MARKET CONSISTENCY CONTINUES
Melbourne’s property market continues to deliver the steady, reliable results we’ve seen over recent weeks. Clearance rates have held firm, buyer activity remains consistent, and wellpresented properties across all price brackets are finding their audience.
It is a market defined by balance. There is no single force driving outcomes in one direction. Instead, we are seeing the hallmarks of a healthy, functioning market: buyers making considered decisions, sellers pricing with accuracy, and transactions completing with a sense of shared confidence. Interest rate movements have been absorbed, and the broader sentiment is one of measured optimism rather than hesitation.
Marshall White auction results are currently sitting slightly above the wider market average. Notably, a number of properties remain in active negotiation beyond auction day, which speaks to the depth of buyer interest even where results aren’t immediate.
What stands out most is the quality of engagement. This is not a market fuelled by urgency or fear of missing out. It’s one where fundamentals are doing the work. Good homes, well-priced and well-presented, are rewarding their vendors with solid outcomes. That’s a dynamic that holds up regardless of seasonal shifts.
As the school holidays begin and the traditional autumn pause settles in, the underlying conditions remain encouraging. Buyer pools are active, enquiry levels are strong, and the appetite for quality property shows no sign of easing. For those weighing up their timing, the current landscape offers clarity and confidence.
If you are considering a sale or simply want to understand how these conditions apply to your property, our teams would welcome the conversation. ■

PROJECTS GRANDVIEW

BEACHFRONT RETREAT
46 GOULD STREET FRANKSTON
Few Mornington Peninsula properties offer such rare seclusion and absolute beachfront positioning. Concealed behind established gardens, this SJB-designed residence rises directly from the dunes, capturing uninterrupted views from Davey’s Bay to the city skyline. Defined by tiered platforms and expansive glazing, the home reveals itself only upon entry, delivering a striking architectural presence suspended above the coastline.
“Absolute beachfront opportunities of this calibre are exceptionally limited, particularly those offering both architectural quality, uninterrupted views and genuine seclusion.”

WHITE MARSHALL WHITE ASSOCIATE
DIRECTOR

Light and outlook shape the interiors, with Tasmanian oak floors extending through generous living and dining zones across both levels, each opening to terraces and the sea beyond. Dual Mieleappointed kitchens cater to effortless entertaining, while multiple bedrooms, including a bunk room and private guest accommodation, provide flexibility. The upper-level main suite offers a secluded retreat with balcony, bespoke robes and a refined en-suite.
With the ability to function as two self-contained levels and direct beach access, this is a rare coastal offering of enduring appeal. ■

A refined take on a classic comfort dish, this strozzapreti balances the warmth of
Calabrian nduja with the sweetness of sundried tomato and the softness of stracciatella. Designed by Luci, it’s a beautifully composed plate of flavour and texture, finished with crisp pangrattato. Perfect for relaxed autumn entertaining.
INGREDIENTS
Pasta:
100g strozzapreti
10g sundried tomato
3 tbsp stracciatella
1 tbsp parmesan
Salt, to taste
Nduja Sauce:
1 clove garlic, sliced
1 shallot, finely sliced
25ml white wine
10g nduja
30g tomato paste
100ml hot water
25ml olive oil
Pangrattato:
1 slice sourdough
1 tsp olive oil
Black pepper
METHOD
1. For the pangrattato, blitz or finely chop the sourdough. Toast in a pan with olive oil, salt and black pepper until golden and crisp. Set aside.
2. To make the sauce, heat olive oil in a pan and gently cook garlic and shallot until softened. Add tomato paste and nduja, cooking until fragrant.
3. Deglaze with white wine and allow to reduce. Add hot water and simmer until slightly thickened and glossy. Set aside.
4. Cook strozzapreti in salted boiling water until al dente.
5. In a pan, warm the nduja sauce with sundried tomato. Add the pasta and toss to coat, loosening with a little pasta water if needed. Stir through parmesan.
6. To serve, spoon into a bowl, top with stracciatella, scatter over pangrattato and finish with a drizzle of olive oil.
TO SERVE
Serve immediately while warm, allowing the stracciatella to melt gently through the pasta.

