OVERVIEW 2021 marked another excellent year for the floating home market in Seattle. A record 39 floating homes sold in 2021, beating the previous year's record of 33 sales, and twice the number of sales when compared to 2019 when only 20 floating homes changed hands*. The unprecedented up-tick in sales activity is in line with "the great reshuffling" nationwide as a direct result of the pandemic. Flexible work-from-home policies, social isolation, and travel restrictions among other factors have made "home" more important than ever and many are on the move to find the right fit. Despite the record number of floating homes offered for sale, inventory levels remained low throughout the year thanks to the most robust buyer demand we have seen in recent history. In fact, competition for floating homes in 2021 was fierce with 34% of floating homes selling over the asking price due to bidding wars. The average price escalation as a result of bidding wars was 16%. This is in stark comparison to 2020 when only 8% of floating homes for sale enjoyed a bidding war, and the average escalated price was just 8%. Moreover, floating homes are selling significantly faster every year. In 2021, floating homes sold in just 12 days, compared to 24 days in 2020, and 53 days in 2019. In other words, every year it takes half the time to sell a floating home compared to the previous year.

While many floating homes sold after just a few weeks on the market, some sat on the market between 112 and 184 days or failed to sell despite very favorable market conditions. KING COUNTY In 2021, the number of closed waterfront home sales peaked in June, with July a close second. That’s when the median sold price peaked as well. It was in the seven figures in May, June, August, and September.

PIERCE COUNTY Inventory of waterfront homes in Pierce County increased in February of 2022, with more than two months available—more than the county had seen during all of 2021. The median sold price ebbed and flowed over the last 15 months, but it peaked in June at over $1 million.

KITSAP COUNTY Bainbridge Island drives the highest waterfront prices in Kitsap County, but coveted residential shorelines are found all over the region. The median sold price peaked in July, but August saw the highest number of sales closings.

CLALLAM COUNTY With the majority of its waterfront homes perched along the Salish Sea and the Pacific Ocean, the last 15 months only saw a total of 115 closed home sales across the entire area. Still, closings peaked in July at 16.

GRAYS HARBOR COUNTY Home to local vacation destination Ocean Shores, as well as several other sought-after seaside towns, closed sales peaked in October, even though new listings peaked in July. Although, the median sold price stayed relatively flat over the last 15 months.

PACIFIC COUNTY Whether in search of property on Willapa Bay or the Pacific Ocean, inventory saw a sharp increase in July 2021, with new listings up and closed sales down. ISLAND COUNTY Over the last 15 months, inventory peaked in February of 2021 and became increasingly anemic, with just .4 months of inventory available in the first quarter of 2022. With so little available in early 2022, it's no surprise that it also led to closed median sales prices ticking up to over $1.3 million.

WHATCOM COUNTY April and May of 2021 saw a peak in closed home sales, though the median sold price didn’t peak until November when more inventory was available. While new listings peaked in the spring, plenty of activity in the fall and early winter from both sellers and buyers kept the inventory near 1.5 months.

SAN JUAN COUNTY The number of homes for sale peaked in August of last year, but the number of closed sales peaked in June—prompting momentum to make moves in San Juan real estate as early in the year as possible. With a variety of price points and property types, the median sales price varied wildly from month to month, as did the months of inventory.

PUGET SOUND Arguably one of the most photographed waterways in the world, the Puget Sound is an inlet of the Pacific Ocean and is adjoined by multiple channels and straits as part of the Salish Sea. Home to a complex population of marine life due to its fresh and salt waters, the Puget Sound is as beautiful as it is fascinating for residents and visitors to the Pacific Northwest. Bay A broad inlet of the sea where the land curves inward.

Boathouse A structure at the edge of the water used to house boats.

Bulkhead A wall that separates a property from the water; in some cases, property owners are responsible for maintaining the bulkheads.

Buoy An anchored float serving as a navigation mark to show reefs or other hazards, or for mooring.

Coastal Of or located near a coast.

Cove A small, sheltered bay.

Deadhead Logs lost from towed rafts or other wood debris which becomes lodged in the seafloor.

Dock A usually wooden pier used as a landing place or moorage for boats.

Floating home A floating residence constructed according to city code and connected to city sewer, water, and electricity; usually located in a co-op-owned or condo slip.

Glossary

The part of a shore between high and low water marks or between the water and cultivated or developed land.

Frontage A strip or extent of land abutting water; the boundary between the water and land fronting on and providing access to a watercourse, bay or lake.

Harbor A place on the coast where vessels may find shelter, especially one protected from rough water by piers, jetties, and other artificial structures.

High bank No access to the water and located on a cliff or steep slope, deep water below with dramatic views.

Houseboat A barge designed and equipped for use as a dwelling.

The land along the edge of a lake.

Seawater and things found in saltwater, living in the sea.

Littoral

Shared beach

Zone or nearshore, the part of a sea, lake, or river that is close to the shore, extending from the high water mark, which is rarely inundated, to shoreline areas that are permanently submerged; often refers to the rights and privileges that are incidental to owning property on the shore of sea or a lake.

Shared beach access from multiple properties.

Low bank Easy access by a small flight of stairs or an easy climb, many low banks have pocket beaches with docks.

Medium bank Access to the water with option of watching from above, sometimes access is tide dependent.

Mooring

Shared mooring Shared dock where more than one property can moor their boats.

Shoreline The line alongside a large body of water where it meets the land.

Slip A designated docking boat space that is protected on three sides.

Sound

Any permanent structure to which a vessel may be secured; a place where a boat or ship is moored.

An inlet linked to the ocean by a strait; the Puget Sound is linked to the ocean by the Strait of Juan De Fuca, Seattle is situated on its eastern shore.

No bank

Strait

Smooth transition to the beach and directly into the water; often referred to as beach front.

A narrow passage of water connecting two seas or two other large areas of water.

Non-tidal

Tidal

Not affected by tides.

Relating or affected by tides.

Oceanfront

Tideland

The land that borders the ocean.

Land submerged during high tide.

Pier

Tide flat

A platform supported on pillars or girders leading out from the shore into a body of water, used as a landing stage for boats.

Land above water at a normal low tide.

Piling

An isolated pocket of seawater found where the ocean meets the land and is usually packed with sea life.

Heavy stakes or posts installed to support a structure, often found in waterfront properties.

Upland

Private beach

Waterfront lands located above the high-water mark.

A beach that is owned by a person, a group of people, or a company; the beach is not accessible to the general public.

Private mooring Private dock or slip to moor a boat.

Tide pool

Vista A pleasing view, especially one seen through a long, narrow opening.

Water access

Protected

Accessible from property by small beach or stairs.

Shoreline protection is intended to decrease or eliminate coastal erosion; protection involves the construction of engineered structures or techniques that slow erosion.

Water is viewable from the property.

Riparian Relating or situated on the banks of a river; often refers to rights and privileges that are incidental to the ownership fronting on a body of water.

Water view Wharf A level quayside area to which a ship may be moored to load and unload.
