Agents need to be mindful of authenticity when creating an online brand or persona because having a fake persona, via various channels such as social media or local area marketing, can bring an agent unstuck when it doesn’t match with reality.

You really want that agent you invite into your living room to align with the perception you’ve formed of them or there could potentially be a fundamental breakdown in the relationship before the process even begins!

With the dawn of AI, there has been a decrease in trust levels with technology. There is a tangible emptiness or hollowness to artificially generated information in all its formats. It's hard to put your finger on, but something doesn’t feel quite right.

This makes us uncomfortable for many fundamental reasons, which I think are tied to trust, value and wanting something real and authentic, and impacts how and why people determine their 'real estate professional of choice.'

As the future unfolds, authenticity will become more important in the progression of technology through an artificial age.

Or is it?

There are hundreds, and potentially hundreds of thousands, of named shades that we generally consider under the moniker of white.

When the Pantone Colour Institute, a global authority that selects a shade each December to influence design, fashion, and marketing for the following year, chose ‘white’ for its 2026 Colour of the Year, it stirred up a bit of controversy.

Pantone's selection is considered an industry benchmark worldwide and its chosen colour influences everything from product development and fashion to home décor and digital design.

A secret global team of colour experts is said to observe trends in society, technology, art, and culture to predict the next influential colour.

Reactions to Pantone’s announcement came fast and furious, with jibes like ‘boring’, ‘sterile’, ‘the colour of mediocrity’ and ‘equating to tone deaf’ to ‘disturbing’ and ‘dystopian’.

To be specific, the colour in question is PANTONE 11-4201 – named Cloud Dancer – and Pantone calls it a “a lofty white that serves as a symbol of calming influence in a society rediscovering the value of quiet reflection.”

Does Cloud Dancer conjure up images of downy clouds set against a perfect blue sky for you? Is Pantone’s choice for this year ‘ creamy, calm and always elegant’?

It might provide a blank canvas on which creativity can flourish.

It is undeniably adaptable. We’ll see it in homes, furniture and fashion. There will be white on the runway at the spring/summer and autumn/winter 2026 collections, for certain.

Clearly, neutrals aren’t going anywhere anytime soon.

While the American company started the ‘Colour of the Year’ trend and is the most famous for doing so, other brands, such as paint companies, also announce their own.

Dulux, for instance, provides colours specifically curated for the Australian market, taking on board the unique quality of Australian light and lifestyle and collaborating with design experts.

For 2026, Dulux has revealed three under the theme ‘The rhythm of blues’ rather than just one colour. These are Slow Swing, a deep navy; Free Groove, a vibrant royal blue; and Mellow Flow, a soft sky blue.

Maybe Dulux has made a better call, but The Beatles’ White Album is one of the most famous albums in music history, and Gandalf the White was clearly the wisest and strongest of wizards – not to mention that the White House is the official residence of the American President. Just saying…

They reflect personality, as books, photos and meaningful objects tell your story; and you can refresh shelves seasonally or with changing tastes.

Shelf styling is flexible, low-commitment and can deliver big visual impact for relatively little cost.

Stylish shelves are worth the effort you put in.

Styling tips for shelf appeal

/ Evaluate the space you have before you begin. Start with a clean slate and empty the shelves first.

/ Use a mix of heights and shapes. Combine tall items, medium pieces and small to keep the eye moving. Layer front to back, placing larger items or artwork toward the back and smaller pieces in front to create depth.

/ With books, stack some horizontally and stand others vertically. Use book stacks as risers for decorative objects.

/ Group your items strategically to avoid making shelves look too similar. Grouping items in odd numbers, of three or five, can feel more natural and visually pleasing than evennumbered groupings.

/ Prioritising balance is especially important if you're styling more than one open shelf. Ultimately, the shelves should complement each other and be able to stand on their own.

/ Embrace negative space as it helps draw the eye from one element to the next and prevents the room from feeling cluttered. Open space helps the shelves feel calm and curated.

/ Add pieces with tones and textures that break up the space. For example, instead of having all framed photos on a shelf, you might add one framed print, a stack of books, and a small ceramic bowl.

/ Mix styles, for example mixing statement pieces with more practical items - a sculpture next to some books, a framed photo next to some greenery, modern pieces beside vintage.

/ Add organics. Plants, branches, dried florals, timber and stone add warmth and life. Choose plants that are in proportion to other items.

/ Pull the room's accent colour using items on the shelf.

/ Don’t go overboard with family photos, especially when styling your home in preparation to sell.

/ Embrace trial and error, and when you feel like the room could use a refresh, you can swap and rearrange items on shelves until it feels like a completely new design.

You really want to style your shelves so they look intentional, balanced and lived-in, rather than cluttered or staged.

