As we turn over to a new year, it is a good opportunity to outline what’s on the agenda for 2019. It is going to be an eventful year with the launch of the refreshed path and trail signage and maps; new seasonal program guide; implementation of the strategic plan that the community collectively developed over the past two years; and new program offerings.
Part of the Community Council’s mission is “visioning and facilitating initiatives that enhance residents’ quality of life, serve collective interests and promote the DC Ranch Brand.” It is our goal to ensure that DC Ranch remains vibrant and relevant for both current and future owners. How do we do that? With your help, of course. Look for these opportunities to provide input on the future of your community in 2019: • Programming Open House Learn about all programs, events, and activities offered in DC Ranch, and weigh in on what programs you’d like to see.
• Resident Survey A resident survey is conducted every 3 years; please take the time to complete your survey when it arrives this spring. • Master Plan Process Contribute ideas about what amenities would add to the DC Ranch experience.
Spending time on these initiatives is a critical component of maintaining and sustaining a dynamic, world class community and supporting strong home values. As always, if I can be of service, please contact me.
Living Connected DC Ranch seamlessly connects people to the beauty of both the created environment and the natural Sonoran Desert. Residents feel a sense of community, connecting with each other in friendship and common interest. It is a thoughtfully crafted community designed with unprecedented attention to detail. DC Ranch has a distinctive governance structure with ample resources that exist to ensure a legacy of an amenity-rich and active way of life. The highest standards and a convenient north Scottsdale location establish DC Ranch as a nationally desirable place to live with an exceptional quality of life and premium home values.

Ranch Association Board election
It’s not too soon to consider who to elect to the Ranch Association board for 2019. The election process begins Feb. 1 when candidate forms are posted on the DC Ranch website. The process concludes at the annual membership meeting scheduled Monday, April 1. This year there will be three board positions up for re-election. Two-year terms are expiring for Fred Green, Dr. Phil Geiger and Elizabeth Kepuraitis. Be sure to connect with your Neighborhood Voting Member (NVM) about your candidate choice, as NVMs are responsible for casting votes on behalf of the neighborhood they serve. Contact information for each NVM is listed in the Community Management section of DCRanch.com, or call the Ranch Offices at 480.513.1500 for assistance.

any residents are concerned about the speed of vehicles around the community’s neighborhood parks and greenbelts. In September 2018, the Ranch Association Board approved a plan to collect speed data around Ethel’s Garden and the rear gate park in Arcadia. The overwhelming conclusion is that people are driving too fast. At its January 7 meeting, the Board will likely approve issuing

Please slow down fines for excessive speeding to those identified by the speed camera driving more than 11 miles over the posted limit around residential parks where the posted speed is 15 mph. That means drivers caught by the camera will be fined $300 on the first offense.
DC Ranch executive leadership is interested in hearing feedback and suggestions from residents. The executive directors and board members from both Community Council and Ranch Association are scheduling visits to neighborhoods to meet with residents. During the launch meeting, held recently in Park and Manor, residents brought up ideas on speed control, landscape maintenance, a crosswalk on 91st Street, addition of a pathway along 94th Street to Bell Road and additional trash receptacles and speed enforcement signs. To host such an event, please call the Ranch Offices at 480.513.1500. The Ranch Association will help notify neighbors, post the event date and time and bring refreshments.

