MEMBERSHIP UPDATE
To our valued realtor partners, thank you for your continued support of Broken Sound and for helping ensure your clients receive the most current and accurate information when considering home purchases within the community. For any clarification regarding golf memberships or waitlists, please do not hesitate to reach to the Membership O!ce.
Due to capacity limits for both the Club Course and Old Course, all purchasing Members will initially be o ered a Sports Membership.
Currently, both Club Course and Old Course Memberships are waitlisted. Buyers can request to be added to this waitlist at the time of closing.
If a Member chooses to go on a waitlist for either Golf Membership, Capital Contribution must be paid in full for that specific Membership Type to be added to the waitlist.
MEMBERSHIP CATEGORIES
Builder Program
We are pleased to announce that Broken Sound is re-introducing the Builder Program.
The requirements of the program are as follows:
Purchaser must be a licensed builder in the state of Florida.
50% of dues and assessments for Sports Membership will be owed each month for the first 12 months (100% of dues and assessments will be owed after 12 months).
There will be a $10,000 non-refundable equity contribution.
There will be a $40,000 refundable contribution subject to the following conditions (otherwise the $40,000 will be non-refundable):
• The house is sold within 12 months of the purchase date
• All monies owed to Broken Sound Club are paid on time
• Broken Sound will deduct the remaining 50% of Sports dues/assessments for the number of months the home was owned during the initial 12 month period.
There will be no membership use privileges. Penalties will apply for delinquent payments and ownership extending past 12 months. Details can be found in the Broken Sound Club Rules and Regulations, as well as the Agreement For Builder Program Membership

Broken Sound Club is a mandatory membership community. Copies of all sale contracts should be forwarded to the Membership Department as soon as possible in order to begin the membership process. Please note, we have recently revised our Membership Application. Please ensure your buyer is using the most up to date version.
If the property is being purchased in a Business Entity or Trust, please contact the Membership Department for a business application.

Broken Sound Rental Policy
A Broken Sound Club member in good standing can transfer their membership to their renter (lessee).
• The renter gets full club privileges during the lease, while the owner (lessor) privileges will be deactivated during the lease term.
• A renter can only receive this transfer once, for up to 12 months.
• The transfer fee is $2,662.50 ($2,500 + tax), plus a $2,500.00 Refundable Security Deposit, due when submitting the lease and application to the Membership Department.
• This one-time transfer rule applies to the renter and any other person listed in the original application, no matter:
o How long the lease is
o Who the owner is
o Or which property is being rented
Important Note:
• Lease agreements and applications/fees must be submitted no earlier than 90 days before the lease starts.
Second-Year Rental Exception
• Renters who want to renew their club membership for a second year must show they are actively looking to buy a home in Broken Sound.
• They need to work with a realtor and provide this info to the General Manager.
• Approval for the second year term is at the General Manager’s discretion.
If approved:
• Renters will get full club access under the same membership as the owner (lessor).
• The second-year fee is $15,000, due when the lease is signed.
o This fee is non-refundable, unless the renter buys a home during that lease term.
o If a home is purchased, the $15,000 will be applied to their non-refundable capital contribution.

Crafted with generous fairways and elevated greens, the Club Course plays like a pro course, rewarding you as you step up your game.
The Old Course, recently redesigned by golf course architect, Rees Jones, has a rich history as the revered home of the PGA TOUR Champions for nearly two decades, currently home of the James Hardie Pro Football Hall of Fame Invitational.
The Club o ers a variety of instructional clinics for all skill levels, including sessions featuring Toptracer technology, along with engaging junior programs designed to introduce young golfers to the game.
