O
ne thing I've learned after decades in real estate is this: when governments try too hard to steer the property market, the results aren't always as they foresee and things can go very wrong. For years, we've heard claims that Australia's tax settings unfairly favoured investors at the expense of first-home buyers and turned housing into a playground for ‘privileged property speculators’ at the direct expense of owner-occupiers. I think that view is unfounded.
The property market does not discriminate by age or by purpose. Everyone participates in the same market, influenced by the same fundamentals. Asset class policies have undergone major structural reforms, some even relying on historically flawed models, but housing isn't just another asset class. It's where people live, raise families, invest for their future and build long-term security. Let the market be! The pendulum always swings. Given opportunity, markets will correct themselves. At present, most appear to be centring. The supply and demand balance remains a critical issue. Do we have a housing availability issue in Australia? Absolutely! For more than a decade, the property and construction industries have been warning that we have not been building enough homes. Now we're paying the price, with rental shortages, rising prices and growing affordability pressures. The government is significantly behind in its Housing Accord promised targets. Stripping tax incentives from established dwellings is more likely to shrink new housing supply. Changing tax settings or discouraging investment doesn't create more houses. If anything, it reduces confidence and slows delivery of the new housing we desperately need. Small and medium businesses in Australia face growing regulatory and financial policy challenges, and recent policy changes are disincentivising Australians from starting businesses.
Laissez-Faire Let the market be with JOEL DAVOREN Managing Director, REMAX Australia These S/M businesses employ more than 40 per cent of Australia's workforce. When policy creates uncertainty for business owners, it ultimately affects jobs, consumer confidence and the broader economy. Employment is one of the biggest drivers of a healthy property market. There is little point in trying to manipulate lower house prices if people don’t have employment, either to buy in or to repay loans, if they are worried about job security or can't get finance. To see prices stabilise we need more new quality dwellings, faster, but the construction industry is under enormous pressure. Rising costs, labour shortages and increasing regulation have forced too many companies into administration, delaying new home delivery.
Despite these challenges, I'm optimistic. I believe that property will remain a strong investment option, whether as principal place of residence or investment, as Australians continue to see property as security, independence and an opportunity to create wealth for future generations. Yes, there will be political headwinds and policy changes ahead, but people will still find a way forward. Australians are remarkably resilient. People will continue to save, invest and pursue home ownership because it remains one of the most tangible and rewarding assets available. My hope is that future policy focuses less on trying to manipulate the market and more on enabling supply, supporting business confidence and encouraging investment.

oday’s return to curves in contemporary Australian homes is often described as ‘a revival of both Art Deco softness and 1970s organic modernism, but updated with minimalist materials, biophilic design and modern construction technology’.
Current trends include arched openings, rounded plaster walls, curved kitchen islands, organic landscaping and soft contemporary furniture. Curves were strongly fashionable in Australian architecture during the late Art Deco and Streamline Moderne era of the 1930s and early 1940s when Australian architects embraced rounded building corners, curved balconies, porthole windows, horizontal ‘ocean liner’ styling, sweeping staircases and aerodynamic façades. The style appeared frequently in apartment buildings, cinemas, hotels and beachside homes, especially in the larger cities. The 1960s through 1970s gave another important curved design period, termed organic modernism, influenced by Scandinavian modernism and futurism, and architects such as Harry Seidler. This era featured curved concrete forms, sunken lounges, circular homes, sweeping roofs and sculptural interiors. There is luxury and high-end appeal as curves are often associated with bespoke architecture and premium interiors, and technologies like curved concrete, flexible timber, bent steel and curved glass now make complex curved designs more
achievable.
In both exterior and interior house design, curves soften spaces, improve flow and create a more organic aesthetic. Popular uses of curves include: Curved walls – to create smoother transitions between rooms and add a sculptural feel to interiors. Arched doorways and windows - to bring elegance and timelessness to homes. Curved window glass – to increase panoramic views and enhance natural light. Rounded furniture – to make interiors feel more inviting and comfortable. Curved staircases - to add luxury and visual movement as focal architectural features. Circular or oval rooms - to create unique spatial experiences. Rounded kitchen islands – to reduce sharp edges and create more social interaction spaces. Curved ceilings and bulkheads – to make rooms feel larger and add architectural sophistication. Bathroom features – to imitate spalike interiors. Built-in curved seating – to encourage conversation and maximize comfort. Decorative elements - to add softness and artistic character. Curved rooflines – to improve visual appeal and assist with water drainage and wind flow. Softened corners outside - to avoid harsh geometry and create calm, serene environments. Curved facades - to make buildings stand out and improve aerodynamic performance. The pool is changing with the architecture. What used to be a standard blue rectangle is increasingly becoming something more integrated with curved walls, softened corners, textured finishes and shapes that feel connected to the house and landscape. Curves are a sign of a back or front yard that’s been designed, not just a pool dropped in.

