These advisories are an important resource for educating clients, setting clear expectations, and helping protect both you and your clients throughout the transaction. The new REMAX Alliance Buyer Advisory, Seller Advisory, and Cox Peterson Clause Library are available NOW in IRES, SkySlope, CTM econtracts and REMAX Connect Legal Downloads. During the transition: If you use an older version of an advisory, no problem. There is no need to go back to existing clients to have them sign the new forms. One helpful update: the confidentiality language related to Section 5.3 is now included directly in the advisories, so an additional clause or addendum is no longer needed for this purpose. The Schick Perspective Hello REMAX family!!! It's a new day!!!! This has been a wild 2026. Have you felt it? There have been some good ups. And there have been some hard downs. I feel like we are on the mend as an industry. Get ready family!!! The Parade of Homes has launched all over the state. I hope you are able to tour some of these amazing homes and see what the new construction industry is offering. It is always a good idea to be well versed in the latest trends for construction, design and marketing. This is a great place to learn. REMAX is always a huge supporter of the Parade. I was asked a really good question the other day: “What are you doing to stay relevant?” First, I don't want to just be relevant. I want to be essential. Second, we become essential when our clients NEED us not just want us. The question was aimed at our industry in the time of Artificial Intelligence. I'm not a fan of things that artificial. I love things that are genuine. It is a fact that AI is here to stay. It is a fact AI can help us be better at our jobs. It is a fact AI is being used by our clients. It is a fact AI is being used by our competition. I am not afraid of it. I am embracing it and learning and making it work for my clients every day. As we head into the last months of this year we all should reset our goals. I want to share a few that we put together for my team: Improve communication to everyone including sphere, clients, colleagues and future customers. Clean up any messy systems. Spruce up our marketing messages. Listen more. Be open to new ideas. Genuinely open!!! Be more consistent. Our company is always open to new ideas. Do you have some you would like to share? READY WHEN IT MATTERS BUILDING PREPAREDNESS ONE NEIGHBORHOOD AT A TIME
When REMAX Alliance Arvada agent Michael Bergman launched LeydenReady in fall 2025, his goal was simple: help residents of Leyden Rock and Leyden Ranch take practical steps to prepare for wildfire and other emergencies. With guidance from the Arvada Fire Protection District and Arvada Emergency Manager Brian Wilkerson, the initiative helps turn emergency preparedness into something neighbors can understand, organize around and put into action. Rather than approaching preparedness community wide, LeydenReady focuses on smaller groups of approximately 20 to 30 homes. Through coffee gatherings, neighborhood surveys, text groups and wildfire education, residents can identify their own priorities and work together to address them.

INAUGURAL A MIGHTY COMMUNITY IN THE MOUNTAINS

BY: ELIZABETH MOORE The MMAR Inaugural was such a fun evening and a great reminder of how small but mighty, and incredibly involved, our mountain real estate community is! This year, Christy was inducted as MMAR’s Incoming Chair, beginning a threeyear leadership commitment where she will serve as Incoming Chair, then Chair, and finally Past Chair. I’m also excited to be returning to the MMAR Board after previously serving as Chair in 2017. I’ll be serving a two-year term as Director-at-Large. I have so many fond memories of my previous years working with MMAR and am really looking forward to jumping back in, getting involved, and supporting our mountain real estate community again. This year’s inaugural was held at Snowpack Taproom in Conifer and was completely sold out! It was a great night celebrating the incoming leadership and everyone who gives their time to support MMAR and our industry. I think my biggest takeaway is simply that we may be a small association, but we are a mighty and incredibly caring community. There is something really special about the level of participation and connection we have up here, and I’m excited to be part of it again.