COOPER ROBINSON IN CONVERSATION WITH
We

sat down with Megan Robinson, Founder and Director of Cooper Robinson, to discuss why property styling is one of the smartest ways to elevate buyer emotion and maximise the impact of your sale campaign. She shares how considered presentation helps homes photograph beautifully and stand out in a competitive market.
What’s the simplest way to explain the value of styling in one sentence?
Property styling creates a clear picture of a property’s potential, elevates the energy, excites buyers, and stirs urgency to secure it.
What’s your process from first consultation to install, and what should vendors have ready before you arrive?
Our initial consultation involves a walk-through of the property, which can be (and has been) in any kind of state imaginable. We’re experts at seeing the wood for the trees. Some clients prefer to leave it entirely to us, while others enjoy collaborating. We discuss the ideal layout for each room, define the look we want to create, and the market the home will enter. For example, will it suit a polished, tailored interior for a mature professional, or a relaxed contemporary style for families? We also cover practical matters, such as what needs to be stored or decluttered, any trade works to be completed, and we answer client questions. We then devise a bespoke styling plan, map out a timeline, schedule our trades, and specify items such as floor coverings and interior finishes, if required. Furniture, linen, accessories, lamps, artwork, and fresh flowers are hand-selected by one of our stylists. Installation day is a hive of activity, with a stylist, picture hanger, styling assistant and movers onsite, and after a bit of organised chaos, a meticulously curated, beautifully styled space emerges.
How do you use furniture, linen, homewares and artwork to help buyers emotionally connect with a space?
A styled home offers a sense of luxury, calm and abundance. It feels considered and resolved, wanting for nothing, which reflects what many buyers aspire to.
What does “maximising market potential” look like in practical terms, and how do you measure success?
Buyers have varied tastes, but most place a high value on generous space, great light and effortless flow. In each home, we aim to maximise those qualities through correct scale, colour, placement and detail, making every property the best version of itself. Seeing our clients’ reactions is a joy, and many say they wish they’d done it years ago, sometimes engaging our in-house design team, STUDIO by Cooper Robinson, for their next home. And hearing of strong auction results is always music to our ears.
In 2026 and beyond, what will sellers need to prioritise to make homes stand out?
Styling aside (but, obviously, essential), the best advice is to invest in new carpet, new or resurfaced floorboards, simple, luxurious window coverings, and fresh paint. The impact on older properties, especially, is significant. These are the “forever” details buyers notice online and in inspections, giving sellers an edge. Once the styling is packed up, buyers can see a beautiful blank slate and feel confident about creating their dream home. ■

RUN THE TAN 2026: MOVE FOR MENTAL HEALTH
On Sunday, 26 April 2026, Run the Tan returns for its Annual Showcase Charity Running Event, raising vital funds and awareness for mental health. Marshall White is proud to support the 2026 event as an official sponsor, helping to strengthen the event’s reach and encourage wider community participation.
Few running tracks are as recognisable as the Tan. The 3.827 km loop, active from pre-dawn until late at night, draws everyone from first-time joggers to elite athletes. Founded in 2019, Run the Tan was created to celebrate this iconic circuit, record official times, and bring runners together for a flagship charity showcase each April. Supported by Athletics Australia and Athletics Victoria, the event attracts elite competitors, recreational runners and walkers, with international athletes also joining the start line. Official timing, major prize money, and the Tan’s famous digital clocks create a high-energy atmosphere for participants and spectators alike.
Run the Tan is widely regarded as one of Melbourne and Australia’s most popular community running events. Set in a postcard-perfect location, it offers a unique mix of high-performance sport and casual participation, where a personal best attempt can unfold alongside a first-time lap with friends. It also brings additional energy and foot traffic to the city, tapping into Australia’s strong running community.
At its core, Run the Tan highlights the connection between movement, mental health, and community. The event raises funds for mental health charities and promotes more open conversations about wellbeing. With one in five Australians experiencing mental illness annually, prevention, early support, and connection are crucial. Research shows that even short, regular physical activity can make a difference, with running for about 15 minutes daily linked to a notable reduction in the risk of depression. On event day, this message becomes tangible as people come together to race, jog, walk, volunteer, or cheer.
For Marshall White, this sponsorship aligns naturally with a longstanding focus on people, local connection, and long-term wellbeing. As a sponsor, Marshall White will help amplify awareness across Melbourne and the Mornington Peninsula, and create opportunities for clients, colleagues and local residents to take part, support fundraising, or simply be there on the day. With the event generating significant exposure across TV, radio and digital channels, it is also a powerful platform to keep mental health front of mind. ■