or beetroot (1m2); cucumbers or zucchini (1m2); spring onions or radish (1m2); strawberries (1m2) and herbs (1m2). I don’t even have quite that space squeezed in by my driveway, but I don’t measure up too badly with my year-round haul. My ideal is a backyard food system that involves fruit trees around boundaries, pollinator plants, raised beds near the house, a compost area, rainwater collection and a chicken coop. If I had 100 square metres to play with, my productive garden might yield salad greens year-round, an abundance of herbs, tomatoes, capsicum, eggplant, chillies, corn, beans including snake beans, root vegetables, Brussels sprouts in winter, some kind of berries, a few citrus trees and, of course, eggs. Primara Research’s survey of 1000 Australians comes at a time of growing demand for homes with solar systems, water tanks, battery storage and vegetable gardens. Across suburbs and cities, homeowners are replacing ornamental lawns with vegetables, fruit trees, herbs and chickens to create productive backyard food systems. What was once considered niche or alternative is increasingly becoming mainstream, particularly among younger families and homeowners.

comment from Primara Research, in a study for money.com,au, made me think recently. It said repeated exposure to severe weather events and supply chain disruptions has created a population more focused on practical household preparedness.
The gradual shift toward edible landscaping is growing momentum with raised-bed vegetable gardens, backyard orchards and small-scale urban agriculture more evident.
Don’t overlook using the front yard for edible gardens rather than decorative landscapes. A household’s produce outcome depends largely on climate, soil and management.
Practical Australians are making conscious decisions about their greatest asset, and growing food at home was the most common first step.
Organizations worth exploring include Permaculture Australia and Community Gardens Australia.
Are we looking more critically at how much space our lawns occupy versus how much food we can produce at home? Why mow when you can harvest?
The survey showed Queenslanders are determined to become less reliant on buying food than any other state. Here’s how the ‘growing own food’ figures stood: QLD at 57 per cent, WA at 49 per cent, VIC at 46 per cent, NSW at 44 per cent and SA at 39 per cent.

t the core of every interaction, conversation and transaction throughout the home buying process lies trust, and trust is generally earned rather than given freely.
AI, once considered a novelty, is firmly embedded in the process. The penetration of AI in the buying process came about quickly. From refining property searches and analysing reviews to becoming an almost automatic step in early stages of buying a home, it plays a significant role. We have, perhaps more readily than we realise, accepted AI as part of the process. The complexity of relationships between people and AI is building. As technology advances and the speed at which we demand response grows, so too do our expectations. Accuracy, reliability and accountability are expected, with little tolerance for mistakes. Key findings from Cotality’s AI in House: 2026 Report reveal that trust in AI throughout the home buying and lending process has declined significantly over the past year.
Cotality is the largest independent provider of property information, analytics and property-related risk management services in Australia and New Zealand.
This trend is unmistakable: trust in AI is falling. For Australian borrowers the data was convincing, with the report finding Australian borrowers were 90 per cent more likely (than those in the US and UK) to have a zero tolerance for machine errors. It also identified a 10 per cent trust penalty when mistakes were made by AI rather than by a human. While this concern is shared across all generations, it is younger Australians who exhibit the steepest decline in trust. AI has the benefit of speed and efficiency, and the trajectory of its implementation in almost all processes of business and decision-making is substantial. Yet despite its growing presence, trust in AI has halved in the past 12 months. Homebuyers expect a higher standard when AI is involved. They want accountability, transparency and, above all, accuracy when making decisions with significant financial consequences. These are, of course, the same qualities consumers expect from human professionals: expertise, accountability and accuracy. The difference is that
the consequences of losing trust are considerably greater when AI makes the mistake.
To simplify, an error is more forgivable if made by a human than AI. Cotality’s research highlighted that one out of every three buyers would pay more for human involvement. It also found that a material AI error would result in 70 per cent of those analysed losing trust in the home buying process, compared to a 60 per cent trust decline following a comparable human error. Consumers recognise that AI is being used in one form or another, but how and why is more unclear. To help narrow the gap between AI and trust, greater disclosure about the role of AI and use of AI-generated information should be considered, with human review proving invaluable to build and retain trust. They talk about my garden, and every person who speaks with me has kind words to say. I live on a corner. I have the east-facing garden and the south-facing one, but it is the southeast corner that gets the most sun, with other spots shaded by massive Tuckeroos and the house itself.
I take all the compliments because I love what I have created. What I didn’t realise until recently is that I am very ‘on trend’. Yes, my messy style of gardening is flourishing. Now that I’ve read just what is involved in creating a garden that ‘emphasises relaxed, biodiverse and un-styled aesthetics’, perhaps I can give you some tips on making your patch an attention-getter.