New year brings new focus on living connected at DC Ranch BY MIKE GERTZMAN, COMMUNIT Y COUNCIL
s new people move to DC Ranch and North Scottsdale continues to see substantial growth, it is the goal of the DC Ranch leadership to establish a clear understanding of the DC Ranch vision and remind residents about the unique attributes that make living here so special.
THE DC RANCH VISION: THOUGHTFUL PLANNING
Inspired by the original beauty and authenticity of the land, DC Ranch is the result of thoughtful planning and careful consideration of how
the elements that contribute to creating a community fit together. The community is composed of 25 diverse neighborhoods within four distinct villages that interact with shared open spaces to create the sense of living with the land.
THE DC RANCH COMMITMENT: COMMUNITY AND INCLUSIVENESS DC Ranch is a dynamic community in which stakeholders feel a sense of connection, shared commitment and mutual responsibility.
The parks, sidewalks, paths and trails at DC Ranch are a perfect example of the DC Ranch commitment to fostering an inclusive community.
They do not have gates—allowing all DC Ranch residents, including apartment residents, pedestrian access to these special amenities.
All residents are welcome to use the paths and trails to go from neighborhood to neighborhood to explore their community.
Residents place such a high value on this resource that DC Ranch is taking steps to improve the experience for everyone who uses the paths and trails. It is important to remember that the DC Ranch neighborhood parks are intended to be used for the passive recreation and peaceful enjoyment
of the residents and their guests. They are not designed or managed to host parties or formal events.
Additionally, with its community centers, social events, health, wellness, arts and educational programs, DC Ranch residents have access to a vast amount of fantastic opportunities to enrich their lives and interact with their neighbors.
DC RANCH NEW YEAR: WELCOME 2019
As the second decade of the 21st century nears its end, it will be the mission of DC Ranch to deliver a future worthy of this magnificent community’s exceptional past.

Resident Feedback Spurs New Programming • Monthly social hours for residents to informally gather and connect with neighbors
H
BY JONA DAVIS, COMMUNIT Y COUNCIL
igh-quality programs and events are at the heart of the DC Ranch community. The Community Council offers over 50 different events and activities each year.
A critical component of the selection process for what to offer is resident input. In early 2018, the Community Council hosted a Programs and Events Open House followed by a Ranchwide survey for residents to share feedback on current offerings and give suggestions for new activities.
CHANGES IN 2019 PROGRAMMING TO INCLUDE:
• Instructional lectures that supplement the community’s commitment to lifelong learning • Off the Ranch group for planned social excursions throughout the year
• More specialty classes and clinics, such as Bridge, Mahjong and drop-in Pickleball
• Path & Trails Forum and Grand Opening to highlight the new path and trail signage, kiosks, maps and safety markers
HOW DOES DC RANCH DETERMINE WHAT PROGRAMS TO OFFER? Programs:
... are based on resident demand and participation levels
... provide a diverse array of offerings and events that appeal to all demographics, from lifelong learners to families and youth to adult ... are consistent with and support the DC Ranch Brand and Community Values … are designed within a comprehensive year-round calendar
… offer a balance of community traditions versus new, unique and trendy … are annually evaluated to keep, refresh or eliminate
… are vetted by the Community Council Board
Much loved events such as Starlight Concerts, Spooky Carnival, Eggstravaganza and PJs will continue to delight. Due to their popularity, guided hikes and adult trivia nights that were part of the special 20th anniversary programming will now be ongoing. Residents will also find additional camps for youth and a game day for all ages this summer.
Based on resident feedback, Council is implementing registration improvements. Participants can register for programs and clubs sooner and, to make registration easier for ongoing fitness programs, residents may now purchase classes up to three months in advance! The Eventbrite registration platform has lowered its processing fees, so program registration has been adjusted accordingly. When registering, residents will also see one price which comprises both the processing fee and program fee. Watch for seasonal program guides showcasing all event and program information at a glance beginning this spring and visit the DCRanch.com calendar for all events and programs in 2019.

