of home loans to properly disclose fees pertaining to the transaction. The law went into effect June 20, 1975. It regulates — and in some cases prohibits — certain practices that are considered abusive such as kickbacks, unearned fees and excessive reserve accounts.
Q
How can RESPA help prospective homebuyers become better shoppers?
A
RESPA requires that information about the settlement process and settlement charges be provided in
for future payment to the real estate taxcollecting agency and to the insurance company that insures the home), the consumer is now equipped with disclosures in hand to better understand why their monthly payment will be what it is.
advance of the settlement so that the borrower may engage in comparison shopping. This allows the clients to exert market influence on the providers of settlement services (i.e., title companies) and control costs.
Q
How can RESPA make someone a more informed homebuyer?
A
Borrowers are educated in advance about the various costs for their home purchase. Homebuyers use RESPA to help budget and plan for accurate closing figures and help ensure a smoother closing process, the official legal transfer of property from seller to buyer. Because RESPA also governs the collection and maintenance of escrow accounts (money paid to the lender at the same time a mortgage payment is made that is set aside by the lender in reserve
Q A
How does RESPA protect homebuyers?
RESPA was implemented for the protection of the consumer. Gone are the days of lenders understating fees as a way to entice buyers to use their discounted services — only to inflate them later. In the past, buyers would sometimes show up to sign their closing documents only to find out the figures were significantly higher than what they were previously told. RESPA requires documentation be provided to the customer.

What are the most important provisions of RESPA?

One of the most important provisions of RESPA for prospective homebuyers is the “disclosure process.” RESPA and the required disclosures can lessen the stress with improved disclosures and keeping all lenders on an equal field. Lenders are now required to provide disclosure before the loan, during the loan, prior to closing and even after the closing. With RESPA in place, consumers are provided with timely and accurate disclosures. Homebuyers can confidently make offers to procure a home and trust that the loan process and financial institution they are working with will deliver as promised. –Reported by Debra Gelbart

often and participate in a range of golf programming all within close proximity to their home,” she said. “Residents who may not play golf love the opportunity to purchase a home with gorgeous views of the golf course.” In Verrado, homes range in price from the $200s to the $500s, Charpio said. Both of the Verrado Golf Club’s courses — the Founder’s Course and the Victory Course — are public. and accessories right here in Phoenix — and that you can tour the factory. “We’re a family-owned company with an engineering passion for making the newest club better than the previous [club] with measurable performance improvements,” said Pete Samuels, director of marketing communications and a 35-year company employee. “All PING clubs are custom-fit and custom-built to a golfer’s individual specifications to ensure that performance.” PING is led by chairman and CEO John A. Solheim, the youngest son of founder and World Golf Hall of Famer Karsten Solheim and his wife Louise. His son, John K. Solheim, is the company president. From garage to golf course Originally a shoemaker, then a mechanical engineer, Karsten Solheim wanted to improve his game — starting with a better putter. One day, while puttering around his garage [no pun intended…] in Redwood City, California, he began crafting a club — and a reputation.

Cachet at The Wigwam: The golf course at Cachet at The Wigwam in Litchfield Park “offers beautiful openspace views for both golfers and nongolfers of all ages,” said Sue Goodrich, vice president of sales and marketing for Cachet Homes. Cachet at The Wigwam includes single-family homes, custom homes and condominiums starting from the $270s. Three public golf courses are part of the Wigwam Golf Resort, operated by JDM Partners. Toll Brothers: Living near a golf course “is a lifestyle choice,” said Kevin Rosinski, division vice president of Toll Brothers, a luxury homebuilder in Scottsdale. “Golfers and non-golfers may want a home on the golf course just because the views are so beautiful.” Five Toll Brothers neighborhoods feature golf course living: in Rio Verde near North Scottsdale, and in Gilbert, Fountain Hills, Peoria, and Dove Mountain in Marana [in Southern Arizona]. Home prices start in the mid-$400s. Trilogy, Shea Homes: “The golfer enjoys the convenience and camaraderie a golf course community provides,” said Hal Looney, Arizona President, Trilogy by Shea Homes, which maintains four Trilogy communities in the Phoenix area. Some Trilogy communities are all-ages; some are active-adult; some are all-ages with active-adult neighborhoods. The buyer looking for open space “wants to live in a community that has rolling greens winding through neighborhoods and a beautiful natural backdrop. Not only does a well-conditioned course enhance
By day a General Electric engineer, at night and on weekends Solheim was a perfectionist craftsman. He knew he had a great putter, so when the pros were in town, he demonstrated what his revolutionary club could do in their world — where just one stroke can win a tournament and a bundle of money. Back in the garage, Solheim maximized weight distribution by making both ends of the putter head heavier which diminished off-center hits: presto, the world’s first heel-toe balanced putter. In 1961, GE brought Solheim to Phoenix where he and Louise found a