Where shelves are purely utilitarian, rarely seen or used, styling might be overkill. If the shelves are in a space you use daily or guests see often, the effort pays off.

You don’t need every shelf to be ‘Instagram worthy’, but even 15 minutes of thoughtful ‘editing’ to remove clutter, group items, add something special can make a noticeable difference.

This involves a mix of overseas and internal migration, not just people moving from other parts of Australia; and growth is often driven by new housing developments and affordability access.

People are on the move and heading to popular postcodes in the Australian real estate landscape, with three states represented in the top five.

Where are we moving to?

While ‘top five postcodes we moved to’ rankings don’t precisely exist in official Australian Bureau of Statistics public releases, there are locations that have stood out as the strongest domestic migration destinations over recent years.

SUNSHINE COAST | QLD

Queensland’s Sunshine Coast involves several postcodes, primarily in the 45004601 range. Standout growth postcodes are 4558 serving Maroochydore, the emerging CBD and Sunshine Plaza. Postcode 4575 covers several suburbs including Birtinya, Bokarina and Buddina.

GREATER GEELONG | VIC

At one stage last year, Greater Geelong toppled the Sunshine Coast to be the LGA receiving the largest inflow of net internal migration. Greater Geelong covers several postcodes, primarily in the 3214 to 3220 range. The standouts are associated with Geelong, Newtown, South Geelong, Bareena and Highton.

LAKE MACQUARIE AND NEWCASTLE REGION | NSW

People relocating from Sydney and other capitals to regional NSW coastal lifestyle areas fuelled strong migration inflows, especially 2281 and 2300, both in the

Hunter region. This includes Blacksmiths, Cams Wharf, Catherine Hill Bay, Caves Beach for 2281 and Bar Beach, Cooks Hill, Newcastle, Newcastle East, The Hill for 2300.

MAITLAND/HUNTER REGION | NSW

The Maitland/Hunter region covers several postcodes, with Maitland itself primarily being 2320, while surrounding areas and suburbs fall into codes like East Maitland’s 2321.

MOORABOOL | VIC

With the postcode 3340, Moorabool and the broader Moorabool Shire is a fastgrowing, semi-rural region in the Central Highlands of Victoria, positioned between major cities of Melbourne, Geelong, and Ballarat.

ALBURY-WODONGA | VIC/NSW REGIONS

Albury-Wodonga is a vibrant twin-city hub straddling the Murray River on the NSW-VIC border. Postcode 2640 covers Albury and surrounding NSW suburbs like North Albury, East Albury, Lavington, Thurgoona, and West Albury; postcode 3691 covers Wodonga and smaller localities near the border, such as Kiewa, Kergunyah, and Kancoona.

Samui is the third largest island in Thailand, yet small enough to be circumnavigated in just a couple of

hours by motorbike or car, and bursting with nature, history, culture and beautiful beaches like Chaweng, Lamai, Taling Ngam, and Natien to name but a few.

Flight routes from varies cities, within Thailand and outside, access the island’s airport.

Many Australians have decided to call Koh Samui home; and, with proper visa planning and health insurance, it can be a comfortable choice given a tropical lifestyle, relaxed pace of life, affordable living, good healthcare, and an international community on offer. You can buy a villa but not own the land freehold; you can own a building structure through leasehold (30-year renewable); and you can own up to 40 per cent of the total units in a condominium.

Example: An Australian leasing a villa listed for $1.8mil won't pay the full sale

price. Instead, they might pay a lease premium of 10 -20% of that value for a 30-year renewable term, plus fees and charges.

Bottom line is that Thai law restricts foreigners from directly owning land, so accurate legal guidance to ensure compliance is imperative.

Managing the mortgage after separation

There are just some household items that you really should not hold on to forever.

Toothbrushes & toothbrush heads

Dentists recommend replacing your old toothbrush with a new one, or the brush head if you use an electric toothbrush, around every three months. Most of us don’t do it often enough.

The toilet brush

Doesn’t this one get overlooked! You really need to replace a toilet brush every few months or when you see the bristles start to bend, whichever comes first. If not, the nasty bacteria might build up. Spraying with disinfectant or bleach solution might extend the life, but there comes a time when they need to be binned.

Mascara

Some users are religious about replacing their mascara every two to four months, while others will hold on to the product until they get no colour from the brush. The fact is germs and microbes can be present inside a mascara tube. Replacing your mascara every three months or so reduces bacterial growth and can help with dryness, allergic responses, redness, and irritation. It really is worthwhile listening to the eye specialists on this one!

Plastic cutting boards

If your cutting board is frequently used, replace it after about two years. Nasty bacteria can fester and hide in those cuts and scratches on the board. Tip: A good timber cutting board should have a longer lifespan than a plastic one if you care for it properly.