fter a slow build-up post-recession, 2018 saw significant real estate activity with a 20 percent increase in sales for DC Ranch, according to Silverleaf Realty. Months of record home sales and price increases (reaching 2006 levels) in the Metro Phoenix area slowed in the last quarter of the year due to a rise in interest rates and changing tax laws. Even so, 2019 is poised for a solid start.
Mark Stapp, Director of Center for Real Estate and Practice at ASU, shares his thoughts on the DC Ranch market. “North Scottsdale is a highly desirable and sought after place to live that also attracts business which employ workers that want and can afford to live in the area. This drives demand. DMB is one of the best master planned community developers in the nation and insisted on the very best in community planning practice. Coupled with a finite supply and tight development restrictions, it is a desirable location for investment,” says Stapp.
According to the U.S. Census Bureau population estimates, Maricopa county was No. 1 in the country for population growth in 2016 and 2017 and new home permits increased 18 percent in 2018. Arizona’s priciest home sale in 2018 was $18.8 million for 21,000 square feet, right here in Silverleaf at DC Ranch. Currently, a 4-acre Silverleaf property offered at $26 million is the most expensive home listing in Arizona. Nina Joki of Silverleaf Realty says, “Only four original home sites are still available to purchase and 80 percent of all available custom home lots are now complete or currently under construction. People like it here because it is private and secluded within a city, not to mention the incredible views.” Another trend she sees is an increase in remodels because people are choosing not to move.
“Appreciation lagged a bit in North Scottsdale, but that’s because prices didn’t dip as far as other parts of the Valley,” said Jim Belfiore, President of Belfiore Real Estate Consulting. “More moderately priced homes that are in a master planned community

like DC Ranch have done well and will continue to attract a large buyer population. Excess inventory is what causes distress, but North Scottsdale has very little inventory.” Belfiore adds, “The new ICON project in the area is very exciting. They are taking some of the last parcels of land, making it available to a larger buying pool and diversifying the type of living options, which is very positive.”
BEHIND THE NUMBERS
Gene Montemore of Launch Real Estate says, “The highest value Silverleaf neighborhoods may see modest gains over the next 5 years whereas other DC Ranch neighborhoods are forecasted for gains up to 18 percent by 2023.”

INSIDE SILVERLEAF
A featured residence on the Phoenix Home & Garden 2018 Home Tour, this elegant Italianate villa in Silverleaf is infused with formal Mediterranean élan. The owners of this stately home gave instructions to architect Mark Candelaria, builder John Schultz and landscaper Jeff Berghoff that were quite simple: build us the finest and most comfortable stately home in America in the best place to live in America. And that is what they did from the crystal chandeliers hanging from its hand-painted high ceilings to its Italian marble floors covered with Persian rugs and statuary. There are inside gardens, a great moat to keep their pets in and wild animals out, and their extensive collection of art hangs on Venetian plaster walls. Elegant his and her offices face each other with a fountain garden in between them and the house's great library and kitchen have to be seen to be believed.

Healthy tips to get back on track after the holidays
Colten Tyler, personal trainer at DC Ranch Village Health Club & Spa, has created a list of simple-to-follow tips that can help prevent, and even keep your progress going once the holidays have come and gone.
1
Measure your goals.
It can be very difficult to create a plan to move the needle when you don’t know where you would like to be. A good strategy is to use the tried and true SMART system, which stands for specific (define it out), measurable (how you will decide if you are making progress), achievable or attainable (is it possible to achieve), relevant (how does this make sense for your specific goal), time bound (setting a time frame to accomplish). Writing this out will help you articulate a goal and plan for success.
2
Identify a supportive community or partners.
You are more than twice as likely to stick to your goals when you surround yourself with people who are supportive and/or trying to accomplish the same thing as you. This is especially true for fitness. Join a gym that includes group classes/ training or finding a workout partner who is reliable and has similar goals.
3
Don’t give up if you mess up.
It is likely that at some point you will slip up due to unexpected life events,
or maybe just a moment of weakness. The most important part is that you get back on track. There is no need to punish yourself or compensate for slip ups.
4
Mold your environment to make success easy.
Set up your life to make the things you want to avoid very difficult and things you need to do easy. For instance, try eliminating the types of food you want to avoid from your house, or putting them in a very inconvenient place. In contrast try setting out all your gym clothes the night before to make it as easy as possible to follow through the next day.

