One hour of exercise equals two hours extra life span By Melinda Seifert
CONTRIBUTING WRITER You spend a lot of time in your car, driving to and from appointments. You’re always on the run, but don’t have time to run, much less walk, much less make it to the gym. You barely have time to eat, and then, up ahead, there’s that handy drive thru. It’s fast, easy, inexpensive, ready-to-eat and convenient. Smells good. Tastes good. You don’t even have to get out of the car. But, it’s a fact—almost half of our total food dollars are spent on fast food. And most of it isn’t very good for us. When you eat fast food you consume more dietary fat, saturated fat, trans fat, sodium and cholesterol. Most of us make more than 200 food and beverage choices each day, and it’s easier than we think to let small things around us such as plate size, package size, people, distractions and “all you can eat menus” influence those 200 plus decisions. So, what do you do? Consider the following and sobering facts provided by the LoneStart Wellness Initiative. Sort of takes your appetite away. Did you know that about 40 percent of all cancers are caused by the typical American diet, lack of physical activity and obesity—and that cancer is mostly a preventable disease? Approximately 66 percent of U.S. adults are overweight, and of those, 34 percent are obese. Almost one-half of all Americans report having a chronic illness—and those illnesses account for 75 percent of our national spending on health care. Furthermore, almost 80 percent of all chronic disease is caused by three preventable health behaviors—physical inactivity, poor nutrition and overeating, and smoking. Obesity is associated with 53 health conditions and has roughly the same association with chronic health conditions as 20 years of aging. It is also
the leading contributor to our growing national epi- and 14 grams of sugar. A Starbucks Green Tea Frappuccino contains 500 calories, 16 grams of fat, 9 demic of type 2 diabetes. To bring some of these statistics closer to home (as grams of saturated fat and 60 mg cholesterol. Every you reach for that bag of M&Ms in your console,) year the average American family eats half a steer, a you’ll need to walk the length of a football field to burn full pig and a hundred chickens. Have you had the calories in just one, single M&M. That McDonald’s enough “food for thought” yet? To maintain, or reach, a healthy weight, you want to Big Mac—you’ll need to walk 5 miles to burn off those calories. Romano’s Macaroni Grill Spaghetti & aim for a BMI (body mass index) of between 18.5 and Meatballs dinner—at 2,270 calories, you can count on 24.9. BMIs above 25 are considered “overweight” and walking 22 miles. And, consider that each extra pound above 30, “obese.” But here’s the good news. Adults of body weight in today’s vehicles results in the need gain two hours of life expectancy for each hour of regfor more than 39 million gallons of extra gasoline in the ular exercise. Cutting 500 calories a day will result in a U.S. each year. An overweight family may be losing 10 weight loss of about one pound per week (two soft percent of every gallon of gas they buy, spending an drinks and a donut). Eating just 100 fewer calories a additional $400 per year on gas. If you do a lot of driv- day can prevent the average American’s 2-pound annual weight gain. That’s less than a soda, or about ing, that adds up to a lot of gas. OK. So those are all daunting statistics. These are three bites of a burger, or one biscuit. Now, imagine just as bad. One 12-ounce can of non-diet soda has what would happen without the soda, chips or candy about 40 grams of sugar, or about 13 teaspoons. The bar—and a walk around the block. We’re not talking average American eats about 150 pounds of sugar a about “it’s nice to be thin.” We’re talking about “it’s year, up from 5 pounds per year in 1950. Since the nice to be healthy.” (For more