efore 2009, electric fireplaces were designed more as low-cost spaceheaters and didn’t look like fireplaces. Modern Flames, founded in Phoenix in 2009 by Kris Richardson and Tom Foy, changed that. “We believed there was an increasing demand for a higher-quality, more realistic electric fireplace that looked more like real fire,” Richardson said. “We developed an industry-changing flame pattern that elevated the outlook of electric fireplaces in the industry and we have been improving the flame and features ever since. Many customers tell us that electric fireplaces can be a substitute for gas fireplaces, allowing for an easier installation at a fraction of the cost.”

From the “flame image to the specific features, to the fit and finish of each product, we try to give the consumer the best fireplace experience possible with current electric fireplace technology.” —Kris Richardson, Modern Flames Not-to-be-missed giveaway To celebrate the company’s seventh anniversary, Modern Flames is giving away a gorgeous electric fireplace to a lucky visitor at any of several designated condominium communities in greater Phoenix. One winner will be drawn on Tuesday, Jan. 31, 2017, and will be featured (along with the community they visited) in the March issue of Condo Living AZ. Modern Flames distributes its products in fireplace stores located throughout North America; the company’s presence is increasing in other countries around the world, too. More than 500 Modern Flames dealers have at least one product on display, Richardson said, and the entire product line can be viewed in person and purchased at either Arizona Fireplace location in Phoenix. Location specifics and contest details are on page 2 in this issue or can be found at condoliving.azcentral.com.

ou might not have thought about how much more flexible a condo can be compared to a single-family home when it comes to “rightsizing” your living space. But it’s a fact that condominiums are often designed to offer the optimum configuration for your needs.

“With a modern condo,” said David Newcombe, co-founder and associate broker at Scottsdale-based Launch Real Estate, “you can choose precisely the living space you need with the exact features you want.” If you no longer need a tub in the master bath, why should you pay for one? If you don’t want hallways, you can find a brand-new condo without them. “Right-sizing means finding the exact amount of living and storage space that fits your lifestyle,” Newcombe said. “And it can be done easily because condo developers are quite creative with floor plans.” The right time to right-size How do you know when it might be time to “right-size” your condo — including considering a larger living space — or move from a single-family home to a condo with less square-footage than you currently have? First, here are some signs you may need a larger living space, according to Keith Mishkin, owner of Cambridge Properties in Phoenix: • You’re expecting a baby — or your millennial “baby” is moving back in.

“Whichever condo you choose, it will be among the first new condos available in the Phoenix area since the recession.” —David Newcombe, Launch Real Estate

• You’re retiring soon and plan to travel and you want maintenance-free living. Newcombe added financial considerations to the list of reasons for choosing a condo over a single-family home. When you’re looking at condo living, you should evaluate all of the amenities that are included as well as the proximity to services that are important to you rather than simply the square-footage connected to the gross purchase price, he said. With a condo, the most important factor is whether it fits your lifestyle — both in terms of where it’s located and how the interior space is configured, he noted. “And though you may be getting less actual square-footage for your purchase, you’re getting exactly what you want in terms of how you’ll live.”

Control 4

Layered security in condo and townhome communities Townhome security tends to differ from condo security By Debra Gelbart

Control 4

T

he type of security system and automation features you have in your residence will often depend on whether you live in a condo or a townhome. In a townhome, you’re likelier to have a conventional home security system in

your residence. In a condo, the security is probably going to be at the points of entry to your building. Layers of security In most mid-rise and high-rise condo buildings, you’ll see two lines of defense

on the outside of your unit — initial keyfob access and key access to the interior elevators. That’s according to Tim Sprague, the CEO of Habitat Metro, developer of Portland on the Park in Downtown Phoenix in the “heart of a robust urban center.” Portland on the Park is a condominium

