SUPPLY, SENTIMENT AND SPRING Spring is upon us, and the property market is beginning to reflect that shift in tempo. Conditions are favourable, open for inspection numbers are tracking well, and the tone across our offices is one of steady confidence rather than urgency. That measured pace suits the current environment well. What we are observing on the ground continues to differ from the broader media narrative. Rather than a market defined by hesitation, we are seeing engaged, well-prepared buyers who understand value and are willing to act when the right property presents. Negotiations are progressing, campaigns are converting, and a growing number of transactions are being concluded away from the public spotlight altogether. The defining feature of the market at present is supply, or rather the lack of it. With fewer properties available than buyers would like, genuine demand is being channelled into a narrower pool of opportunities. This is placing considered, well-presented homes in a strong position, while also creating openings for buyers willing to move decisively. Equally important is the shift in vendor sentiment. We are finding more sellers approaching the market with a realistic view of where value sits today, rather than benchmarking against figures from previous cycles. That alignment between vendor expectation and buyer capacity is proving to be the catalyst behind much of the activity we are currently seeing. As we move into the spring selling season, we expect this pattern tight supply, engaged buyers and pragmatic vendors - to continue shaping outcomes across metropolitan and coastal markets alike. WITH FERMENTED CHILLI

Fresh, refined and made for entertaining, this Yellowfin Tuna Tartare from Henrys pairs delicate sashimi-grade tuna with bright citrus and a subtle kick of fermented chilli. Served on golden sourdough croutons and finished with caviar, it makes an elegant canapé for your next gathering.
INGREDIENTS
METHOD
For the tuna tartare 300g sashimi-grade yellowfin tuna, finely diced (5mm dice) 1 shallot, finely brunoised 1 tbsp chives, finely sliced 2 tsp extra virgin olive oil 1 tsp fresh lemon juice ½ tsp lemon zest 1 tsp soy sauce Sea salt Freshly cracked white pepper
1.
Preheat the oven to 180°C.
2.
Brush both sides of the sourdough with olive oil, season with sea salt and bake for 10–12 minutes until golden and crisp. Allow to cool before cutting into neat rectangles or discs.
3.
Whisk together the fermented chilli paste, olive oil, honey and lemon juice until smooth. Add a little water if needed to achieve a spoonable consistency.
4.
Shortly before serving, combine the diced tuna with the shallot, chives, olive oil, soy sauce, lemon juice and lemon zest. Season lightly with sea salt and white pepper, then keep chilled until ready to assemble.
5.
Spoon or neatly quenelle the tuna tartare onto each crouton.
6.
Dot or lightly drizzle with the fermented chilli dressing.
7.
Finish with grated lemon zest, chive batons, baby herbs, a pinch of flaky sea salt and a drizzle of extra virgin olive oil. For an elevated finish, add caviar if desired. Serve immediately while the croutons remain crisp.
For the fermented chilli dressing 2 tbsp fermented chilli paste (or fermented chilli sauce) 1 tbsp extra virgin olive oil 1 tsp honey 1 tsp lemon juice 1 tbsp water (if needed) For the croutons 8 slices sourdough bread 40ml olive oil Sea salt To finish Finely grated lemon zest Baby herbs or micro shiso Chive batons Flaky sea salt Extra virgin olive oil 5g Caviar (optional)

CHRISTOPHER BOOTS
This year marks 15 years of Christopher Boots, the Melbourne studio whose work sits at the intersection of sculpture, lighting and architecture. We sat down with its founder to talk about geometry and feng shui, the artisans whose hands shape every piece, and what a handmade object is worth in 2026. Since founding the studio in 2011, how has the creative vision behind Christopher Boots evolved while remaining true to its original philosophy?
Chinese understanding of how energy moves through space. Light is the most underestimated tool here. It decides whether a room feels calm or charged, intimate or ceremonial.
The studio’s first principle hasn’t moved since it opened at 11:11am on 11 November 2011. The timing was deliberate, and so was my question: what does it take for an object to hold a room? Fifteen years on, the question is the same. What’s changed is depth. ASTROLABE, our retrospective for Melbourne Design Week this year, was a clear marker of that. The philosophy holds: rooms quiet down around the right object.
Collaboration with artisans has long been embedded within the studio’s process. How do these relationships shape the character and individuality of each collection?
Your work often sits somewhere between collectible art, lighting and architecture. How do you approach designing pieces that feel both sculptural and connected to the spaces they inhabit? Two languages run underneath the work. One is geometry. The crystalline, radial and branching patterns we draw from are ones the natural world has long made, and the body recognises them before the mind names them. The other is older still. My mother was a feng shui consultant, and I grew up knowing a room has currents, that light, weight and placement aren’t neutral. The sculpture comes after listening to those currents. Many Christopher Boots pieces feel almost architectural in scale and presence. How does architecture influence the way you think about light, proportion and atmosphere? Architecture is the right reference frame. A building combines geometry, behavioural psychology, art, history and culture into a single experience of being in a room, and so does a serious lighting piece. I draw on two traditions: the Greek pursuit of proportion and the
Most of what we make depends on people outside our studio. Bronze casting, glass moulding and certain finishing techniques are crafts you can’t absorb in-house; they take a lifetime. You learn where a material’s edges are by working alongside someone who’s spent thirty years inside them. The work that interests me most is the third thing, what emerges between intent and instinct. A piece can take six months to make, then sit in a home for fifty years. Looking ahead, what excites you most about the future of Christopher Boots? As more of life moves into screens, the things outside them carry more weight, not less. AI will reshape design; the conversation fixates on what it can generate, but the more interesting question is what it sharpens by contrast. A handmade object in 2026 carries a different charge than it did in 2016, and different again in 2036. The work ahead isn’t to defend craft against automation. It’s to make sure the home stays one of the places where the physical world still wins. ■

Returning for its third year, Stand Up in September will officially launch at Hotel Collingwood on Thursday 10 September, inviting guests to connect, start important conversations and stand alongside an organisation dedicated to creating safer, more hopeful futures. At the heart of the campaign is You Matter’s work supporting women and children as they establish new lives following family violence. By helping create welcoming, fully equipped homes, the organisation provides more than practical essentials. It helps restore a sense of dignity, comfort and independence at a pivotal time. This powerful evening invites men across Melbourne to join a conversation that matters. Held in the lead-up to AFL finals season — a period when family violence incidents sadly tend to rise — Stand Up in September is a call to show up, speak up, and be part of the solution. Facilitated by advocate and speaker Tarang Chawla, the evening will bring together people passionate about ending family violence, with further speakers and panel members to be announced. Guests will also enjoy entertainment from Mat Rigby, alongside roaming Footy Favourites-themed hot canapés and unlimited refreshments throughout the evening. More than a night out, Stand Up in September is an invitation to be part of a collective effort to create change. Through awareness, conversation and support, the campaign aims to help You Matter continue providing women and children with the foundations they need to move forward with greater security and hope.