information or to calculate your BMI early 1970s when it was introduced, the annual consumption of high fructose corn syrup (HFCS) in please visit www.lonestartnow.com) America has gone from nothing to an average of 65 Presorted Standard U.S. Postage pounds per person. Today PAID it accounts for nearly half Austin, Texas Paid Permit #715 of all the sugar and sweeteners used in the country. P.O. Box 81366 One ounce, or 15 Lay’s Austin, Texas 78708-1366 potato chips, has as much fat as two and a half pats of butter. Many people easily eat more than 15 chips. Changes in Seller’s Disclosure
Austin Board of REALTORS®
3
• Keeping PIN with keypad or SAFEMLS token—$250 fine • Licensed, non-ACTRIS member name on MLS listing—$250 fine • Improper entry in second agent field—$250 fine • Non-compliance of IDX or VOW policy—$250 fine Course Helps Agents Understand Foreclosure Process
Updates from the Texas Legislature have necessitated changes to the Seller’s Disclosure Form, an important document to both sellers and agents. The Seller’s Disclosure Form helps sellers meet their legal obligation for disclosure while allowing them to show how well they have maintained their homes. The document also aids REALTORS® in meeting their requirements for disclosing all of a property’s known defects to a buyer. As of Sept. 1, 2007, sellers must begin using updated versions of the Seller’s Disclosure form. Changes to the notice include providing information on the presence of fire safety devices in the dwelling and previous use of the dwelling to manufacture methamphetamine. ABoR provides a version of the new Seller’s Disclosure form, found at www.abor.com/MLS/sd_01.pdf. ABoR’s Seller’s Disclosure form is comprehensive and clear, making it an invaluable resource for both sellers and agents. Avoid Unauthorized Use Fines
Busy REALTORS® may be tempted to share their MLS passwords with their assistants. Although this practice may be helpful in the short term, it is a violation of ACTRIS rules that could wind up costing you $250. Under the MLS Rules and Regulations, Article XIII, Section 1, Unauthorized Use, MLS passwords and Supra key codes may not be shared by subscribers. Subscribers who allow non-subscribers to use their MLS tools could be fined $250. Non-licensed assistants who need MLS or Supra access may become ACTRIS participants. Applications and information on assistant membership may be found online at www.abor.com/about_abor/aa_membertypes.cfm. Other violations under Unauthorized Use include: • Unauthorized Use of Keypad — $250 fine
Rising foreclosure rates around the country make it imperative for REALTORS® to understand this unique Charles R. Porter property transaction. “The Foreclosure Process in Texas” Bryker Properties provides agents with the knowledge to assist clients who 2007 Chairman Austin Board of REALTORS® find themselves in this dire situation. Course instructor Randy Gool has been active in the Central Texas foreclosure market for over a decade, providing him with hands-on experience to guide you through the process. The course will be held from 12:30 p.m. to 4:30 p.m. on Wednesday, October 24 at the ABoR office. “The Foreclosure Process in Texas” carries 4 hours of MCE credit (TREC # 04-00-098-5209) and costs $79 for members and $90 for non-members. Rules and Regs Recap
If you have incurred an eligible MLS fine, or if you’d just like a refresher course on the ACTRIS Rules and Regulations, sign up for a Lunch and Learn session at ABoR. These monthly courses are free to all ACTRIS participants and may be used once a year to waive an eligible MLS fine. Upcoming sessions will be held on September 21 and October 26, from 11 a.m. to 1 p.m. In addition to reviewing the rules governing the ACTRIS MLS system, you’ll also receive a free lunch. Sign up today by visiting www.abor.com/courses/cou_reg.cfm (login required) and selecting “Lunch and Learn” from the drop-down menu.
