When shopping for your first home, it’s easy to fixate on price and neighborhood. But other factors also should go into determining the best place for this milestone purchase — the largest purchase in most people’s lives — including the area’s affordability, livability and price stability. To determine the best cities for first-time buyers, NerdWallet used these criteria and analyzed the most recent data from the U.S. Census Bureau’s American Community Survey, online data provider NeighborhoodScout and Down Payment Resource for the 448 largest places in the U.S. by population. Down Payment Resource’s data al-
lowed NerdWallet to assess the availability of homeownership assistance programs, which can help cash-short first-time buyers. Indiana and Texas dominate the list with their affordable housing, strong schools and plentiful jobs. No large cities made the top 10 list, which is composed of suburbs or small cities within major metroplexes. These areas stand out because they’re close to the amenities and jobs of a big city, often with a more affordable and quieter lifestyle. The cities that did make the list revealed there may be a sweet spot for population when it comes to the top places for first-time buyers. Five of the top 10 cities have populations between 83,000 and 89,000.

$5,100,000 Kabam Ventures LLC, a Delaware limitedliability company, purchased a 9,003-squarefoot mansion in Paradise Valley. The design reflects 1920s Spanish Colonial architecture. Arched doorways and terracotta tiles extend from the courtyard to the interior of the home. There are five bedrooms, eight bathrooms, a gourmet kitchen, butler’s pantry and multiple covered patios. The master suite is located on the main level with double French doors leading into the backyard, which features a negative-edge pool and spa with mountain views. A separate casita is adjacent to the home. Jack Luftman, a dentist in Sun City West, and his wife, Barbara, sold the home.

The housing market has come a long way from the Great Recession, but the recovery has left some groups behind. A Pew Research Center analysis of U.S. Census Bureau and mortgage loan data indicates that the decline in homeownership — from its peak of 69 percent in 2004 to 63.5 percent of households that own their own homes as of the third quarter of this year — has been sharpest among young adults, blacks and lowerincome households. For households headed by an adult younger than 35, the percentage owning a home was down 18 percent between 2004 and 2016, according to the Pew Research report; for black households, the drop was 16 percent. By contrast, the percentage decrease for non-Hispanic white households was 5 percent over the same time period. For all groups combined, homeownership fell by 8 percent, according to the report. Although foreclosures have receded since the housing downturn, Pew Research reports that the reason homeownership rates across the board keep trending downward is because fewer households are able to make the leap from renting to homeownership. With tightened lending restrictions, a lack of housing inventory in many markets and surging home prices, renters, especially those who have lower incomes, are finding it harder to save up for a down payment and buy a home.

having lost my job, and my wife having medical problems. The manager gave us a 5-day notice to pay our rent or that our lease was going to be terminated. Since we could not pay the rent, we accepted the fact that our lease would be terminated. We cleaned the apartment and we vacated the apartment without being evicted through the court. We tried our best to do the right thing. Now the manager says that we are responsible for the rent until the end of the lease or until the property can be re-rented, which ever comes first. That seems unfair since it was the manager who gave us the notice that if we did not pay rent that the lease would terminate. We did not pay the rent and we thought the lease was terminated. Do we really still have to pay rent?
Answer: Under these conditions, the answer is yes. A.R.S. 33-1373 indicates that if the rental agreement is terminated the landlord may have a claim for possession and for rent and a separate claim for actual damages for breach of the rental agreement. Since the landlord did not do anything to breach the lease, what terminate are your rights under the lease agreement, but not your obligations.