REACHING FOR THE STARS LBAR WELCOMES 2026 PRESIDENT ANGIE CLAUSER The Loveland Berthoud Association of REALTORS® gathered on September 16 for its annual Installation of Officers, Directors and Awards Dinner at the Pulliam Community Building. The evening marked the beginning of Angie Clauser’s term as 2026 LBAR President, centered around the theme “Reach for the Stars.” Members and industry partners came together to celebrate a new year of leadership while recognizing individuals whose service and professionalism continue to strengthen the real estate community. Awards presented during the evening included Affiliate of the Year, Rookie of the Year, REALTOR® of the Year, Rising Star Award and the Miki Roth Distinguished Service Award. Meet Damian Gonzalez Building Trust, Solving the Puzzle, and Helping Buyers Find Home With 16 years in the mortgage industry, Damian Gonzalez has learned that successful lending is about much more than numbers, rates, and loan programs. It’s about understanding people, solving problems, building trust, and helping clients reach a moment they may not have thought was possible. Damian began his mortgage career in 2010 with BBVA Compass, working within retail banking before transitioning into the mortgage broker world. He became licensed in 2013 and moved into mortgage banking, building an extensive background across multiple sides of the lending industry. Every Buyer Has a Story What keeps the business exciting after 16 years? For Damian, it’s the fact that no two borrowers are alike. “Getting to know the background story and scenario of every one of my borrowers is what I enjoy most,” Damian says. “Each new loan is unique in its own way. It’s like painting a new canvas every time.” The most rewarding clients are often those who begin the process believing homeownership may be out of reach. “My favorites are the clients who tell me, ‘I don’t think we can do this,’ and then we get them the keys to their home on closing day. That moment never gets old.”
That problem-solving mindset is especially valuable with more complicated f inancing situations. Damian enjoys what he calls “solving the puzzle”—f inding the right loan program, structure, and strategy to turn an intimidating situation into a manageable, step-by-step plan. He has developed particular experience with Non-QM f inancing and down payment assistance programs, helping buyers explore options when their circumstances may not f it neatly into traditional f inancing.
A True Partner to Agents Damian’s approach extends well beyond the buyer. He believes earning an agent’s trust means communicating consistently, meeting contract deadlines, anticipating potential challenges, and ultimately helping the agent look great in f ront of their clients. He also enjoys working with newer and seasoned agents, sharing tools and information that can help them generate leads and grow their businesses. “Empowering agents with the proper tools and information is key to creating long-term relationships.” For Damian, that relationship doesn’t end at the closing table. A strong follow-up system ensures clients continue to be taken care of in the future—giving agents conf idence that the people they refer are in good hands. Communication Without Barriers One of Damian’s strengths is his ability to provide a fully bilingual mortgage experience in both English and Spanish. His clientele includes a healthy mix of English- and Spanish-speaking borrowers, allowing him to provide the same level of personal guidance and education in the language each client is most comfortable using. For Spanish-speaking borrowers, Damian can conduct his initial disclosure presentation entirely in Spanish, helping make an already complex process easier to understand and navigate. Regardless of language, education is central to his approach. Damian typically conducts three virtual meetings with borrowers: an initial loan summary and qualif ication review, a Loan Estimate review once they are under contract, and a Closing Disclosure review to walk through f inal f igures and prepare them for the closing table. When a borrower’s schedule makes a live meeting diff icult, Damian uses personalized video presentations so clients can review their f inancing information when it is convenient. His philosophy is simple: clients should understand their f inancing, not simply sign documents. Advice for Today’s Buyers With an endless stream of headlines and social media opinions surrounding the housing market, Damian encourages buyers to focus on their own circumstances. “Buy when you are ready to buy and need a place to call home. Don’t let the media pressure you into buying or not buying, and always question what you see on social media.”
Instead of making a major f inancial decision based on a headline or social media post, Damian encourages buyers to surround themselves with trusted real estate and mortgage professionals who can answer questions and help determine what makes sense for their individual situation. Life Beyond Mortgages Outside of work, Damian is a self-described adrenaline junkie and outdoor enthusiast who loves taking advantage of everything Colorado has to offer. Mountain biking and Enduro motorcycle riding are among his favorite activities, but he’s also a serious camping enthusiast. His idea of camping isn't necessarily pulling into a campground with a camper. Damian loves heading into Colorado’s high wilderness areas—the remote places where campers simply can’t go. It’s another opportunity to get outside, explore, and enjoy the Colorado lifestyle. Of course, he’s equally happy slowing things down and enjoying a patio with a cold drink. His newest hobby, however, might be his best one yet. As the father of a f ive-month-old daughter, Damian has become what he jokingly calls a “baby songwriter and singer,” creating original performances exclusively for his daughter. Nothing has made it to Spotify—yet. Whether he’s solving a complicated f inancing puzzle, helping an agent better serve a client, communicating with borrowers in English or Spanish, exploring Colorado’s backcountry, or performing for his smallest—and perhaps toughest—audience, Damian brings the same energy to everything he does: build relationships, communicate well, and f ind a way forward.
