Melbourne has turned on some fantastic weather over the past week, and the impact on the sales market has been clear. Strong conditions have brought buyers out in numbers, with open homes and auctions experiencing steady attendance across campaigns.

While we know the colder months are just around the corner, the current activity is a reminder that momentum doesn’t simply disappear with a change in season — it evolves. As we move into winter, buyer behaviour tends to become more deliberate. Fewer casual inspections, but more serious, motivated buyers who are ready to act when the right property becomes available.

One factor to keep in mind is the shift in inspection patterns. Mid-week opens can become a little quieter when the weather turns, particularly with earlier evenings following the end of daylight savings. However, much like we’re seeing now, committed buyers will still attend — rain, cold or shine — when they see value.

Importantly, as we head into May, we are entering a period with no public holiday interruptions. This creates a smoother, more predictable market for both buyers and sellers, allowing campaigns to run with consistency and without disruption particularly when supported by a clear and strategic campaign.

The current energy in the market remains steady, and momentum is expected to carry through with a more focused and committed buyer pool.
