Big ideas for designing small spaces />:: $1% ">.%78>2& 0> '#<> By Kristine Burnett

o make an area appear larger and more open, Kristin Varker, design associate with Morgan Kofron Design, suggests using a light, neutral color palette. “Dark, heavy colors will make an already small space look even smaller, she said. “Use color sparingly in accent pieces like chairs, throw-pillows and art. Echoing those sentiments, Karri Kelly, senior vice president of residential and commercial design at Robson Communities, which offers an attached townhouse product called the Villas, said that choosing a wall color that’s too dark or too bright can be overpowering in smaller spaces. “We choose neutral for overall wall color and then bring in pops of color with pillows, rugs and accessories, she shared. “You can also do one accent wall if you want to add a little more color in the space.
56<%786<> 8918 .8: Experts often say that one of the most frequent design mistakes that many people make is not matching the scale of their furniture with the size of their rooms. “As a general rule, avoid heavy furniture like giant sofas and blocky wood tables, Varker said. Instead, she recommends smaller, lighter furniture like glass tables and Lucite chairs. “Furniture that you can see through and that doesn’t block the view gives an airy feel, she said. ,9##:> 1 89>'> Weaving in a common design theme is also important in smaller spaces. “You could be standing in the dining area and be able to see into the bedroom, living room and kitchen, Kelly commented. “Choose and stick with a style and theme that carries throughout the entire space to add continuity. Kelly also stressed the importance of measuring before shopping for furniture to ensure a good fit. “It’s all about planning ahead, she said, adding that while accessories can add pizzazz and personality, don’t go overboard. Varker agreed, stating: “Always take one thing away. You don’t want to have too many vases and things sitting out. Less is more.

ust like with a move-in-ready single-family home, the biggest advantage to a move-in-ready — or ‘spec’ or inventory — condo or townhome is how quickly a buyer can take possession rather than waiting for a brand-new residence to be built, said Gregory Patterson, marketing director for Serenity Fulton Ranch in Chandler, a community that features condominium villas and resort-style amenities. “Serenity Fulton Ranch’s proximity to the Chandler Technology corridor generates interest and demand for movein-ready inventory, he said. “Often, new residents moving into Arizona want to buy rather than rent, and for this market sector, move-in-ready is key. If the finishes and options in alreadybuilt units are appealing to buyers, he said, “then it’s a great opportunity to start living at Fulton Ranch right away. The units are completed and changes or upgrades will not be holding up the new resident getting keys to their new home. Some buyers can’t easily visualize what the finishes or floorplan in a condo not yet completed will look like, said Keith Mishkin, owner of Cambridge Properties in Phoenix. Cambridge Properties represents several new condo developments in Greater Phoenix. Sometimes it may be easier to
buy a residence where the design selections already have been made by the builder’s interior designer, Mishkin said. ,9##:7%; .%7:9>: 1%" .(86<>: Some move-in-ready condos may still offer buyers the opportunity to select some of the finishes after signing a purchase contract but before taking possession and moving in. “This inventory is generally unsold condos that builders specifically set aside to

offer buyers quick-move-in opportunities, Mishkin said. In Arizona, he said, “most developers will select the majority of the finishes and complete unfinished residences with the typical upgrades that other buyers have selected so they feel like fully completed residences. Some leave out the carpet and countertops to allow buyers a few [personalized] selections. “Typically for a newly constructed building, we leave any unsold condos in the drywall stage of construction where the new buyer can still customize their interior selections, said Allison O’Dea, marketing and closing coordinator for the Statesman Group of Companies, developer of The Cays at Downtown Ocotillo in Chandler. “We accommodate each buyer as best we can and our sales team can show each buyer the elements that are low- or nocharge to change out, Patterson said. “This can also help a prospective buyer with revisions such as repainting or upgrading a finish material should they elect to make those types of renovations. 3#'> !<#: 1%" $#%: Just about the only drawback to a move-inready condo, Mishkin said, is that “the earlybird buyer often gets selection of their ideal location and finishes which may or may not be available later on. In addition, move-inready buyers don’t have the opportunity to completely customize the residence to their specific or unique taste, he said. What a buyer can expect to pay for a move-in-ready condo [compared with one yet to be built] varies. “For a finished condominium, a buyer can expect to pay more [than for one under construction] since we have incorporated an option package within the finished condominium, O’Dea said. A unit that’s been on the market for more than 90 days, Patterson said, may be available for less than the asking price.

