What is it about property that makes us all love it so much? I believe that it’s more than just the homes and their architecture. It’s about being involved in the local community, giving back and supporting each other, especially in challenging times like we’re currently experiencing with Covid-19, a time of learning and testing for all of us For some local businesses this magazine will one day be a compilation of memories, and we hope that it will be for you to, at least, inspiration for the daily rumble of life and more. A Heroes Story Adelle & Rocky McBeth

It’s hard to put a 24-year journey into a few words, but over the years the same theme has stayed true - the desire for normality, the importance of a sense of normality and how hard it is to not to feel ‘normal’. I was diagnosed with FSGS Nephrotic Syndrome (the same disease that Jonah Lomu had) when I was 12 years old.

Within 18 months I was in end stage renal failure and required dialysis for 11 hours every night. After only 18 months on dialysis, when I had just turned 15 years old, I was fortunate to get a kidney from a deceased donor. Unfortunately within 24 hours, the disease returned in my transplanted kidney and I spent the next few years being treated aggressively with IV chemotherapy and plasmapheresis. This treatment was able to slow the progression of the disease and my transplanted kidney lasted 12 years until I had to go back onto dialysis.

This was initially every night as previously, then three times a week at the hospital haemodialysis unit. After four years of dialysing I received a kidney from my brother. It seems so easy to summarise that journey in those few words but to tell it properly it would require books and books. There were so many battles between each of those ‘events’ including a lot of times really unwell and in hospital. The general assumption from people was that these were the hardest times, the times when people would reach out in support or send their thoughts. These weren’t the toughest times.

The times I couldn’t go to school camp and on trips because I was on dialysis, the times when my friends would stay up to midnight, but I had to be on my dialysis machine by 8:00 pm. The kiwi summer is so revolved around swimming and this was impossible for me, because the peripheral access lines in my body were a high risk of infection, so I could only look on.

This year, I gave birth to a 25 week gestation, 550 gram baby, who we have discovered has a kidney issue that isn’t related to his prematurity or my kidney problems.

Peach Fizz Prep Time: 10 Mins | Cook Time: 10 Mins | Servings: 4.

2 white peaches, stoned, finely chopped 1/3 cup (80ml) lime juice 1/4 cup (55g) caster sugar Thinly sliced peach, extra, to serve Raspberries, to serve 1/2 cup (125ml) gin (optional) Crushed ice, to serve 1.25L chilled sparkling lemon or lime mineral water Mint leaves, to serve.

Method

S tep One

Combine chopped peach, lime juice and sugar in a saucepan over low heat. Cook, stirring occasionally, for 5-7 mins or until peach is very tender. Remove from heat. Transfer to a blender. Blend until smooth. Place in the fridge to chill.

S tep Two

Divide extra peach and raspberries among serving glasses. Combine peach puree and gin, if using, in a jug. Pour evenly among the glasses. Top with ice, mineral water and mint. (If not using gin, add extra mineral water or soda water).

Peaches & Cream Pavlovas

Ingredients • • • • •

Meringues 4 egg whites, room temperature 1/4 teaspoon kosher salt 1 cup sugar 1/2 lemon

Toppings • • • • •

8 peaches, halved, pitted, and sliced 1/4 cup sugar 1/2 teaspoon just-ground black pepper 1 pinch kosher salt 2 cups very cold heavy cream

Method

One

Make the meringues. Preheat the oven to 300° F. Line two baking sheets with silicone mats or parchment.

Two

Rub the inside of the bowl of a standing mixer with the lemon half. Now squeeze the juice (discarding any seeds) into another tiny bowl—this will come in handy soon!

Three

Add the egg whites and salt to the lemony standing mixer bowl. Fit the mixer with the whisk attachment. Start mixing on slow, gradually increasing the speed to medium-high. Mix until the egg whites form big, billowy, soft peaks, about 3 minutes. Now gradually add the sugar, slowly streaming in 1 teaspoon at a time (yes, this will take awhile! Figure a couple minutes). Once all the sugar is in, continue mixing at medium-high until stiff peaks form, another few minutes. Stop the mixer and fold in 1 teaspoon of lemon juice by hand.

Four

Plop 4 equally sized blobs of meringue on each lined baking sheet (you’ll have 8 total). Use an offset spatula to spread the blobs into circles roughly 3 inches in diameter, making a swish in the centers, so the edges are slightly higher.

Five

Get the baking sheets in the oven and immediately lower the temperature to 250° F. Bake for about 45 minutes until dry and firm to the touch. Turn the oven off and leave the pavlovas in there to cool for 1 1/2 hours, then remove to cool completely at room temperature. (If your home is especially humid, cool completely in the oven.)

An hour or so before serving, prepare the peaches. Mix those, the sugar, pepper, and salt in a bowl. Stick in the fridge to macerate. Right before serving, whip the cream to soft peaks. Assemble the pavlovas. Spread each one with swirls and swooshes of whipped cream, then top with peaches and drizzle their syrup on top. Eat immediately.