complex adjacent to Margaret T. Hance Park that includes 149 homes located in three mid-rise buildings that are four, 12 and 14 stories in height. Units range in size from 1,183 to 2,498 square-feet and in price from $270,000 to $1.2 million. Other new condo communities have similar security features. “Our project, Contour on Campbell, is a fully secured condo community with key-fob access to the garage and all exterior doors as well as doors or gates to the amenities such as the gym, clubhouse and pool area,” said Nikki Erbele, director of development for Liv URBN Development, a company responsible for Contour on Campbell in the Biltmore area and The Mason townhomes development in Central Phoenix off of 14th Street and Bethany Home Road. Contour on Campbell, located just west of 24th Street and Campbell Avenue in Phoenix, is a mid-rise complex offering units ranging from 1,000 to 1,700 squarefeet (with one- and two-bedroom options) starting in the mid-$300,000s. Meanwhile, The Mason is a townhouse development with an attached garage for every one of the units. The units range in size from 1,756 to 1,940 square-feet and start at $475,000. Some of the two- and threebedroom units have rooftop decks, Erbele said. Because each unit has its own attached garage, exterior access in the community isn’t controlled like it is in a typical condo community. Residents may choose to install a traditional security system inside their residence, Erbele said, just like in a singlefamily home. The Mason has units ready to close in 30 days while Contour on Campbell will be delivered in late 2017. At both Contour and Portland on the Park, cameras are strategically located in the garage and in other areas of the building, Sprague and Erbele said. All residents have a key-fob that lets them into the garage or the interior of the building from an exterior door and a key that activates the elevator to their unit, Erbele said. Portland on the Park

Modern meets manageable Condo design evolves to a comfortable ‘transitional’ style By Elise Riley

P

anoramic windows, open floor plans and urban settings make condominiums ideal places to enjoy modern design. But for homeowners who are downsizing from traditional single-family homes, there is a way to bridge the gap between old-school and a more contemporary look. Meet “transitional” design, the trend that takes minimalist, simplistic cues from modern design but adds comfort and the practicality of traditional design. “Our particular project is transitional,” said Michelle Brendel, design manager at The Enclave at Borgata in Scottsdale. “That’s what I’m noticing our homebuyers are wanting. Transitional is a catch-all for the consumer right now. It allows them to use the pieces they already have. Back in the day this was called eclectic.”

“

“You might not keep the sofa, but you’ll repurpose the coffee table.” – Michelle Brendel, design manager, The Enclave at Borgata

All the room you need Open floor plans in condominiums provide ample space for dining, entertaining and lounging. Kitchens tend to be part of the main living space while bedrooms are appropriately sized but not oversized. “We wanted to create a comfortable living space,” said Nikki Erbele, director of development for Liv URBN, developer of The Mason townhomes “We spent a lot of time thinking through floor plans and space planning. It’s really how you go about utilizing that space.” Erbele said that moving from 3,500 square-feet to 2,000 square-feet might sound like a significant change but with the right design it doesn’t have to feel like a sacrifice. “More people are going toward those smaller layouts in terms of square-footage,” Erbele said. “It doesn’t feel like you’re being cramped in a tight space.” Tim Sprague, owner and principal at Habitat Metro, which developed Portland on

the Park in Downtown Phoenix, said it all comes down to efficiency. “It’s about paying attention to your buyers and giving them what they want,” Sprague said. “The overall trend is to be smaller. But the flip side with that is that if it’s smaller, you need to be able to make it more efficient. You also have to remember that the lines between live and work are blended now.” Sprague said that Portland on the Park has designed public common-area spaces for residents to have business or social meetings as well as to enjoy a quiet respite alone.

The Mason

Olsson, senior interior designer with Est Est who decorated the model at The Mason, a townhome community in Phoenix. “It’s smaller than a single-family home, so you want to utilize the space as easily as you can. You’re talking about furniture that’s sized for the room, that doesn’t distract from your great views. Transitional is lighter colors, lighter finishes, cleaner lines. Where you used to have big rolled arms, big carvings, it’s more tailored and not over-designed.”

