It’s worth pausing on that point. No properties sold this week did so by chance. They transacted because the groundwork, pricing, positioning and buyer engagement had already been done. It’s a useful reminder that the strongest outcomes in real estate are rarely the product of a single big moment. They’re the result of consistent, considered work in the weeks that precede it.
With auctions returning in earnest in two to three weeks, that same discipline is exactly what we’d encourage vendors to bring to their own planning. Spring is now firmly on the horizon, but the lead-up to it, particularly August, is when campaigns are set up for success. Styling decisions, campaign timing and pricing strategy all benefit from being settled early, rather than rushed once the market picks up pace and competition for attention intensifies.

Known for its refined take on contemporary dining, Angus & Bon brings bold flavours and premium ingredients together in this elevated steak tartare. Featuring hand-cut eye fillet, a smoky nduja emulsion and crisp matchstick potatoes, this dish balances richness, texture and spice in every bite.
INGREDIENTS
BBQ Spice:
10g smoked paprika
4g mustard powder
8g cumin
4g garlic powder
10g caster sugar
Salt, to taste
Matchstick Potatoes:
2 Russet potatoes, peeled
Nduja Emulsion:
60g mayonnaise
16g Dijon mustard
20g nduja
To Assemble:
320g eye fillet, finely diced
⅓ bunch chives, finely sliced
30g cornichons, finely sliced
8g parsley (approximately ¼ bunch), finely chopped
Lemon juice, to taste
Salt, to taste
95g nduja emulsion
METHOD
1. BBQ Spice
Combine all ingredients in a small bowl and mix well. Set aside.
2. Matchstick Potatoes:
Using a mandoline if possible, cut the potatoes into very fine julienne strips. Rinse thoroughly in warm water to remove excess starch, then pat dry. Heat oil to 160°C and fry the potatoes until golden and crisp. Drain and season generously with the BBQ spice mixture.
3. Nduja Emulsion
Combine all ingredients and blend using a hand blender until smooth and fully incorporated.
4. To Assemble
In a bowl, gently combine the diced eye fillet with the chives, cornichons, parsley and nduja emulsion. Season with lemon juice and salt to taste, mixing carefully to maintain the texture of the beef.
To serve, spoon the steak tartare onto serving plates and top generously with the crispy matchstick potatoes. Serve immediately.

In a world more connected than ever, feelings of loneliness remain a shared part of the human experience. This winter, the Australian Centre for Contemporary Art (ACCA) invites visitors to explore that idea through Are you lonely tonight? I’m so lonesome I could cry., a major new exhibition opening from 3 July to 30 August.
Marking the launch of ACCA’s new Art and Emotion series, the exhibition brings together the work of eleven acclaimed Australian and international artists across painting, sculpture, installation, photography and moving image. Through humour, memory, intimacy and digital culture, the exhibition considers how loneliness is experienced, expressed and even resisted in contemporary life.
Rather than viewing loneliness as something to be hidden, the exhibition presents it as a deeply human emotion that connects us all. From reflections on nightlife and relationships to commentary on internet culture and everyday rituals, each work offers a unique perspective on belonging, vulnerability and connection.
Among the highlights are a seven-metre woven tapestry by Los Angeles artist Kayla Mattes inspired by memes and heartbreak in the digital age, an animatronic sculpture by Seth Brown that humorously explores online dependency, and a new video installation by Melbourne artist Callum McGrath capturing the emotional complexity of the city’s nightlife.
ACCA Artistic Director and CEO Myles Russell-Cook describes the exhibition as the first chapter in an ongoing series examining the emotions that shape our lives, with future instalments set to explore rage and joy.
Located in Southbank, ACCA has long been recognised for presenting thought-provoking contemporary art, and this latest exhibition continues that tradition with a timely and deeply resonant theme.
Are you lonely tonight? I’m so lonesome I could cry. runs from Friday 3 July to Sunday 30 August 2026 at ACCA, 111 Sturt Street, Southbank. Entry is free, with opening hours Tuesday to Friday from 10am to 5pm and weekends from 11am to 5pm. ■