Top Tips For Renovating Your Home

The main thing to remember is, no matter which areas you decide to focus on, make sure your renovation budget is relative to the value of your home!

Consider your street appeal Street appeal, the first outside impression of a home can significantly influences the sale of your home. Start by cutting back gardens (including the lawn) to make the property look fresher, lighter and more spacious. Or, you could invest a little more money by adding some new plants in the garden. Does the front fence need repainting or replacing. By doing small cost effective maintenance jobs can help improve the street appeal, resulting in possible value increase. Renovate the kitchen The kitchen is the heart of a home for many of us and improving its appearance and functionality can lift the value of your home. However, think carefully not to overdo it, you do not want to over capitalise and not make a return. It may be better to just give it a face-lift by replacing the handles, taps and splash-back,and to throw in a few extras, such as a water filter or a statement pendant! Upgrade the bathroom To upgrade existing bathrooms, rather than going all out with new fittings, you may only need to make some very minor changed such as buying a new vanity, cleaning grout, buying new doorknobs and drawer handles, even replacing the toilet seat.

Maximise storage Homeowners look for every possible nook that can be utilised for extra storage - in smaller homes this is an absolute must!

A flash bathroom or kitchen won’t distract people from, leaky windows or a dripping tap. Houses which show evidence of regular maintenance are the most desirable!

Remember, shelves and cupboards don’t always need to take up floor space; is there space higher up for bookshelves or a set of cupboards? You could even just add shelving into the existing cupboards, to ensure the best use of space.

Create space Spacious and open plan homes are always in demand and sometimes the removal of one non-structural wall can be all it takes to create a more open feel. But check with a builder with knowledge on the cost and consenting process first.

Don’t forget outside Connecting interior living spaces to the garden with a spacious deck will always add value to a house. Building an overhead structure to provide protection from the sun and rain makes it even more desirable. Yet, landscape accessories such as spas, complex water features, outdoor fireplaces and pizza ovens, are a matter of personal taste and are not always worth the investment, for resale purposes. Home maintenance You may not notice that ding in the wall but potential buyers will, and it may make them wonder what else is wrong with the house. Small repairs often don’t cost the earth, but oiling doors and windows or replacing a missing tile, can make a world of difference.

And, if you’re keen to add another bedroom, look carefully at the floor plan of the house to see if it’s possible and functionable to use some space from these, without moving structural walls. It might be possible to make use of the spaces in other ways, such as a home office or study nook. Choose the right lighting Light has a huge effect on the attractiveness of a home! Adding windows, door or skylights is expensive and takes a long time. But, the incorporation of extra artificial lights, i.e. dimmers, can enhance the mood of your home, while statement lights in the living areas will instantly give it a contemporary feel.

When selling, It’s important to create the right environment. To ensure that only the best first impressions are made, from all potential purchasers!

Enhance your street appeal. This is a biggie. Street appeal is the most crucial, as it’s the first impression that one will have with your home. Think of this like when you went on your first date. Chances are you took some time beforehand to scrub up, so that he/she thought that you were a real catch, right from the get-go! Often, a keen Purchaser is doing drive-bys to establish which properties they’d like to walk through. So, it’s super important that your home looks its finest, to capture and hold their attention and interest! I can’t even hold down a date, or I’ve been married for that long I don’t know how to curate the perfect first impression anymore for myself, let alone for my front yard. Some Tips: • Add some color in the garden or pots. • Keep the lawns and edges maintained. • Make sure the entranceway is spotless - shoes are tucked away, leaves have been blown or swept off, and why not create a warm welcome right from the front door with a new ‘Welcome Home’ doormat?

Staging your home. The art of preparing and styling your home for sale, in such a way to enhance its attraction to potential Homeowners. While there are many companies that can provide this service, you can also do it yourself, which is the more cost-effective alternative.

De-clutter. Where possible de-clutter! For example, put the kids toys away, remove excess books and magazines, organize your mail and throw away any unnecessary items. Define. Favourite part about being a Real Estate Agent? After 26 years, I still love what I do, the unpredictability of what each day brings finding a successful outcome for my clients, and the lasting relationships that follow are some of the best bits by far.

How many different places have you lived? Too many places and too many countries, i’ve honestly lost count!

Why do you believe that those looking to sell or purchase, should have yourself as their agent? I am fully committed to my fiduciary responsibility of putting my clients best interests first, doing everything I can to care for both parties through the whole process, and beyond settlement date.

What are your market predictions for the remainder of 2021, and for early next year? Considering that nine regions have achieved record prices in September 2021, there seems to be no shortage of demand for property heading into the summer, which indicates that confidence remains high. After the easing of Covid-19 alert level restrictions there will be a huge demand for property throughout New Zealand.

How do you prove your worth to a prospective client, and what are some of the most time consuming aspects of the job? A lot of my business is referral based from my clients to their friends and colleagues. I take my position very seriously and give it 200%. The most time consuming aspect of the job is, exhausting every aspect of achieving the premium price for my Vendors.