the overall community, but [a nice course] also [enhances] home values.” Additional amenities “Many residents in our community choose to purchase a home with views of the golf course whether or not they are golfers,” Charpio said. “Our residents enjoy access to the Verrado Golf Club’s two restaurants, The Verrado Grille and The Cliff House, which both offer indoor and patio dining with beautiful views of the golf courses and the White Tank Mountains.” Olson agreed, stating that golf courses are often part of master-planned communities like Estrella that offer a variety of other attractive features. For example, in addition to golf, “Estrella residents enjoy a variety of amenities that promote an active outdoor lifestyle such as parks, more than 40 miles of trails, 72 acres of lakes, a yacht club and two residents’ clubs,” he added.

At Cachet at The Wigwam, Goodrich said that the community’s “beautiful pool, spa, outdoor kitchen, outdoor gathering area and exercise room draw in residents.” “Golf communities such as Superstition Mountain absolutely attract non-golfers,” said Mark Gurnow, general manager of Superstition Mountain Golf and Country Club in Gold Canyon in the far East Valley. “In fact, many of our residents are not golfers and we have a social membership option that allows for limited access to the course but full access to the rest of the Club’s amenities and events.”
house with a big garage. Karsten made the putters while Louise managed the business. Five years later, he returned from the Los Angeles Open telling Louise he was determined to design a putter that would “answer” the competitors’ putters. Karsten soon had a design but needed a name so Louise suggested just what Karsten had proposed the new putter would do, e.g., “Answer.” Karsten is said to have replied that “Answer” is too long to fit on a club, so Louise then suggested the same word, but with a slight twist: leave out the “W.” Voila: The world-famous ANSER has since fit perfectly on many, many clubs. Tours Tours of the PING factory, which employs more than 800 Valley residents, are by appointment only and must be scheduled in advance through the company’s Consumer Relations team at 800-4746434. The factory is located near Peoria Avenue and I-17 in North Phoenix.

Navigating the pros and cons of paying off your mortgage

Q A
Is 20 percent a standard down-payment?
Only 25 percent of buyers put down 20 percent or more. There are lots of great loan programs with low down-payments. We’ve been spoiled with ultra-low interest rates for a long time — and they’re going up. But rates are still historically low.
Q
What are the differences between conventional, Veterans Administration (VA) and United States Department of Agriculture (USDA) loans?
A
There are many differences including credit requirements, loan amount, loan tolerance/guidelines, eligibility –– and, of course, downpayments. For example: For Federal Housing Administration (FHA) loans, the down-payment is 3.5 percent, while
USDA and VA can be zero percent down on a case-by-case basis. Conventional conforming (non-jumbo, that is, at or below normal mortgage limits) now has a 3 percent down-payment program with reduced mortgage insurance on moderate household incomes or lower. Each program might have the possibility for down-payment assistance as well. Speak with your lender.
Q
What is a jumbo loan and what are its downpayment requirements?
A
A jumbo loan is more than $453,100 in Arizona, as set on a state-by-state basis by the two government-sponsored enterprises, Fannie Mae and Freddie Mac. HomeBridge Financial Services has a jumbo program with as little as 5 percent down. –Reported by David M. Brown

Q
What are some of the “pros” of paying off a mortgage?
Q
Being mortgage-free is as much an emotional choice as it is a financial choice. The easy financial answer is if you can make a higher return by investing than the interest rate on the mortgage, it makes sense to keep the mortgage and invest. My experience has been that clients who have no mortgage in retirement tend to not worry as much when markets and investments misbehave and tend to not make rash investment decisions at the wrong time.
A
There are two main “cons” in my opinion — the first is from a taxdeduction standpoint. The second “con” is a basic use-of-money issue. We call this an opportunity cost if you could earn a higher rate of return on the investment than the true cost of the interest on the loan.
