Clearly, sales take place through FSBO’s, Agents who are not Realtors and therefore don’t have MLS access, etc. Personally, I don’t believe that’s a significant amount.

The Outer Banks market covered by OBAR is a bit unique. It’s a mixed market but it’s primarily a vacation/rental home market. Coverage stretches from lower Currituck County and the Dare County mainland, all along the beaches from Carova through Ocracoke.

Overall, sales are up 10% compared to last month but down 10% compared to last year at this time. I attribute this to the impacts of Hurricanes Florence and Michael, along with rising interest rates. We remain a Buyer’s market. With 11 months supply for homes and 20 months for land, it’s clear that supply still exceeds demand. We can’t begin to talk about a Seller’s market until there is less than 6 months supply/inventory available. Although inventory is slightly better (1%) than at this time last year, the lack of inventory is still impacting the market along with rising prices and interest rates. I contend that we remain a strong, stable Buyer’s Market…

It remains a good time to either Buy or Sell! Seller’s - Prices are rising and although inventory is up over 2017 levels, it remains low. The right time to sell really depends on your circumstances and goals but you can certainly do well in this market. Nice homes that are priced correctly are still moving quickly. DOM continues to trend downward (by 20% over last year). Will there be another Seller’s market? Who knows and if so, when? Buyer’s – It is still a Buyer’s market. Although interest rates have risen and inventory remains low, it is still a good time to buy. Homes that are priced correctly don’t remain on the market very long! Some are selling at asking price or slightly above! So, be ready to make a move! We continue to keep an eye on interest rates and their impact!
