f you’re looking for a brand-new condo or townhome, you may also be eager to move in quickly. That’s where move-in-ready units come in — those already built but still unsold.
Because construction has been completed — and in many instances countertops, cabinets and flooring installed — closing on a new purchase can occur in as few as 30 days. And November is an ideal time to buy a new condo or townhome for a host of reasons, including tax advantages, say real estate experts. “If you are purchasing a home and are obtaining a mortgage, your property taxes and interest plus any points (additional charges, such as an origination fee) paid for your loan are usually tax deductible,” said Sue Goodrich, vice president of sales and marketing for Cachet Homes, stressing that every buyer’s situation is different and that only an accountant can tell you for sure whether you are eligible for these tax benefits. Goodrich said move-in-ready units are available at Cachet at the Wigwam in Litchfield Park (a collection of condos, townhomes and single-family homes) and at Monterey Ridge, a collection of singlelevel condos within walking distance to Scottsdale shopping and dining.
