It’s not always about the name with big real estate deals When I looked up the buyer of a $4.6 million Scottsdale mansion earlier this week, I had to laugh. The buyer paid cash for the home through a group called Left Turn LLC. Like with all big real-estate deals in metro Phoenix, I dug deeper into public records to find out who the buyer really was. That led me to the MYOB Family Trust, managed by an estate attorney. If you haven’t been told to Mind Your Own Business, or MYOB, let me translate the popular acronym. I understand some buyers and sellers don’t want their names disclosed, but it’s my job to watchdog real-estate deals. Whether it’s the Arizona Coyotes buying land for a new arena, a large new employer purchasing an office building, an investor picking up dozens of homes at bargain-rate prices or bigname athletes and celebrities acquiring Valley mansions, I track sales daily for the deals. Understandably, not all buyers want their names disclosed, so I have come across some pretty interesting limitedliability corporation and partnership names during these daily real-estate searches. In January, a group called Happily Ever After in Arizona paid $12.75 million for a Paradise Valley mansion. It was the third priciest home sale in Arizona history, so of course I dug deeper into the records. I found it’s a foreign LLC managed by a Cincinnati attorney. Calls to the attorney weren’t returned, and the public-record trail ran dry.

Palin covered the sale well because limited-liability companies and other partnerships that register in the northeastern state don’t have to disclose any of the people behind the group. Last summer, when swimming legend Michael Phelps paid $2.53 million for a Paradise Valley home, he used an LLC that was tied to his agent. I went through dozens of pages of real-estate records before finding that link. And then I confirmed it with one of Phelps’s new neighbors, who was very happy to welcome the gold-medal Olympian and his family to the neighborhood. I won’t disclose the name of Phelps’s LLC to protect his privacy.

Some big-name buyers don’t hide their purchases Not all athletes buy Phoenix-area homes through LLCs. Arizona Cardinals wide receiver Larry Fitzgerald used his name on the records when he bought a Paradise Valley mansion for $3.5 million in 2008. He’s not only a great football player, but also a

I smiled when I saw the real-estate record because growing up I had a huge crush on the baseball legend. Of course, when an athlete or team’s manager is selling a home, it can fuel speculation or confirm their time with a sports franchise could be coming to an end. One more reason to track real-estate deals.

Eye-catching names Some of the more interesting names for groups buying multimillion-dollar homes in Arizona include Heavy T & Little D, Rainbow Dash, Kabam!, Seven Sundays and Vanishing Rain. Not all buyers’ names are eye catching. Many groups buy under an LLC named after a property address or a family trust. Sometimes the names of important buyers don’t catch my eye, but the multiple deals and prices do. At the end of the boom in 2006, small

The house has barely been lived in. It’s modern design finishes include a floating spiral staircase and an elevator. The home features media and game rooms, a loft, library with built-in bookcase, private gym, and a roof deck patio that overlooks distant city lights and the exclusive Estancia golf course. The backyard blends seamlessly into the desert, with a private pool with waterfall, spa, stone and tile finishings and built-in barbecue. unknown groups and investors were illegally flipping Valley homes between themselves for inflated prices. The cash-back mortgage fraud scheme led to even more foreclosures and a deeper crash of home values in metro Phoenix.

Not laughing Some buyers’ names aren’t amusing. When a group called Radical Bunny started investing in Valley real estate in 2004, the name definitely caught my eye. Regulators ended up going after the group with the cheeky name for illegally selling interests in its real-estate loans to the failed Phoenix-based Mortgages Ltd. Radial Bunny investors are still owed almost $200 million. So thanks to the group behind MYOB Family Trust for the chuckle earlier this week. I appreciate the sentiment. But it’s my job to check out public records so another big real-estatefraud scheme or a group like Radical Bunny doesn’t hurt investors and the real-estate market again.

Clean out For instance, you can start cleaning out your house right away. Get ruthless with unwanted and unneeded belongings: Sell or donate anything you can, and dispose of the rest over time in your regular garbage and recycling pickup. This way, you’ll avoid an expensive trip to the dump or paying for a junk removal service. Give away any larger furniture to friends and family. The only price? They’ve got to transport it themselves.

Vet your movers Next, check out moving companies in your area, vetting either by online reviews or personal recommendations. Check out sites like Yelp.com for other customers’ reviews (taken with a grain of salt), or the more reputable Better Business Bureau, which rates and accredits businesses on how well they deal with customer complaints. Collect at least three quotes and compare them. If there’s a company that seems the most reputable, use your less expensive quotes to negotiate their price down, if possible.

Don’t pay for packing Generally, the most expensive part of hiring movers is the hourly labor costs. The more people you have moving your stuff and the longer it takes, the more you’re going to pay. So do yourself a favor and pack your own things. Of course, you’ll need boxes to pack. But make sure you don’t pay for them. See if you can cut a deal with a business in town that ends up with leftover boxes: grocery stores, liquor stores, bars and restaurants. Or just cruise the alleys behind your local big box stores to scavenge any of their boxes waiting to be recycled.

Set yourself up for success Since you gave yourself so much time to pack, you’ll be able to accurately label all your boxes so you know what goes where. Designate a box or three to hold the essentials you’ll need right away in your new place, especially kitchen stuff. If you’ve got an easily accessible box with kitchen basics, you can cook dinner at your new home while reaping the savings.

Keep your community pool clean and safe so all can enjoy Community pools ranks as one of the most popular amenities in most every Arizona apartment community. Residents should stay aware when they are around the pool to ensure their own personal safety. There should be no glass bottles anywhere near the pool area. Only plastic bottles should be used near the pool. It’s very difficult to clean glass shards in these areas.

Residents should also not bring food, gum, tobacco or candy into the pool area. Again, this is a public health issue. You don’t want to spill food or drink in a community pool. It can be tempting to bring a drink or food into a jacuzzi or into the pool, but you should consume these in the appropriate areas. For children still in diapers, it’s important to always use tight-fitting swim diapers and a rubber/plastic pants if needed. Diapers can leak into the water of a community pool and if this

happens, you must inform your community manager immediately if any accident with bodily fluids like this occurs. The staff on-site knows how the pool must be treated for the safety of the other residents. Do not ever try to clean this up on your own. The operations team will clean this properly and treat the water for the health and safety of all residents. They will likely have to close the pool while the chemicals take effect to sanitize the water. Accidents happen near and around

pools all the time and we can do our best to help address them quickly and safely to protect our neighbors. Showering and using the restroom before entering the pool will also help keep the pool clean. Don’t use the pool if you are suffering from a cold or other illness where you are experiencing discharge.