Inventory current furnishings Designers recommend taking an inventory of existing furniture and deciding what translates best to the new space. They also remind buyers that the condo lifestyle is simpler — it’s lock-and-leave. “This is about becoming unencumbered,” Brendel said. “By not having those heavy pieces, it frees you up for something that’s cleaner. Everything is about comfort and clean lines.”

Getty Images

Ef8cient furnishings for ef8cient spaces When homeowners, particularly those who are downsizing, move into a new condominium, they don’t need to buy all-new modern furniture. Instead, thanks to the trend toward transitional design, it’s all about being efficient. “With condo living, certainly at The Mason, it’s about location,” said Bianca

Thinking of trying out transitional design? Consider these tips: • Stick to neutrals. Use shades of gray, tan and cream for upholstery. • Add pops of color. Select pillows and throws to add touches of color that you can swap out seasonally or as your taste changes. • Avoid anything ornate. Carvings on sofas, extra embellishments and other eye-catching add-ons can take away from the simplicity of a transitional setting. • Consider the scale. Find sofas and chairs that are the appropriate length and height for the space.

Energy-saving measures Valley developers implementing sustainable construction and design concepts By Meghann Finn Sepulveda

T

oday’s buyers are more discerning when it comes to their home’s energy-efficiency, not only to save money, but to be more conscious about conservation strategies to protect the environment. Some Valley condominium developers are taking active measures to be more environmentally responsible in their green building practices. Interior design Developers like Serenity Development LLC are promoting sustainability in the design and construction of Serenity Fulton Ranch, a condominium community that is part of the 520-acre Fulton Ranch master-planned community in Chandler. “Serenity Fulton Ranch is ENERGY STAR-certified which ultimately provides more comfort, durability and lasting value for our homeowners,” said Andrew Hickey, chief operating officer at Serenity Development LLC. “This community was

Serenity Fulton Ranch

built and designed to a higher standard and has undergone inspections and verifications to meet strict guidelines that offer better performance and greater savings.” Some of the standard features included at the villa-style condominium property are ENERGY STAR-rated appliances which often include quality components surpassing those found in standard appliances. In addition to the highest level of energyefficiency rating that comes standard at Serenity Fulton Ranch, buyers can also

choose window coverings to reduce sun exposure, ceiling fans to increase air circulation, electric car-charging stations and additional options for appliances. “Not only are these products and appliances enhancing performance, they are expected to save consumers 20 to 30 percent in annual utility bills compared to other homes,” Hickey said. Additional upgrades to plumbing fixtures and smart-home automation are also available. “These energy-efficient options give people peace of mind when it comes to wallto-wall comfort and home value,” Hickey said. “Our homeowners get to worry less about maintenance and upkeep and can spend more time enjoying life.” The low-impact, low-density community, which is expected to reach build-out in late 2017, features eight to 10 residences per acre and promotes greater sustainability by offering more open spaces and greater livability. Outdoor living Serenity Development is in sync with the City of Chandler’s long-standing reclaimed water efforts to conserve the drinking water supply. The community’s lake system features flowing streams and waterfalls that serve as a reservoir for future irrigation purposes. In North Scottsdale, luxury condominiums at Optima Kierland are surrounded by lush vertical landscaping and open green spaces that are not only aesthetically pleasing but also serve a practical purpose. “From a functional standpoint, the signature vertical landscaping allows vines to hang over each unit’s terrace to create privacy, provide shade and offer protection from the sun,” said David Hovey Jr. president of Optima Inc. “We also have public electric car-charging stations, underground parking and pedestrian paths for greater walkability.” The property’s rooftop garden creates an inviting and relaxing atmosphere where guests can gather and socialize. When designing the exterior landscaping at Optima Kierland, developers worked with Chris Martin, PhD, a senior sustainability scientist and professor at Arizona State University, to select desert-

adapted plants that not only soften the feel of the community but also reduce water usage. “We studied all different types of plants and how they reacted to various amounts of sun and watering schedules,” Hovey Jr. said. “We ultimately chose beautiful and functional native species.” Optima Kierland recently participated in a pilot project with the City of Phoenix’s International Green Construction Code program that takes a “whole project” approach to promoting safe and sustainable construction. The condominium developer is also currently working on a second pilot program with the City of Scottsdale which rates energy-efficiency and environmentally friendly building materials. “As a developer, it’s very important to our buyers that we are aware, responsible and sensitive to the environment,” Hovey Jr. said.