Take the mandatory MLXchange Intro course today

“How to Stay Out of Trouble,” with Special Guest Della Lindquist, TREC Director of Enforcement We’re back! The topic is "How to Stay Out of Trouble!" with special guest Della Lindquist, TREC Director of Enforcement. RSVP online at www.austinwcr.org. On Thursday, October 25, WCR is proud to welcome the National Association of Professional Mortgage Women (NAPMW) for Joint Business Networking luncheon at ABoR. This will be our last regularly scheduled Business Networking meeting of the year. You won’t want to miss it! And finally, each month we’ve introduced you to a member of the 2007 Leadership Team. This month, our featured officer is President-elect Linda Hall. A leader is one who knows the way, goes the way and shows the way. Not all leaders are born with the gift of leadership. Most leaders acquire these skills through life experiences. In the case of the Women’s Council of REALTORS, a “leader” can be sitting beside you at any meeting or event. They may introduce themselves and listen to you and give you encouragement or advice that impacts you and your business. It might not be recognized at the time, however, it is true. Leaders are not always the people at the head table although they have definitely stepped up to the positions. At WCR we have leaders that have volunteered for the Executive Board, Committee Chairs and Committee Members, as well as those who help register at our meetings, sell the 50/50 tickets, etc. Many

of these are our wonderful past Presidents. WCR 2008 planning is well underway. If you have two hours or more please consider volunteering for a committee. Why Become a REALTOR® member of the Home Builders Association (HBA) of Greater Austin? The HBA – it’s not just for builders. As a REALTOR®, no doubt you already know the importance of getting to know both custom and production builders in and around the Austin area. But did you know there’s one organization where you can practically get to know them all? A REALTOR® membership with the HBA of Greater Austin has numerous benefits. The first and most obvious is networking. Our motto is “Do Business with a Member,” and we have over 850 members representing all areas of the homebuilding industry. Our builder members construct more than 95% of the new homes in the Greater Austin market, and they do business with associate members. According to Carol Baker, vice president of Membership, a REALTOR® membership is an excellent opportunity for your business to foster relationships that could turn into a niche in the market. The HBA hosts frequent networking events that can connect you with builders while helping the community. As a HBA member, you are invited to participate in any number of HBA councils and committees (such as the Education Committee, Sales & Marketing Council, and Business Council). These groups meet regularly and provide an excellent opportunity to network and learn something new. Membership also allows you to promote your business through the HBA. Advertising and participating in association-sponsored events such as the Annual Benefit Home, golf tournaments, and Parade of Homes™ get your name in the public eye and in front of the media, benefit the community at large, and are lots of fun! Know what the builders know and stay current on the issues affecting the industry through special courses, seminars, and publications. As an added bonus, your HBA of Greater Austin membership also makes you a member of

3. It's not personal: Perhaps the most important rule of negotiation is to leave your emotions out of it. Don’t get angry when a buyer presents a low-ball offer for your lovely home. He’s not insulting you, and he doesn’t think your house is a poorly maintained shack. The buyer needs to start the negotiation somewhere. After all, if he doesn’t ask for a price reduction, he’ll never know if he can get it. On the buying side, don’t get bent out of shape when a seller rejects your offer. You may have determined that you presented a very fair price for the house. Good for Ysolette Nicoson Coldwell Banker United you. Try again or move on. It's not personal. REALTOR 4. Don't always settle for half: Meeting in the middle 2007 President doesn't mean that both parties get a fair deal. If a buyer Williamson County Association of REALTORS® offered $70,000 for your $100,000 home, you countered with $90,000, and the buyer offered to split the difference at $80,000, would you feel like you both won? Whether you're buying or selling, don't allow an extreme offer to affect your counter.
REALTORS® and customers have very different ideas/view points of a real estate transaction. Here are some great tips to keep in mind when speaking with your customers. These are good pointers to go over with them at first to make sure you are both on the same page. 1. The art of negotiation: All aspects of a real estate transaction involve negotiation. Depending on your tolerance for the give and take of making a deal, this part of selling or buying property will excite or terrify you. Sure, you could grab top dollar for a home—or you could be talked into a boatload of reasonablesounding concessions. 2. Two sides of the same coin: Negotiating comes into play whether you're buying or selling. If you're selling, the buyer makes an offer and you accept it or counteroffer. If you make a counteroffer, the buyer can accept it, counter your counteroffer, or restate his original position. On the buying side, you reverse the roles but the process unfolds pretty much the same way. Don’t forget about the negotiations that may alter the original agreement after an inspection of the property has been done. The buyer may ask the seller to fix everything from a leaky faucet to a termite infestation. Both sides agree on what will or won’t get fixed—or someone walks away.