Choose plants that you love. Choose a diversity of plants that suit your soil and climate. Climate compatible plants should come first.
Plants don’t always conform to our experiences or expectations so choose plants that are resilient and adaptable, and their care is less likely to overwhelm you. Allow plants to grow, wander and intermingle rather than keeping them neatly separated. Combine structural, upright plants with groundcover and varied leaf textures to create visual depth. Be an ambassador for biodiversity and focus on native plants that offer food and habitat for insects and wildlife.

t is suggested by many observing property buying trends that the idea of jumping boots and all into the ‘forever home’ has morphed into something more akin to navigating stepping stones.
We are progressing through our property acquisitions in an incremental, pragmatic way. In this stepping stone approach, buyers are less attached to the idea of a single, perfect property and more focused on momentum as each purchase is part of a longer strategy and not a final destination.
So, what does this look like in real terms? Let’s look at the buyer whose first purchase is more about entry into the market and less about loving the property itself. This might be a one- or two-bedroom apartment in a middle-ring suburb of a city.
This becomes the starting point. It doesn’t have to be perfect. It may not be great for entertaining, have little storage space and a constant compromise of furniture, but it is a foothold. Its real value comes from being in the market and translating even modest price growth into usable equity. The apartment represents entry and ambition.
Ready for the next stepping stone? That equity might see you find your way to ownership of a townhouse. Even if you’ve had to purchase a little further out where there’s less buyer competition, your home is affordable but offers more space, flexibility and the ability to add value. Observers are seeing a slight difference to old trends here. In the past, this would have been the time for the major overhaul and dream renovation. Today, these buyers are more likely to make strategic improvements like a basic kitchen refresh, aiming at cosmetic changes that improve liveability and resale value without overcapitalising.
The home might now have a small yard, a home office and perhaps allow for a degree of entertaining, but it is not the finish line. The townhouse reflects growth and experimentation.
On to the next stepping stone. Now, equity from the first two properties, combined with growth in the income our buyer has enjoyed and the clearer priorities they have for their lifestyle and residence, delivers more options. Here, trends are suggesting the next step might be out of the city to a much larger property and closer to a ‘dream home’ in a lifestyledriven location. The buyer has negotiated the stepping stones from a compromisedriven purchase to a choice defined by space, pace and quality of life.
Here, the notion about ‘upgrade’ is not so important anymore. In the apartment phase, ownership itself, that is, getting into the market, was the goal. In the townhouse phase, it was about function and modest value-adding. The third phase was a more holistic decision about community, land and long-term liveability. Today, moving multiple times tends to be viewed as savvy rather than risky. It is how you remain adaptable and able to respond to changing finances, careers and lifestyles.
In a high-cost competitive market, waiting for the ideal home can mean missing the opportunity to build equity. That’s not to say that the ‘dream home’ has disappeared. It’s just not the starting point. Our buyer has evolved through three properties to finally arrive at their destination.

Even rental properties can do with a spring clean. We can look at this in different ways.
First, as a tenant. Start by getting yourself set up with the right tools. We suggest microfibre cloths, an extendable duster, a small handheld vacuum, a spray bottle with diluted vinegar solution, garbage bags, paper towels and sponges and a scrub brush/ toothbrush for grout. A magic eraser might come in handy.
Be realistic about how much time you want to devote to the spring clean. If you’re short on time and a property inspection is the purpose of the clean, focus on the things they notice, such as kitchen grease and clutter, bathroom cleanliness, surfaces (floors and bench tops), odours, visible damage and mould.