Variety of styles available Electric fireplaces have a projected image of a flame produced with LED lighting, Richardson explained. “This flame image can be operated with or without the heat function,” he said, adding that the flame image itself does not emit any heat. But there is a separate 5,000 BTU heating element that can be activated to effectively heat up to 500 square-feet. Because electric fireplaces can be used with or without heat, they’re ideal for year-round use, he said, especially in the Phoenix area. “Some models also come with a blue flame option so they can be

each unit. At The Mason, the system can be installed as an upgrade in each unit, Erbele said. The system includes a keyless entry door-lock to the unit and a touchpad just inside the front door of the unit that also can be operated through a smartphone. At Portland on the Park, an additional layer of security is evident every day from 8 a.m. to 6 p.m. — the front desk in the beautifully appointed lobby is staffed during these hours. At both Portland and Contour, said David Newcombe of Launch Real Estate, who handles sales at both properties, you must be a condo owner to gain access to the garage or to gain access through an

exterior door. Visitors at Portland on the Park, Sprague explained, can remotely open an exterior door for visitors that leads into the lobby. Residents of Portland on the Park can opt for a “basic brain” automation system in their unit that allows for remote functions including playing music, connecting to a phone, adjusting the thermostat, adjusting window blinds up and down, and installing a security system with cameras. This basic system is standard at Contour on Campbell. The “basic brain” is also available as an option in townhome communities like The Mason, Erbele said.

And if you have the resources to do it, there’s good reason to put a home under contract by the end of the calendar year, Mishkin [of Cambridge Properties] said. “The developer may offer more incentives to get you to buy before the end of the year,” he said, “because this is a slower time of year for home sales.” Winter visitors who discover it’s difficult to find a rental unit this time of year may want to think about purchasing a condo for seasonal use, he said, because deals abound. Mishkin said preferred lenders his clients work with can close a loan in as few as 21 days. He said by January, at least 30 movein-ready condos at Envy Residences in the heart of Scottsdale will be available, most ranging in price from $450,000 to $650,000. At other properties he represents, including Biltmore Estates in Phoenix, Serenity Fulton Ranch in Chandler, and The Ridge at Troon North in Scottsdale, at least 150 move-inready units will be available between now and January that range in size from 1,000 to 5,000 square-feet while ranging in price from $230,000 to $2.7 million. Newcombe said about 30 move-in-ready units will be available at Portland on the Park in Downtown Phoenix in January. They range in size from 1,183 to 2,498 square-feet and in price from $270,000 to $1.2 million. He also represents the community of Sage in Downtown Scottsdale (where units range in size from 1,375 to 1,659 square-feet and in price from $439,000 to $669,000; these condos feature no interior stairs) and said move-in-units there are available now.

Fixtures and 4nishes One trade-off with a move-in-ready condo compared with a single-family home, Newcombe said, is choice of finishes. A move-in-ready condo likely will have all finishes and fixtures already chosen — e.g., flooring, countertops, cabinets and appliances. Typically, however, the finishes selected will be the most popular among units that already have been purchased, both he and Mishkin said. “Whichever condo you choose, it will be among the first new condos available in the Phoenix area since the recession,” Newcombe said. “Depending on how fast you want to move in, your condo may have exactly the features you want in it. But even if the features are not all exactly what you hoped for, the condo will have a whole lot of wonderful things in it.”