United Title of Texas By Melinda Seifert CONTRIBUTING WRITER Since 2004 United Title of Texas has been providing title services to Central Texas. Since that time, the company has grown to 53 employees in the Austin area, with branch offices in Westlake, Northwest Hills, Lakeway and Round Rock. David Tandy, United Title of Texas division president, says plans are underway for locations in South Austin and Cedar Park. As the company has expanded to more than 260 employees statewide—with offices in San Antonio, Dallas and Houston, it has become the fastest growing title agency in Texas. The company’s headquarters are here in Austin. Owned by the Mercury Group of title companies, the largest group of independent agents in the nation, United Title of Texas is uniquely focused on providing escrow officers with the best environment to serve the REALTOR community. “While we offer unparalleled title plant services, the latest technology and outstanding benefits, our primary focus is on providing the best solutions for our employees which results in unsurpassed service to our customers. We are 100 percent dependent on our employees to provide the level of service that goes above and beyond our competition. This means providing the best company for them to call home,” says Tandy. He also adds that the company has a deep commitment to training, with full- and part-time trainers focused on constantly improving the skills and knowledge of its staff, offering monthly training sessions and webinars to assure skills stay current. “Our employees take care of our customers—we view it as our job to take excellent care of our employees and create the type of company where they can excel and create loyal customers.” Although the Mercury Group provides nationwide coverage, Tandy points out that United Title of Texas is an independent company with the capital and

freedom to stay entrepreneurial and involved in the local Austin area community. As part of its community involvement, the company offers a quarterly market overview seminar for REALTORS in partnership with Residential Strategies. Tandy adds that the company also offers a growing number of MCE courses and other seminars focused on building a REALTOR’S professional career. To accomplish this, United Title of Texas has built a REALTOR Training Facility at its corporate headquar- David Tandy ters at Spicewood Springs and Loop 360. “Our highest goal is serving the REALTOR community. Our escrow Division President officers have unique services and tools designed to provide better information and better closing services including 24/7 online access, Weekly Updates on every active file, sellers net sheets and market analysis/informational products to help REALTORS track what is happening in their market areas.” Tandy says REALTOR feedback indicates they value the consistent level of service provided by United Title of Texas. “It means being able to get in touch with an escrow officer or assistant rather than voice mail. It means a prompt return call if a message is left. It means handling the details competently and professionally.” According to Tandy, company goals include continuing its aggressive approach to bringing on the best escrow officers and providing the best solutions available for servicing the REALTOR community. In this effort, the company established the Commercial Services Division of United Title of Texas, which provides statewide and nationwide commercial services. He states the company will continue to become even more involved in the community by supporting solutions to the traffic challenges in Austin, green building initiatives, and programs important to the REALTOR community and the ABoR Foundation. “We are here for the long term. We are not a company that will be bought, merged, consolidated, reorganized or otherwise distracted from steadily building the best title company in Austin. We have the long term vision and capital to accomplish our goals and we have attracted leaders to the company with deep roots in the community.”

Maury says, “home inspection seemed a good choice because I possess knowledge of home construction methods and really enjoy working with the public.” Maury and his wife Susie have been married for 30 years and have lived in the Austin area for 14 years, the last five in Leander. At the present time he serves as treasurer on his homeowners association’s Board of Directors and as a volunteer on the Architectural Dugas Control committee. Legacy Homes By Melinda Seifert CONTRIBUTING WRITER Since 1994, Legacy Homes has been providing value—value in homes homebuyers feel good about buying and homes that provide homebuyers with a feeling of getting “more” than they pay for. Elizabeth Brademan, director of Marketing with Legacy Homes, says buyers are able to afford more with a Legacy home than they thought possible when they started looking. “And Legacy gives them the ability to make changes to their new home, fitting it to their individual lifestyle.” Brademan says Legacy Homes offers a “great value for a great home, providing many standard features that other builders consider options. We consider ourselves to be a ‘design builder ’.” While Legacy Home’s main office is in Phoenix, the company builds in Arizona, Nevada, Florida, California, and of course, Texas. Brademan points out that while Legacy does not build “custom” homes, it does offer upgrades, such as floorplan changes and designer touches, to allow buyers to specify a home that will fit their individual needs. But back to “great value,” Brademan says standard kitchens include granite counters, stainless steel undermount sinks, tile backsplashes and upgraded faucets. For REALTORS, Legacy Homes offers incentives and works directly with REALTORS to help them locate the perfect home for their clients, while keeping the entire homebuying experience as seamless and stressfree as possible. “Our core purpose is to enrich lives by building the American Dream,” says Brademan. Legacy homes start in the $110s with the Somerset Cottages product, which is a smaller home that Brademan says is ideal for singles and

