A MARKET FINDING ITS FEET As Melbourne moves out of winter and into the lead-up to spring, the shift in market mood is becoming more pronounced by the week. Listings are beginning to build ahead of the traditional spring surge, and buyer numbers are following, with open for inspection figures this month noticeably higher than what we saw through the depths of winter. What is more telling is how that increased activity is playing out. Buyers are searching with genuine intent, but a level head still guides the process. Negotiation remains the primary path to a sale across much of the market, and vendors who price realistically from the outset are being rewarded with stronger, faster outcomes. Those who overreach are finding that buyers are under no pressure to move quickly. This pattern is consistent across both our Metro and Peninsula markets. Well-presented homes in sought-after pockets continue to draw genuine competition, while properties that require significant investment, or occupy less central positions, require a more considered strategy to find the right buyer. For anyone weighing up a spring campaign, now is the moment to start preparing. Buyer numbers are building steadily, and properties that come to market early, ahead of the seasonal rush, often benefit from less competition and more attention from purchasers who have been watching patiently through winter. The message for sellers is simple. This is not a market for testing the water. It rewards those who present well, price sensibly and engage with the buyers who are already out there looking. Rolled Labne Balls

A staple of Middle Eastern entertaining, these rolled labne balls from Rumi are simple to prepare and full of flavour. Created by chef Joseph Abboud, they’re coated in fragrant spices and seeds before being preserved in extra-virgin olive oil, making them the perfect addition to a cheese board, mezze spread or aperitif.
INGREDIENTS
METHOD
400g labne Extra-virgin olive oil
1.
Strain the yoghurt for 3–5 days, longer than you would for regular labne, until firm enough to break off pieces for rolling.
Coating options: Za’atar Sumac Turkish chilli (Isot or Maras) Sesame seeds Nigella seeds
2.
Portion approximately 25g of labne and gently roll into balls.
3.
Roll each ball in your preferred coating, or use a variety of coatings for different flavours and colours.
4.
Repeat until all of the labne has been used.
To serve: Fresh raspberries
5.
Half-fill a clean jar with extra-virgin olive oil.
6.
Carefully place the coated labne balls into the jar, ensuring they are fully submerged in the oil.
7.
Refrigerate for up to one month.
Makes 12–16 balls
NOTES 1.
Any leftover labne can be served as a dip or spread, or used in other recipes.
2.
For extra flavour, gently warm the olive oil to approximately 50°C before adding split garlic cloves and fresh thyme. Allow the oil to cool completely before adding the labne balls. The aromatics will continue to infuse the oil while the labne is stored.

We sat down with the team at interior architecture practice Studio Tate to explore the thinking behind our reimagined Armadale office and the philosophy that shapes their highly considered spaces. Studio Tate has developed a strong reputation for creating highly considered spaces across residential, hospitality and workplace design. How would you describe the studio’s overall design philosophy?

At Studio Tate, we design spaces that feel authentic and deeply connected to the people who inhabit them. We approach every space through the lens of experience, considering how people live, work and play within an environment. Materiality, atmosphere and creative narrative are central to our process, alongside a strong understanding of our client’s vision and commercial objectives, delivering environments that feel immersive and highly considered while still achieving functional, value-led outcomes.
How do you approach creating spaces that feel timeless while still responding to the way people live and work today?
You recently reimagined Marshall White’s Armadale office, transforming the space into a more elevated and contemporary environment. What was the vision behind the refurbishment, and how did you want people to feel within the space? The vision for Marshall White Armadale was to create a workplace that reflected the sophistication and discretion of the high-end residential market while still supporting the team’s operational needs. From the moment of arrival, we wanted the space to feel calm, welcoming and refined, balancing professionalism with a residential sensibility through natural materials, soft lighting and tactile finishes. Layered materiality and carefully considered detailing create a sense of quiet sophistication, while ensuring the space supports focus and day-today functionality. Workplace design has evolved significantly in recent years. What do you believe today’s best offices need to offer beyond functionality? Today’s workplaces need to offer far more than functionality alone. With greater flexibility around where people work, the office has become a destination rather than an obligation. We design workplaces that encourage people to come together, fostering connection and a genuine sense of experience, increasingly drawing from residential and hospitality environments. Thoughtful design also has a direct
In workplace projects, particularly, there is a strong emphasis on durability and longevity. Materials need to perform well over time while reflecting the client’s character and values, so we select honest materials, natural textures, and thoughtful detailing that withstand daily use while maintaining warmth and refinement. Establishing a strong creative narrative early gives the project a clear sense of purpose, ensuring the design feels cohesive and connected to place, which naturally lends a sense of longevity and timelessness. Looking ahead, what design directions, materials or lifestyle shifts are inspiring the studio most at the moment? There is a growing shift toward environments that feel more experienceled, emotionally responsive and grounded in human behaviour rather than aesthetics alone. Within workplace projects, greater emphasis is being placed on wellbeing, flexibility and connection, with a move toward spaces that feel welcoming, layered and human-centred. Sarah Decorsey from our residential team recently attended Milan Design Week and Salone del Mobile, where there was a continued focus on softer forms, integrated lighting and tactile materiality. As a studio, we are always interested in how these global influences can be thoughtfully translated for the Australian market in a way that feels authentic to the client, context and lifestyle. ■
