As we head into the holiday season, the market is tightening the way it typically does this time of year. Inventory is shrinking, while Buyers are still active, and well priced homes continue to move. As other Sellers may be focusing on the holidays, this could be a great time to place your home on market. If selling has been on your radar, this stretch before year’s end can put you in a strong position simply because there’s less competition. Loki & I wish you a Happy Thanksgiving with the people you enjoy most. If you want to talk strategy before the calendar flips, I’d be glad to help with a quick, personalized market analysis for you!

THANKSGIVING-INSPIRED DECOR IDEAS creating a warm and welcoming ambiance

A

s the leaves change colors and a crispness fills the air, it's that time of the year again! Thanksgiving is just around the corner! Whether you're hosting a large family gathering or having an intimate dinner with close friends, decorating your home for Thanksgiving can help set the mood for a memorable celebration. Here are some tips to help you create a warm and inviting Thanksgiving atmosphere:

EMBRACE NATURE’S BEAUTY Start with nature inspired decor. Gather colorful leaves, pinecones, and branches to create simple yet beautiful centerpieces or place settings.

FESTIVE TABLESCAPES Set your table with autumn themed tableware. Earthy tones, rustic place mats, and seasonal dishes can instantly transform your dining area.

WARM LIGHTING Create a cozy ambiance with soft, warm lighting. Candles, lanterns, and string lights can cast a lovely, inviting glow over your Thanksgiving dinner.

FALL-INSPIRED CENTERPIECES Make use of gourds, pumpkins, and fall flowers like sunflowers and marigolds to craft stunning centerpieces for your dining table and other areas in your home.

LAYERED TEXTILES Incorporate cozy textiles like plaid tablecloths, seasonal throw pillows, and warm, soft blankets for added comfort.

SEASONAL WREATHS Hang a beautiful fall wreath on your front door to welcome guests into your home. You can also make mini wreaths to decorate dining chairs or kitchen cabinets.

COORDINATED COLOR PALETTE Stick to a warm, earthy color palette of oranges, reds, browns, and yellows to create a cohesive and visually appealing Thanksgiving theme.

AROMA OF THANKSGIVING reate an inviting atmosphere by simmering a pot of aromatic spices like cinnamon sticks, cloves, and orange peel on your stove. Alternatively, consider scented candles or essential oil diffusers with warm, spicy scents.

BUYING OR SELLING? things to consider

during the holidays The holiday season is upon us, and while it's traditionally a time for festivities and celebration, it can also be an excellent time to make a real estate move. Whether you're contemplating buying a new home or selling your current one during this time, there are unique considerations to keep in mind. In this newsletter, we'll explore what to consider when making a real estate transaction during the holidays.

HOME BUYERS Motivated Sellers: Many Sellers during the holidays are genuinely motivated to close a deal. Whether they need to relocate for work, have financial incentives, or simply want a fresh start in the new year, you might find more negotiating power. Less Competition: The holiday season typically sees fewer Buyers in the market. With less competition, you may have an advantage in negotiations and potentially secure a better deal. Year-End Tax Benefits: Buying a home before the end of the year can have tax benefits. Consult with a tax professional to understand how your purchase may impact your tax situation. Home Inspection Challenges: Winter weather can make home inspections more challenging, with issues like frozen pipes. Ensure your inspection covers these potential concerns thoroughly. Timing Matters: Plan your home purchase carefully around holiday festivities and travel plans to minimize stress during an already busy time.

HOME SELLERS Festive Curb Appeal: Embrace the holiday spirit with tasteful decorations that enhance your home's curb appeal. A welcoming wreath or string lights can create an inviting atmosphere. Price Realistically: While you may want to capitalize on motivated Buyers, be sure to price your home competitively. Overpricing during the holidays can deter potential Buyers. Flexible Showings: Understand that Buyers may have limited availability due to holiday commitments. Be flexible with showings and accommodate potential Buyers whenever possible. Staging with a Holiday Touch: Consider staging your home with holiday decor that highlights your property's best features. Avoid clutter and ensure your decorations enhance, rather than distract from, the home's selling points. Weather Preparedness: The Farmers Almanac predicts snow in the Greater Charlotte area this year. Ensure Safe access to your property, as it is essential for potential Buyers. Holiday Scent Sensation: Engage the senses by baking holiday treats or using seasonal scents like cinnamon and pine during showings. A cozy and inviting aroma can leave a lasting impression. Quick Closing: Be prepared for the possibility of a quick closing, as some Buyers may want to be settled into their new home before the end of the year. Marketing Strategies: Leverage the holiday season in your marketing efforts. Showcase your home's warmth and charm in photos and descriptions to appeal to Buyers' emotions.

All banks know how to count money, but this one knows how to count tail wags, too.

The new US Bank in Dilworth (1801 South Boulevard) opened on July 14, which just happens to be Loki’s birthday! When we stopped by, Branch Manager Kelle and her teammate, Alanah greeted us like old friends. They’re genuine pet lovers who believe in more than financial currency. They also speak the currency of love for your dog. Bring your furry sidekick along next time you visit, as pups are welcome inside, and there’s always a smile (and maybe a biscuit) waiting. Tell them Loki sent you, and share a little love right back to a team that’s making banking in Charlotte even more pet friendly.

The latest numbers still point to a Seller’s market. Prices keep climbing, inventory isn’t catching up fast enough, and homes are selling, just at a more normal pace. Days on market are up, but not enough to shift leverage. Bottom line: Sellers still hold the advantage, just without the frenzy of years past. Buyers get a little breathing room, but demand is still doing the heavy lifting.