ourmet kitchens are commonly associated with grand estate-style homes. However, upscale appliances, walk-in pantries, huge kitchen islands and oversized entertainment spaces are more than possible in today’s condominiums and townhomes. “With our kitchens, we focus on openness to living areas for a more casual lifestyle,” said Andy Pedersen, vice president of marketing and merchandising for K. Hovnanian® Homes. “We want to make it easy to entertain, but also remain very focused on ensuring there’s enough cabinetry and storage for everyday living.” The townhomes at K. Hovnanian’s 240 Missouri community in North Central Phoenix offer kitchens that are indeed perfect for entertaining, with large islands as the focal point. Built-in GE Monogram appliances come included with the townhomes.
“The way the rooms lay out, there’s an even flow of traffic and interaction,” Pedersen said. “By maximizing the kitchen island, we have huge workspaces. We include the refrigerator and the range and we do a single wall oven with the microwave built-

in above it. You get that feel of a custom kitchen, and with the refrigerator, it almost has a restaurant-feel to it.” .:+84 #9 45: 5#': Regardless of the type of home — whether it’s a condo, townhome or a traditional single-family home — it seems that kitchens remain the center of activity. That was the thought when Robson Communities designed its Villa series of townhomes. “It’s really important to make sure the kitchen functions for not only food preparation, but also entertaining,” said Steve Berry, senior vice president of architecture and design for Robson Communities. In the Villas, the kitchen islands are 42 inches by 9 feet, Berry said. “It’s a big wow, something you don’t expect in a home this size,” he said, adding that there’s space for three or four barstools.
04#8+7: If extra storage is a concern, find out the standard height for upper cabinets. While 36 inches is typically standard, 42 inches is often available as an upgrade. That extra shelf (multiplied by several cabinets) adds plenty of room for dishes, glassware and more. 3(48+ 9:+418:6 To add a little visual “oomph” to a kitchen, consider subtle additions such as lighting. For example, pendant lights over the kitchen island or extra lighting over preparation spaces make the room seem larger and brighter. “It’s the little details that make the space,” Pedersen said. “The islands have the waterfall edge which means that the quartz runs down either side of the island. We use LED recessed-can lights which really enhance the brightness of the room and your ability to have workable lighting in your kitchen.” Beyond lighting, buyers can personalize almost every drawer and niche to their liking. “It’s a great space to start with and then you can really customize it,” Berry said. “There are cabinet organizers, trash-bin options, a wood cutlery divider, wine racks and stemware holders. You can also have glass shelves or glass cabinet doors. Downsizing sounds like ‘smaller, smaller, smaller’, but these get the cook of the family really excited.”

“A builder will be motivated to sell and the buyer probably will have some negotiating power as the clock is not a friend of the builder once a unit is finished and movein-ready, Patterson [of Serenity Fulton Ranch] said. Patterson also noted that move-in-ready incentives vary depending on the individual unit’s stage of construction. Typically, he said, the incentive can be up to half-off upgrades if the unit is complete or nearing completion. Move-in-ready incentives only apply to particular villas and are not uniformly included with all inventory condos, he added. "3)'' 47* 8#04 843057

“The Cays is more than 65 percent sold with the second phase being released soon. This is the time to get the best pricing with an exceptional location within the first phase. —Allison O’Dea, The Cays at Downtown Ocotillo
.-)0/#570 /5 40! Patterson suggested asking the builder when the unit was completed and whether the price has gone up or down. He also advised asking whether the unit had an original buyer and whether there have been complications with the unit under consideration. O’Dea’s counsel included inquiring as to the earliest date that the buyer can take possession of the unit and what the best mortgage interest rate is for a quick closing.

fter their youngest son graduated from high school this past May, North Scottsdale residents Gregg and Lisa Larson quickly came to the conclusion that they didn’t need as much living space now that they were empty-nesters. Indeed, the couple — who had been searching for a condominium for several years — recently purchased a property at The Enclave at Borgata in Central Scottsdale. As they prepare to sell their 6,000-squarefoot home, they are looking forward to living in a more centralized location that can accommodate their active lifestyle.
&49!#7' 47* 1#!#7' The location of the Larson’s former home, which enjoyed gorgeous views from its setting tucked among the McDowell Mountains, made it difficult to walk or bike to restaurants or shopping in the immediate vicinity. “The area is absolutely beautiful but you can’t get anywhere without having to drive, said Gregg. “My wife and I enjoy leisurely bike rides and spending time outdoors, but we can’t ride anywhere without climbing several long, steep hills on the way home.
The appeal of their new neighborhood — with its dozens of nearby restaurants, shopping and entertainment venues — was what excited the Larsons the most. “We’re looking forward to being able to leave the car in the garage and walk or bike to places like Scottsdale Fashion Square or any of the several restaurants and shops nearby. Their new low-rise condominium is also conveniently located near Old Town Scottsdale. “Our former home wasn’t near any nightlife, Gregg said. “Now we can easily walk or take an inexpensive taxi or Uber if we want to enjoy a night out. 64#7/)747,)2(3)) 9#+#7' Another perk for downsizing to a condominium was that the couple will no longer have to take care of high utility bills or absorb the growing costs associated with maintaining a large home. As avid travelers, this was an especially attractive feature. “It’s nice knowing that we can leave, turn the key and not have to think about what could go wrong, Gregg said.
