Based on all this information, as well as other data not included in this analysis, we feel the home is firmly planted above $900,000 as a low-end price scenario – which likely only would occur if market conditions slow even further, interest rates rise, local tax policies are approved, economic issues, more inventory, etc In reviewing the more specific elements we are very confident in a price above that figure Once we establish our expected range, we look back at factors such as the community’s typical support of such price, the finishes and floor plan of the home as compared to the recent Bryant sales above $900,000 With those factors, we can then establish a more accurate price opinion

Equally important to our pricing analysis based on closed/pending sales is our ability to put ourselves in the shoes of a potential buyer There are currently 12 active homes in area 710 between $850,000 - $1,100,000 While we believe strongly in your home, this underscores how buyers are willing to be patient and wait for the right home if either pricing or quality of the home are misaligned

Based on what we have outlined in this report, it is our overall opinion that the market value of your home is between $915,000 - $935,000 If we were listing your property today, we would recommend pricing at $945,000 We would also likely recommend having a review date, however we will monitor the market closely and guide your decision making as we get closer to coming on the market The highest we would recommend would be just under $975,000 – however we do not advise listing at this price, as we enter a highrisk zone given the sensitivity of the market and other external market conditions and items we outlined in this presentation
