Each option reflects a di erent level of preparation and corresponding market positioning.

Option 1: Minimal Prep 

Exterior Pressure Wash

Interior deep clean o Windows o Baseboards (as needed) o Professionally clean tile grout o Carpet cleaning

Light-bulb Package

Smoke-detector Package

Clean-up landscaping to improve curb appeal Estimated renovation cost: $2,500 Estimated list price: $355k-$365k

Option 2: Full Prep (Maximizing Value) 

All items in Options 1

Paint the Interior (neutral color) including garage

Replace worn carpet in the bedrooms (current carpet appears to be original and is end-of-life)

New Vanities/Counters/Toilets in both bathrooms

Add New Refrigerator in kitchen (keep former refrigerator in the garage) Estimated renovation cost: $14,500 Estimated list price: $390k-$400k