Sunscreen

Have you checked what’s in your cupboard lately? You are probably like most of us, with bottles and tubes that have been around so long we can’t remember when we bought them! According to experts, we should toss out that half empty bottle of sunscreen from last summer. Sunscreen breaks down over time. If sunscreen is left in the car or in direct sunlight, it can deteriorate faster. Most products will have an expiry date for good reason, and it’s usually no more than three years from purchase. If there is no date, after three years it should be binned, the experts suggest.

Soda maker bottles

Soda maker bottles need to be replaced every three or four years for safety reasons. The plastic walls of the bottle weaken over time. After the expiry date, the bottle is more likely to break during carbonation and might injure people nearby.

Pillows

Because our bodies, sleep habits and pillow fillings are all different, there’s no set lifespan for pillows. Most experts recommend replacing them after one to two years to help ensure they stay clean, supportive and free of allergens. Excessive yellowing or lumps in the pillow, or your sore neck, might be a sign you need a new one. Regular care and cleaning, following the manufacturer’s instructions, will help to prolong the pillow’s life.

Scheme fuels surge in affordable homes

From Australia's first major government scheme to encourage home ownership in 1918 by providing low-interest, long-term loans to help ex-servicemen and women establish themselves through to the introduction of the First Home Owner Grant (FHOG) scheme and the start of the modern era of first home buyer assistance on 1st July 2000, and on to the federal government’s Home Guarantee Scheme (HGS) launched in January 2020 and expanded on 1st October last year, there have been debates around whether these incentives improve long-term affordability or tend to push up entry-level property prices.

Cotality, the largest independent provider of property information, analytics and property-related risk management services in Australia and New Zealand, has keenly tracked impacts of deposit guarantee incentives on home values.

New analysis from Cotality shows that since September last year, lowerpriced homes, meaning those with an estimated value under the expanded Home Guarantee Scheme price caps, have generally recorded stronger growth than higher-priced homes.

Different sectors of the housing market are experiencing different rates of growth in home values based on whether properties fall under or above the scheme’s price caps, which are location-specific price caps to align with market values, plus uncapped number of places and no income limits for first-home buyers.

Across the capital cities, Sydney’s cap is $1.5 million, Melbourne is $950,000, Brisbane is $1 million, Perth is $850,000, Adelaide is $950,000, Canberra is $1 million, Hobart is $700,000, and Darwin

is $600,000. The Home Guarantee Scheme website has a search tool to check the specific price cap for your suburb or postcode.

In the December quarter, homes with an estimated value under the price caps increased 3.6 per cent, while homes with an estimated value above the price caps increased 2.4 per cent in the same period.

“The expanded five per

cent deposit guarantee has sharpened demand at lower price points, with under cap markets outperforming across almost nine in ten regions,” Tim Lawless, Cotality’s research director said.

“We’re seeing a clear shift in momentum, with buyers increasingly targeting homes that fall under the new price caps— especially in Sydney, where the value gap is most pronounced.”

“This trend was already visible before October 1, suggesting some buyers acted early to secure properties before competition increased.”

Possible explanations for the stronger growth at lower price points:

/ Buyers anticipating increased competition and price pressure may have sparked demand from those who didn’t necessarily need to rely on the deposit guarantee.

/ Home values trending up coupled with high interest rates and serviceability limits may be pushing demand toward lowerpriced, more affordable properties.

/ Investors in the lower price segment are competing with first-home buyers and mainstream demand.

The pattern of stronger growth at values below the price caps is consistent across every capital city and regional market except the ACT.

Regions across Australia, and in fact, 78 out of 88 regions analysed, have shown a stronger growth rate for properties with a value under the price caps.

Cotality concludes that, overall, the expanded deposit guarantee appears to have amplified demand for lower-priced homes, contributing to faster growth in this segment of the market compared to higher-priced properties.

Creating a happy home environment for multigenerational living can only occur with thoughtful planning and clever design throughout the entire home.

Locating bedrooms for infants or elderly family members away from communal zones or entertainment spaces is good design and use of back-to-back bathrooms reduces plumbing noise, while study nooks and work areas benefit from soundproofing for those working from home.

The kitchen is often the most challenging space in a multigenerational renovation.

A two-zone approach is an option, a main kitchen paired with a kitchenette, rather than massively expanding a single kitchen. This creates flexible meal routines and prevents kitchen congestion. Large islands, dual sinks, and generous pantry storage also support shared living.

Outdoor areas play an important role and should deliver both shared and private experiences. A large deck or alfresco dining area can be the heart of multigenerational family gatherings, while smaller garden nooks, sunny patios, or shaded sitting spots allow individuals to relax alone.

Consider older residents with level access, non-slip paths, and soft landscaping, and secure lawns or play areas for the youngsters.