Set rewards/mini celebrations. Sometimes it can help to have something to look forward to.
Set benchmarks for your goals that you will celebrate. For instance, if you make it to the gym 3-4 days a week for a month, you could celebrate by buying gym clothes or shoes you have been eyeing, or rewarding yourself with a spa day or massage after a month of eating healthy.

Neighborhood Spotlight
In 2019, a different neighborhood within DC Ranch will be showcased each month. Learn about who and what makes these areas a special place to call home.
NEIGHBORHOOD: MARKET STREET VILLAS
arket Street Villas is a neighborhood of 90 single-level patio homes located off the south loop of Desert Camp Drive in Desert Camp Village. This quaint neighborhood features Spanish Colonial architecture with front courtyards and shared paver driveways that create a neighborly atmosphere. Upon entering, visitors are welcomed by a lush greenbelt area where neighbors frequently gather for evening get-togethers.
The neighborhood was created much like other DC Ranch sub-associations; however, the Ranch Association serves as its property manager, for all intents and purposes, handling most exterior maintenance, such as painting, roofing, street repair/sealing and landscaping. What appears to be residential front yard areas are actually common area maintained by Association maintenance and landscape crews. It’s a short walk to Desert Camp Community

Center and not far from Market Street, making it an ideal and convenient location.
Construction first began in the early 2000’s. An additional 15 triplex villas were added in 2016. Each of the 30 residential structures, built by Camelot Homes, feature three single-family homes with shared common walls ranging in size from 2,000 to over 2,400 square feet.
I wanted to live here. I literally went directly to the Camelot sales office and picked out a lot.
In the nineteen years since, I’ve been a community volunteer in each of the three neighborhoods we’ve lived in and have served as the NVM at Market Street Villas for five years. I am passionate about my home,
neighbors, and the need to step up and do my part to steward this great place. Market Street Villas is a unique neighborhood … like the old sitcom, Cheers, it’s a place where everybody knows your name! The central greenbelt is our jewel and meeting place. The dogs play, neighbors chat and everyone goes home feeling connected and happy.

BY LORI CALHOUN | MCDOWELL SONORAN CONSERVANCY
anuary is a great time to get outdoors and expand one’s knowledge of the desert we call home. The Preserve has miles of trails for all levels at Brown’s Ranch, Gateway and Lost Dog Wash trailheads. The Jane Rau, Bajada and Kovach nature trails offer convenient and barrier-free access with interactive learning displays that help enhance the experience of Scottsdale’s McDowell Sonoran Preserve for everyone. Find more information about the accessible trails at mcdowellsonoran.org/ visit-the-preserve.
Looking for a bit more adventure? Consider one of our many guided hike or bike rides. These complimentary tours are led by experienced stewards and there is something for everyone. Discovery hikes are an easy, fun and interactive hike designed to teach about the history and ecology of the Preserve. For example, the 2-hour family hike on Jan. 13 will explore how the Hohokam people were able to survive and thrive in the harsh Sonoran Desert by using what the desert gave them in creative ways. Wellness hikes tend to be a bit more challenging, offering a more vigorous hike to remote areas of the Preserve. The 6.5 mile hike on
Jan. 26 will travel around Granite Mountain with its stands of saguaros and a side trip to Balanced Rock. For more information on guided hike and bike tours, visit mcdowellsonoran.org/events. The more experienced trail goer might consider giving the All Trails Club a shot. This can be done by visiting mcdowellsonoran.org/ volunteer/all-trails-club. Using the spreadsheet, visit all the trails by foot, bike or horse, then record it and send your sheet to the Conservancy to be formally recognized. The new year is also a perfect time to consider ways to become more involved in the community. The McDowell Sonoran Conservancy offers many ways to do that through volunteering and donations. This year launches the Conservancy Hero’s campaign where a $60 annual donation provides a membership card, Conservancy sticker and subscription to Mountain Lines magazine. For more information on all the ways you can become involved with the Conservancy, visit mcdowellsonoran.org and click on the support or volunteer tabs.
