uilding a home up north can be a bit different than choosing to build a home here in the Valley of the Sun — especially with respect to the heating and cooling systems, the style of the home and even the materials selected for the finishes. Heating and cooling For example, in Pine Canyon, a luxury home community in Flagstaff, some folks say that — obviously unlike in the Phoenix area — you won’t use air conditioning very often. “Flagstaff is generally 25 to 30 degrees cooler than Phoenix, so air conditioning is rarely needed,” said Deana Keck, executive vice president of community development for Pine Canyon. “Most residents find that a well-insulated home helps keep their homes comfortable in the summer with a little help from open windows and doors to bring in the cool morning and evening air.” For heating, Keck said, buyers have many choices. Most residents use forced heat, she said. “Radiant heating in the floors and fireplaces that are designed to keep relatively large areas warm are other options. Many Pine Canyon residents prefer natural gas fireplaces, due to the ease and convenience [of gas versus a wood-burning fireplace].”

Indeed, industry experts advise that there are a number of important steps you can take that will help you sell your current home. Here are just a few ideas for you to contemplate. Hire a professional Of all the things a homeowner should do prior to listing a house on the market, many experts say that the first should be finding an experienced listing agent. “Bring in an agent as early in the process as possible,” said Joseph Callaway,

Be sure your home’s entrance is clean, colorful and welcoming. “Spend a little money to add bright, beautiful flowers and planters to enhance curb appeal,” said Kyle Caldwell, a realtor with The Sandra Baldwin Team, Launch Real Estate. “Trim trees and bushes and remove branches and debris from the front yard.” Once inside, make sure your entryway doesn’t include a large amount of personal collections or family pictures. “It’s important to disassociate yourself with the house,” Caldwell said. “Let go of your emotions and accept the house will no longer be yours.” Simple cosmetic updates Most real estate professionals agree that you often don’t have to spend bundles and bundles of money to get your house in tip-top selling shape. As a matter of fact, relatively easy and generally affordable fixes such as a fresh coat of paint and

One technique that you might want to consider is using a professional stager to help position furniture and add lighting. “We provide a stager for all of our clients,” Callaway said. “She goes through every room of the house and looks at it with buyers’ eyes, focusing on making sure each room feels spacious, functional and inviting.” In addition, be sure that each room of the house shows as intended. For instance, if you’re using your dining room as a home office, you should temporarily switch it back to a dining room configuration while the home is on the market. “Buyers need to see the space as it was meant to live in,” Callaway said.

Storm said the same is true at The Rim Club in Payson. “A multi-level home is the best way to capture the views of the San Francisco Peaks and the forests that surround our homes,� Keck said. “A two-story design also can accommodate a basement (technically called a ‘walkout,’ where the lowest floor of the home is not actually underground), which typically stays cooler all year round, due to the nature of heat rising.�

Keck said. “But it stands up to wear and tear better. While most of the homes in Pine Canyon continue to use granite, as it is a very beautiful finish, we are seeing some homes starting to use marble countertops, primarily in bathroom areas. A few of our custom homes have concrete countertops. Concrete is a good choice for climate-controlled homes, but should be avoided if you are not in the home for the winter, as the material expands and contracts with temperature changes.� Carlson [of TDLC Development] agrees. The new trend is quartz, he said, which is “esthetically comparable to marble and wears much better.� Granite is still a good option, he said, that wears well.
Best finishes to choose Wood floors provide more warmth than tile floors, Storm said. “But if the home utilizes radiant heating, tile versus wood doesn’t really matter. It’s a matter of preference and the environment each resident is creating within his or her home,� she said. “At The Rim Club, we typically see wood flooring mixed with travertine tile in the main living areas, with carpet in bedrooms for extra warmth. Many of the homes in The Rim Club have beautifully restored or reclaimed wood flooring to enhance the mountain-cabin feel of the home.� For countertops, you may want to consider quartz instead of granite. “Quartz is a very durable countertop material that has the beauty of granite,�
Important points to ponder Carlson said that prospective buyers should keep a couple of important factors in mind when considering purchasing a new home in Northern Arizona: • A flat roof is not a good option because of snowfall. • Be aware that plumbing will be installed in the home’s interior walls whenever possible to prevent direct exposure to freezing temperatures. Keck and Storm also remind potential buyers that if they choose to build during the winter, they should be prepared for construction delays due to snowy weather. And if they’re not planning on using the home in the winter, it’s very important that they take steps to “winterizeâ€? their home to prevent pipes from freezing on especially cold nights.

“Homebuyers may prefer to choose a move-in-ready designer home and become seasonal residents or until they decide to make a permanent move,� Morrison [of Robson Communities] said. “There is no need to plan out vacations when you have a beautiful home with access to indoor and outdoor pools, an impressive clubhouse with activities, a full-service restaurant, a golf course and plenty of pickleball courts.� Other advantages In many instances, Snoddy [of AV Homes] said that pricing is slightly more advantageous for these homes. But as the designer home becomes more complete, the buyer typically cannot make changes to what already has been selected, he added. That suits many buyers of designer homes just fine, Morrison said, noting that some homebuyers prefer the benefit of having the selections and interior color choices made for them. “They get to focus on moving into their new home that has all the benefits of a beautiful, finished home,� she said. About half of AV Homes’ inventory homes are complete and all options chosen, Snoddy said. About 25 percent of the homes are early in construction and the other 25 percent are halfway through construction or further. “The homes early in construction allow certain options to be chosen by the customer and those options are typically those the customers care the most about — countertops, flooring and cabinets,� he said. Finally, according to these builder representatives, most builders work with preferred lenders who can expedite the mortgage process for move-in-ready homebuyers.
