New homes sprout at fringes of Metro Phoenix

etro Phoenix’s edges are getting stretched with new-home developments again. It’s been awhile since we have grown out with big communities instead of in with smaller infill sites. But recent deals for big swaths of land are spreading the Valley farther north toward Lake Pleasant, past the White Tank Mountains in the west and farther
south towards Tucson. Last week, a group paid $35 millionfor almost 1,100 acres in the planned Lake Pleasant Heights property in Peoria. Plans call for 2,800 houses in the development, said broker Mike Schwab of Land Advisors Organization. » Last fall, a California investor paid $80 million for more than 10,000 acres in the Tartesso development, west of the White Tank Mountains. The Buckeye
community could sprout nearly 40,000 new homes, according to brokerage Nathan & Associates. » In September, one of Arizona’s biggest landowners, El Dorado Holdings bought 1,100 acres in the Bella Vista Farms development near Florence for $38.4 million. Several small deals for land farther out have also closed, and some bigger ones are in the works as builders run out

The Associated Press recently interviewed Makowksy inside the mansion. Here’s what he had to say about why he built it and who would spend $250 million on a house. Q: Why did you build this house? A: “After being on major mega yachts across the world and on beautiful private aircraft, it didn’t make sense to me people were spending $350 million on a boat, $100 million on a plane and they’re living in $20 million and $30 million homes. … The homes have not kept up with the toys. So my feeling is if you’re going to spend over 12 hours a day in your home it should be the most amazing experience in the world.” Q: What is it like being inside the house? A: “I would say it’s the eighth wonder of the world. I’ve had a couple people come in here and say it’s in the top seven — one of the other seven could go away. … Every single inch of this house is breathtaking. It’s a

Seven fulltime staff come with the house, which is crazy. So if you want the best chef in the world, you have her, and if you want a masseuse we have you all hooked up. … We have water features that go completely around the house. We have stones from 50 different quarries from around the world, the most beautiful precious stones running through the house. … I truly believe the value is here.” Q: Why would someone spend so much money on a house, even with all these amenities? A: “It’s the kind of thing where I can’t sell it. Somebody has to fall in love with it and die over it. And when a person sitting with $2 billion, $5 billion or $20 billion in the bank and it’s just a number, do they really want to enjoy every second of their life — because this isn’t rehearsal, this is real life — or do they just want to look at a number in the bank?”

But whether new-home prices climb next year and beyond will depend on how far out many buyers are willing to go. Lake Pleasant Heights, where developers invested $35 million last week, is right next to Vistancia, which ranks No. 15 nationally for the most new- home sales. Arizona housing analyst Jim Belfiore told me builder D.R. Horton has already sold more than 40 homes in Tartesso, the development west of the White Tanks that recently sold. Prices for new houses in Tartesso start at $150,000, less than half the typical price of a new Valley home. So dozens of new homebuyers have already decided they will flock to the fringes of the Valley to find a bargain.

Protect yourself before offering home as short-term rental Snowbirds have arrived. Hundreds of thousands of tourists have started their winter migration to Arizona and they all need a place to stay. As our resorts fill to capacity, we may all be tempted to join the links of Airbnb and VRBO. Have you thought it through? The short-term rental market and sharing economy may sound like easy money, but it’s important to do some research. Before you take on the additional
responsibilities of being a host, be sure to read through the recommendations of these sites carefully, and review your lease for any issues around subletting your rental home, condo or apartment. Check with your manager or owner to be sure you are permitted to sublet your home, even under the new Arizona state rules. If your lease expressly forbids sublets or short-term paying guest, you could put your own lease in jeopardy. Set up requirements for your listing. If you are permitted to rent your home,
it’s worth spending a bit time reading about the experiences and recommendations of experienced hosts. Most services allow you to set requirements for your guests that could protect you and your home. Remove valuables from your home. Develop usage standards in your home to protect your home, appliances and your neighbors. This should include rules around the usage of common areas in your community. Consider buying additional insur-
ance. Your renter’s insurance likely will not cover any claims due to damage or loss as a result of a home stay. These services within the sharing economy are making travel more interesting and affordable. Your home could make a great location for visitors coming for any one of Arizona’s premiere events.
