Mineral Point Celebrates 50 Years on National Register The 50th Anniversary of Wi s c o n s i n’s First National Register Historic District kicks off with a celebration at Orchard Lawn on July 30, and the public is welcome to attend this free event. On July 30, 1971, Mineral Point was the first city in Wisconsin to be listed on the national register of historic places. According to the register at www.wisconsinhistory.org, the district consists of more than 500 buildings, structures or objects that contribute to the designation. According to the National Register of Historic Places, the historic designation was “roughly bounded by Ross, Shake Rag, 9th and Bend streets” in Mineral Point, Iowa County, Wisconsin. Its areas of significance include industry, politics/government, architecture and social history.

The period of significance is 1828-1943, capturing the arrival of miners and the establishment of the Mineral Point community as a significant political hub. The 1930s marked the birth of Mineral Point’s preservation movement, which developed on a larger scale in the 1960s when artists, crafts-people and preservationists began to restore more of the old mining town’s limestone buildings. “Mineral Point has so much to be proud of,” Dena Nechkash, director of the Mineral Point Chamber of Commerce, said. “The historic district remains a beautiful attraction, an icon in Southwest Wisconsin, because of the preservation efforts started in the 1930s. It didn’t stop there. We continue to see more restoration efforts made every year.” To celebrate, the Mineral Point Chamber of Commerce has organized an informal party at Orchard Lawn, 234 Madison St., starting at 7 p.m. on Friday, July 30. The event kicks off with a brief program about the historical significance followed by a performance by Point Five. The Chamber will also provide cake and ice cream for guests and have some games available on the lawn. A small selection of merchandise will be available

Udder Brothers’ Creamery and Hi-Grove Holsteins were developed by Jason and Justin Sparrgrove and their families. Jason and Justin first established Hi-Grove Holsteins in 2008. The Sparrgrove brothers started milking on the Roth farm just north of Boscobel. The brothers are currently milking 130 cows. The brothers purchased the current location (1518 Elm St.) of Udder Brothers’ Creamery in March of 2017. Udder Brothers’

Creamery consists of many local products. We have 24 rotating flavors of hand dipped ice cream and new hand dipped frozen yogurt. Most products sold at Udder Brothers’ are produced within 60 miles of our location. Our beef products are raised in Boscobel. Pork products come directly from our farm. Whispering Bluffs Winery opened the doors for business on May 26, 2012. Located in Potosi, Wisconsin and nestled along the scenic Mississippi River, Whispering Bluffs Winery is a purveyor of an assortment of fine wines. Our wines feature local varietals such as Maréchal Foch, Marquette, Noiret, LaCrosse, Brianna, and Edelweiss. Many of our grapes are grown in the Whispering Bluffs Vineyard located in nearby Cassville. In addition, many wine enthusiasts are fond of our specialty fruit wines and seasonal wines. All of our wine bottles are collector's items. The labels are beautiful reproductions of original artwork depicting the birds of the Upper Mississippi River Valley painted by Wes Helmick, a local artist who is also our winemaker. The Whispering Bluffs Vineyard sits on bluffs overlooking the Mississippi River near Cassville, WI. The land was purchased in 1997 and is part of the "Driftless Region" of S.W. Wisconsin Wes and Janet Helmick retired in 2006 from Ginkgo Intl. Ltd, the company they founded in 1977. While with Ginkgo, they traveled in the USA, Europe and Southeast Asia. They also supplied many customers through their San Francisco office and warehouse. Travel gave them the opportunity to enjoy the vineyards and wineries in northern California as well as the wine regions of France. The ambience and lifestyle of the French countryside inspired their vision for a vineyard and winery in southwest Wisconsin.

A combination of factors, including low interest rates and a pandemic-driven decision by many city dwellers to look for houses in the suburbs, has created a housing boom for much of 2020 and 2021. That boom has created an undeniable seller’s market in real estate. Just what is a seller’s market? The financial resource Investopedia defines it as a marketplace in which there are fewer goods for sale than there are interested buyers, giving sellers the ability to dictate prices. Since mid-2020, there has been an extremely low inventory of homes for sale but a very high interest among purchasing parties. Data from the National Association of Realtors indicated that, by the end of February 2021, housing inventory fell to a record low of 1.02 million units. These factors have led to a surge in competition from buyers, including bidding wars on homes and all-cash offers to entice sellers. In December 2020, the median listing prices for single-family homes shot up 13.4 percent from the same time the previous year, according to Realtor.com, and it hasn’t slowed down much since. Jeffrey Mezger, a 40-year veteran of the real estate industry and CEO of KB Home, says it’s the best seller’s housing market he’s seen in his career. So where does this leave buyers interested in relocating? Here are some tips. • Consider areas with slower overall price growth. Experts say the southern and midwestern United States offer the best value for home shoppers because of their meager price growth. ClearCapital, which tracks housing values, says San Antonio, St. Louis and the Dallas/Fort Worth areas experienced the least
price appreciation from 2019 into 2020. • Get preapproval or have your funds ready. Speed is the way to go if a buyer is interested in a property and wants to make an offer. Real estate professionals say buyers should be “offer ready,” which means having a mortgage preapproval letter or proof of funds for a down payment ready to go. Failure to have funds in check can slow down the process or compel sellers to reject an offer. • Work with a real estate agent. These are complicated times and it pays for buyers to have a professional working in their corner. A real estate agent uses his or her knowledge to make a timely offer and negotiate on the buyer’s behalf. He or she also will provide insight into specific neighborhoods, amenities and school districts. • Eliminate certain contingencies from the equation. Contingencies are factors that must be met before a sale can go through, according to the relocation site Moving.com. A common contingency is the need to sell one’s current home before closing on another. Asking for extended closing periods or certain home repairs are some additional contingencies that can make buyers less attractive to sellers. •Make it personal. Buyers can offer a personalized note with the offer that may connect with the seller emotionally and set one them apart from others who have made similar offers.
