Park it, store it
Garage areas in condominiums don’t skimp on parking, storage By Cara LaBrie

hether it’s holiday ornaments or a prized collection, tools or an odroad vehicle, it seems that we all have plenty of paraphernalia that eventually ÿnds itself stashed in the garage. For residents of condominiums, it might seem like a challenge to store everything and still be able to park a car or two. Fortunately, that’s not necessarily the case anymore. In addition to designated parking for residents, many new condominium communities oder their residents extra storage for vehicles, big toys, bikes and years’ worth of books and knick-knacks. Responding to residents Developers are learning what their buyers want — and plenty of easily accessible storage is o`en at the top of the list. When Tim Sprague, owner and principal of Habitat Metro, which is building Portland on the Park in Downtown Phoenix, and his team found out how important storage was — including the need for long-term storage — they converted unneeded parking spaces into locked storage compartments. “When we built Portland Place, we learned that storage was dear to folks,” Sprague said. “We built storage in our building itself that’s separate and distinct from each unit. We also have an abundance of parking. We think it’s important to have the ability to feel comfortable with that.” ee developers of Easy Street condominium community in Carefree also listened to buyers from previous projects and have made storage a priority. “We found that people have a great need for both storage space and parking spaces,” said Ed Lewis, owner of Butte Companies, which is developing Easy Street. “In addition, some of those people have a hobby car or a sports car and they wanted more security than a standard parking spot.” Easy Street oders lockable storage spaces that run from 50 square-feet to 250 squarefeet. “eer e also are private lockable garages with garage-door openers just like you’d ÿnd in a single-family home,” Lewis said. “Some of them are sized for two cars so you’d have room for a single car and a work bench if you want.”

THE ‘URBS’ OR THE ‘BURBS’?

s an urban condo better than a suburban condo, or vice versa? And what do those terms mean anyway? We asked local real estate professionals who specialize in selling or developing condominiums/ condominium communities to explain the diderences.
“An urban condo is deÿned by a location that provides convenient access to an abundance of spaces and places where people choose to be: great restaurants, theaters, art galleries and museums, waterfront parks, roo`o p bars, dynamic architecture resulting in mixed-use buildings and high-quality open space,” said Chris Chamberlain of Northern Arizona Development Group, which developed Eldorado on 1st, an intimate condominium community in Downtown Scottsdale. “We believe to be truly urban, a condo must be located in the main part of a metroplex, closer to a primary downtown or business district,” said Chris Murdy of Liv URBN Development, which has developed Contour on Campbell Ave. in the Biltmore
neighborhood in Phoenix and ee Mason in Central Phoenix. In Arizona, an urban condo has a much diderent deÿnition than in other parts of the country, said Erik Jensen, an agent with Realty Executives representing four urban condo communities. Here, “an urban condo doesn’t necessarily mean that it’s located in the downtown area of a major city, although it could be.” Urban condos in this state, he said, are located near public transportation, restaurants, shopping and major employers and are in areas with a high walkability score. By contrast, a suburban condo is one that’s located outside high-density commercial and employment centers, explained Ed Lewis of Butte Companies, which has developed Easy Street Ultra Luxury Condos in Carefree.

“Suburban condos would be located in residential neighborhoods or commercial districts that are low-density.” !,)"+$('$"& +%) *)")#+Like almost everything, there are advantages for both urban and suburban condos. Many — such as maintenance-free living — are pretty much universal for the condo lifestyle. Chamberlain, Murdy and Jensen, as well as John Waldron of Williams Waldron (which manages the sales and marketing operations for ee Enclave at Borgata in Central Scottsdale), have identiÿed several advantages of urban condos: Location. “Urban buyers are interested in connection and engagement,” Waldron said. “Many buyers have moved from a suburban neighborhood, [now they can enjoy] creating new relationships while enjoying a variety of services and amenities that were not readily available in the suburbs.” Walkability. With hundreds of restaurants, bars and cafés in Downtown Scottsdale, for example, condo residents “have access to a variety of great food within minutes of stepping out the front door,” Chamberlain noted. “eey can also easily accomplish all the things they need to do on any given day,” thanks to the dozens of businesses in all areas of commerce in an urban area. Desirable office markets. “Today’s top companies have an a]n ity for these areas and invest in them,” Chamberlain said. “ei s will ensure that the quality of life continues THE ‘URBS ’OR THE “BURBS’; continued on page CL4