empty nesters and the traditional Legacy home starts in the $120s, with approximately 1200 square feet. The “Big Texas” line starts in the $230s and is in the 2300 square foot range. The c o m p a n y ’ s newest community, Rancho Alto, can be seen in southwest Model Home in Austin, off Frate Barker between Manchaca and Carriage Hills Brodie. Brademan says this community offers Manor, TX excellent value for buyers, easy access, and the character of south Austin. She says Legacy is nearing close-out of Hutto Square in Hutto. “If charming small-town Texas character is what you’re looking for, this is it—quiet, peaceful, yet convenient to the ‘big city’.” In Teravista (Round Rock), Legacy will soon release new floorplans offering nine-foot ceilings. It is also building the “Texas Big” product in Teravista. At Falcon Pointe, along with all the master planned community amenities, the company offers the Legacy and Texas Big lines. And, says Brademan, for peace and quiet and something “out of the hustle and bustle of the big city,” there’s Carriage Hills in Manor with easy access to the new toll roads, and Meadow Park in Buda, with easy access to I-35 for commuting to Austin, New Braunfels and San Antonio. “We’re all over town,” says Brademan, “in every direction.” She adds that buyers will find a wide selection of choices for any stage of their lives in any Legacy location. “Legacy builds real home value into promising communities all around Austin, offering the security of home ownership and the confidence of knowing it’s a smart path to a brighter future. More than a place to stay—Legacy homes are a place for families to live.”

of Zip Realty Inc.
Victoria Reviel
After more than a decade in restaurant and resort management that included jobs at the Hard Rock Café in Acapulco, Mexico, Club Med in Hualtulco, Mexico, and The Fairmont Hotel in Dallas, Victoria Reviel made a change in direction. In 1997, she received her salesperson license and started with Coldwell Banker Paula Stringer REALTORS in Dallas. Two years later she received her brokers license and began work with Lone Star Properties in Austin. Victoria also was the Director of Education and Membership for WCAoR. Then, in January 2007, she became Austin’s District Broker with Zip Realty Inc. Reviel says Zip Realty Inc. is the 25th largest real estate company in the nation per NAR, with over 2,000 agents nationwide, and more than 45 agents in the Austin office. Founded on the belief that buying or selling a home can be faster, easier and more efficient, since August 1999, the company has expanded to more than 18 cities and is traded on NASDAQ. Now, after more than a decade in real estate, Reviel says she looks forward to every day at the office, doing her best for her agents and clients. Along with the importance of strong public relations skills, she points out that much of her success comes from not being lazy with relationships or taking people for granted. “This is a very difficult profession, the hours are long, it’s expensive and stressful, and statistically the odds are stacked against you. But—if you are honest, have the ability to set goals and create action plans to accomplish those goals, you might just be capable of having a long, successful and rewarding career.” Reviel says that by helping people achieve their goals, she achieves her own. “How great is that!” As the district broker for Zip Realty Inc, she does not deal directly with Zip Realty clients—just the agents, and says she is known as the “problem solver,” finding solutions to unpleasant situations. But as a problem solver, Reviel says she does not like to be around ‘continuously miserable people.’ “They take up so much time and you lose the opportunity to build on the
Agent In The Spotlight
performances of stronger people that look forward to success. I feel people seldom change and the ones that are continuously unhappy need to do something that will bring them happiness. Life’s too short.” Reviel says it was after the death of her father in 1997 and her mother in 2005 that her life changed. “I realized that the gift of life is fleeting and I must live the best most fulfilling life I can, enjoying each moment and giving happiness to others. I strongly feel I need to do this to honor my beloved parents Victoria Reviel who gave me so much.” Zip Realty Inc. And Reviel is giving back. She is a TREC approved instructor and takes her sense of humor, personality, passion and purpose into the classroom. She teaches WCAoR New Member Orientation every other month, sits on the WCAoR Board of Directors, is a member of the WCAoR Membership, Education, Golf, Scholarship and Installation committees. She has also served on the Membership and Education committees for the Texas Association of REALTORS®. And—she is a Designated Member Williamson County Association of REALTORS®, Designated Secondary Member Austin Board of REALTORS®, Designated Member Texas Association of REALTORS®, Designated Member of National Association of REALTORS®, Member Texas Real Estate Teachers Association, Texas Real Estate Commission Instructor, and Texas Real Estate Commission Education Provider. In her spare time, Reviel and her husband, Marc Reviel, are building a new home overlooking Lake Travis in the Hill Country. The home needs a large garage to house her “children,” otherwise known as the five Porsches; she says they are expecting number six in a few months. Along with the cars, Reviel and her husband enjoy attending Formula 1, American Le Mans and Indy Car races, and she has been the Social Hour planner for the Hill Country Region Porsche Club of America. She says she is passionate about traveling, fresh-cut flowers, wine tastings, auto racing, and collecting antiques and religious artwork. As for the future, Reviel says without knowing what life will bring, she is counting on spending time with her “wonderful husband and family and being happy, healthy and living life to the fullest.”