THE OUTHOUSE

How to survive a bathroom/ laundry renovation with three young boys.

It was out with the old and in with the new at our house over summer - the old bathroom, our only bathroom, that is.

It was time for a change aesthetically, but also structurally as we unfortunately found out months prior through an insurance claim.

You see, the little house that my husband and I bought not long after we were married is more… well… vintage… in age, and its prior life as a rental had it seen it somewhat neglected.

When we first landed here, our plan was simple: a few small touch-ups and upgrade in a few years’ time.

Could the bathroom have used an upgrade when we first bought it? Probably, but our priority instead shifted to our growing family.

Over years that followed, we added three beautiful, busy boys to our family and our decision to buy on a large block reaped its own rewards. You probably guessed that the bathroom got pushed way down the priority list.

So where does Mum, Dad and three young boys sharing one bathroom to be completely ripped out and gutted, go? Nowhere.

Enter: The outhouse.

Now when I think temporary, outdoor bathroom I think camping shower and loo. Thankfully, my husband had other (better) ideas and built a functioning outdoor bathroom for us all. What an absolute gem of a man!

While we may have had a little nudge to get started, we

Our layout was redesigned many times, our tile choices honed over, finishes mixed and matched to balance both a style we loved with the practicality of being the family bathroom.

An advantage of some experienced plumbers in the family helped us along the way with technical advice surrounding layout and things we needed to consider such as water supply, efficiency and pressure, heating, ventilation, drain sizes, fittings and fixtures… they got all the questions and more.

Our biggest decision by far was the room layout, having chosen to change the floorplan to maximise space in an already large bathroom (the benefit of it being an older house).

This involved re-routing the drainage. For anyone that hasn’t had to cut up an internal slab, it’s about as loud and messy as you can get! Suffice to say, the kids and I spent a fair chunk of time away from the house in those early demo days.

Fast forward six weeks and we’re out of the outhouse into a brand-new bathroom.

While we lost around 2.5 square metres to allow for additional home storage, the change in floorplan allowed us to install a larger bath, more internal storage and a larger shower, while still retaining a decentsized bathroom.

It goes to show, if you’re clever in your design choices and think practically, downsizing doesn’t have to mean less.

My tips for surviving a full re-gut, renovation with young

kids?

Firstly, remind yourself of the end goal… constantly. It will be worth it!.

Secondly, let go of any expectations of order in your household, at least for a while.

Thirdly, keep the necessary items handy, the essentials that you would take on holiday. Everything else can go in storage.

Lastly, let the kids join in the fun of decisionmaking. My boys proudly share that they helped build our bathroom.

The next project? That’s a second bathroom, just for us. This time without the need for the outhouse and before the little boys turn into big boys. I refuse to share a bathroom with teenage boys!

WHAT I really want

We know what the Spice Girls wanted when they sang those words in 1996, but do we know what home buyers want in 2026?

While ‘conversations’ suggest that functionality, sustainability, and personal well-being will be priorities in a home this year, it is interesting to look at research on the most wanted home features for 2025.

PropTrack, owned by the REA Group, identified the most searched-for features by web site users on realestate.com.au.

Keyword search data shows that ‘swimming pool’ topped the list.

This was closely followed by ‘garage’. Many buyers prioritise a place to park their car, store their gear, or perhaps even start a business.

With 91% of households having at least one car and 55% of households having two or more, according to Australian Bureau of Statistics (ABS) data, that’s not surprising.

According to data from the Bureau of Infrastructure and Transport Research Economics, there were about 560,000 more registered motor vehicles in January 2025 than the previous year.

The years 2023, 2024 and 2025 were the three hottest years on record, which also makes it unsurprising that ‘air conditioning’ came in third place.

Ensuite, outdoor area, single storey, balcony, built in wardrobes, dishwasher and heating rounded off the ten most searched keywords of 2025.

The search term that showed the greatest increase last year over previous years was ‘single storey’, where the number of searches on that rose by 72 per cent. Following a similar theme, ‘elevator’, ‘step free entry’ and ‘wide doorways’ also had big increases.

Again, looking to the ABS where population projections estimate that the number of people in Australia aged 65 and over will more than double in the next 40 years to 10.56 million, it makes sense.

Most older people want to remain in their homes as they age, according to the final report from the Royal Commission into Aged Care. Mobility declines in old age and single-storey and step-free homes help with ease of access, while wide doorways better accommodate mobility aids.

The significant increases in use of such accessibilityfocused search terms suggest that a growing number of buyers are focused on finding ‘forever homes’.

A growing interest in dual living and dual income was also evidenced, indicating that buyers were seeking properties designed for multigenerational living or offering an income stream through renting out part of the property.