Storage solutions for smaller spaces Strategize, organize and de-clutter
“

Once you know whether you’re trying to hide things, keep them o= the ;o or or
hen space is limited, Ăż nding room to store everyday objects as well as seasonal items can be diK cult. Q e trick is to maximize every square-foot of available space while thinking outside of the proverbial box. “Make sure you’re not storing anything in a space where it doesn’t actually belong,â€? said Laura Zellmer, operations manager at Qe Container Store in Scottsdale. “I’ve had clients store crockpots and ski equipment in their closets. Q at’s probably not the best place for them.â€?
better organize them, it’s about ÿnding the right tools. —Doreen Collins, Organizing by Doreen, LLC
Closets Speaking of closets, Zellmer has some tips to appropriately and neatly increase their storage capacity. “If your closet only comes with a shelf and rod, add adjustable shelves and stackable storage boxes to utilize vertical space that’s otherwise wasted, she said. Doreen Collins — owner, professional organizer and relocation specialist operating as Organizing by Doreen, LLC — advocates using small containers to store items like scarves, gloves and belts.
Thinkstock
Kitchens “First and foremost, you need to purge your pantry oNen — usually every quarter — to get rid of expired products or food you no longer need or want, Collins said. “Store loose food in clear containers — this makes it easy to see what’s running low. Zellmer said that over-the-door racks are great for holding canned goods, spices and kitchen supplies. She also sings the praises of cabinet organizers and shelfexpanders.
Living spaces “We are passionate about solutions that are multi-functional such as benches and ottomans that are great for seating but also open up to store toys, blankets, backpacks and other things,â€? Zellmer said. Echoing those sentiments, Collins said that dual-purpose furniture helps keep a person organized and free of clutter — which makes a smaller space feel bigger. Garages Smaller garages present their own storage challenges. Qe key is being creative, taking advantage of vertical space that oNen goes unused and Ăż nding the right products in which to store items. Hooks to hang bicycles from the ceiling, drop-shelves to store camping gear and wallmounted utility racks to hold mops, brooms and similar items are ways Collins said that you can get the most out of your garage.

“It’s just like a regular home’s garage, except ac er entering the home from the garage, you enter a common area and walk to the residences,” Tibi [of Two Biltmore Estates] said. For those garages, the space is extra high. One ingenious resident saw this and found a way to park both a Range Rover and a Porsche. “he door actually goes higher than a standard garage door — high enough that you could install a lic inside the garage,” Tibi said.
“
Depending on the community, garages might include private parking, private garages, lockable storage units and special bike-storage areas.
Pedego Electric Bikes
Electric biking For downtown or urban condominium residents, biking to dinner or work can be an attractive choice. But if pedaling that dinner away doesn’t sound super-fun, there’s another alternative: an electric bike. One such option is The Latch, a foldable, exhaust-free electric bike made by Pedego Electric Bikes. Riders can decide whether to pedal or not. If the choice is “not,” the throttle or Pedal Assist features can propel riders up to 25 miles per hour. The Latch also is foldable, making it great for storing in small spaces. to improve over time” for those who choose to live in an urban setting, Chamberlain [of Northern Arizona Development Group] said. A sense of community. “For those who like to be ‘part of the crowd,’” Jensen [of Realty Executives] said, “the urban condo is the place for them.” Murdy [of Liv URBN Development] agreed, stating “You get to be in the middle of the activity.” Meanwhile, the advantages of suburban condo living, Lewis [of Butte Companies] said, include: • a pedestrian-friendly environment • less trabc • less noise and congestion • lower costs than urban locations • less crime than in urban locations
Right-sizing via downsizing: The Wincotts Condo buyers sought — and found — a more relaxed lifestyle By Meghann Finn Sepulveda
“Not being surrounded by large, looming buildings allows the pedestrian in the suburbs to experience sunsets and mountain views and not all glass and steel,” Lewis said. “Many suburban condos are in residential neighborhoods with little or no street noise and trab c compared to that found in the high-density and heavy-trab c urban cores. h ere may be fewer retailers, restaurants and employment opportunities in the suburbs, but where would you rather go for a bike ride?” In addition, suburban land is usually less expensive, Lewis said, and lends itself to smaller condo communities. “Balconies tend to be larger and parking garages are more user-friendly. Some suburban condos even have patios with modest gardening opportunities.” How to choose? Murdy said that ÿrst, people need to consider in which neighborhoods they see themselves living and then ask themselves questions such as ‘Where do I want to be? What’s important for me to have in my neighborhood?’ “Ac er location, then it’s the amenities,” he said. “Each buyer is looking for something digerent and there are communities that focus on various selling-points, Chamberlain said. “It all depends on what the person is looking for,” Jensen added. “Someone new to the city may want to have a condo that ogers social opportunities so they can meet new people, whereas some people are just looking for a short commute and not having to rely on a car.”

ary and Nancy Wincott have been travelling to the Valley from the San Francisco Bay area for more than 20 years, enjoying the warm weather and area amenities. However, it wasn’t until earlier this year that the couple decided to permanently start a new life in Arizona. Finding their home As long-time California residents, the Wincotts enjoyed their 3,800-square-foot home in Walnut Creek. However, ac er 29 years of marriage, the couple — whose adult children reside in digerent parts of the country — realized they no longer had family obligations keeping them in Northern California. During a trip to the Valley in March