Judith Bundschuh of Realty World, John Horton & Assoc. By Melinda Seifert
CONTRIBUTING WRITER Getting into the business of real estate has been a long story, says Judith Bundschuh, associate broker with Realty World, John Horton & Associates. Almost twelve years ago, after her son was Eric was born, she began buying “fixer-uppers.” Having a background in finance, she realized she needed to learn more about real estate financing. Bundschuh says she was looking for flexibility in where and how she went back to work. So, the story goes, she became a loan officer. Then in 2000, she obtained her real estate license to learn more about the real estate process. Next, Bundschuh realized she would prefer to interact more with clients, and got her broker ’s license. And today? “I feel very lucky to be compensated for something I really love to do.” Bundschuh says many of her clients have become dear friends. She points out that in real estate, learning what is meaningful to clients means knowing how to help them meet their individual goals. “Being able to help someone get to where they need to be is a very gratifying experience whether they are selling a home or buying one.” When she first started in the industry, Bundschuh says she wasn’t sure what to expect—she wanted to be successful, but says she didn’t know how much time or work it would require—and she wanted to be available for her children (Eric is 11 and Matthew is 8). She says she sometimes sets her goals too high and at times has been disappointed, yet at other times she is surprised by exceeding them. “There’s no doubt that the business has its ups and downs.” She says too that the ongoing education that Warren Marshall, managing broker at Realty World, John Horton & Associates provides has presented insights into the business that Bundschuh says she has found appealing. And other
friends along the way also have been gracious enough to share their experiences about the real estate business in terms of what to expect, how they did it, and what they would recommend for her, says Bundschuh. To this end, she says having a stable and consistent business and working with people who value her as much as she values them is a sure sign of her success. Passing the CPA exam on the first try is Judith Bundschuh CPA another success Bundschuh is proud of. “When you accomplish something that seems Realty World, John out of reach, it sticks with you,” she says. Horton & Associates Among those accomplishments is serving as a TREPAC trustee, and on the Austin Board of REALTORS as a Director. She also serves on the Education Management team at the Texas Association of REALTORS, and, she is working on obtaining designations. “I feel I am able to balance my personal life and still keep things moving forward in my real estate business, and at the same time, I really enjoy the volunteer work at the Board and hope I’m making a contribution in the industry.” Bundschuh says she thinks her business background helps her combine finance and lending expertise, bringing a somewhat different perspective to the industry. “It may sound trite, but I hope each of my clients knows that I am truly in the transaction with their needs first and that I care about what happens to each of them. I genuinely want what’s best for them.” Real estate aside, Bundschuh says she enjoys cooking, spending time with her husband Paul and their sons, hiking and canoeing, and traveling. “I enjoy watching my boys get excited about something, and because of their interest, I find something new to be interested in. I am probably the biggest Spurs fan in Austin.” For the foreseeable future, Bundschuh says she wants to continue doing exactly what she’s doing now—enjoying great friendships, working with people she likes, and making a difference to those she comes in contact with.
