JOHNATHAN AND ANGELA-MARIE, Remember New Year’s Eve 2019? It is likely that you attended (or were invited) to one of the “roaring 20s” themed parties where everyone was so enthusiastic about the upcoming year. Well, I think we all can agree that 2020 certainly didn’t go as planned. This year has been full of completely novel, whack experiences that no one asked for: toilet paper panic buying, social distancing, lockdowns, mask wearing, homeschooling, elbow-bump greetings, takeaway margaritas, and Zoom everything. Nothing is normal in this year of the pandemic. That includes the DFW housing market, which is unusually hot but in a really strange way. Buyers’ activity is high and mostly fueled by incredibly low interest rates and emotionally charged desire for “shelter, safety, and security”. The inventory of available homes, however, is low. Many homeowners understandably decided not to sell during the pandemic. According to MetroTex, we have approximately 20 percent fewer homes on the market now as compared to 2019, and yet the number of sales is as high as last year, thanks to the builders. Many in the new home industry are having their record year, and many are also on the verge of a personal nervous breakdown. Because of the supply chain stress and disruption, the cost of lumber has gone up, and many products are out of stock (air conditioning units, kitchen appliances, etc.). Many builders had to raise prices and are now dealing with low appraisals. Another wild thing that happened in the builders’ world is the fact that some builders are limiting how many homes they sell per month. I have been doing real estate for many years now, and I have never seen a time when a ready to go buyer has to be put on a waiting list to build a new home! Here are some of the unique trends that I am seeing in the market now. Renters are fleeing apartment complexes if they can qualify to buy a home. Buyers are a lot more thoughtful about the kinds of spaces they need and about the things that make them happy at home. Home offices have become very important. Space for one home office is good, space for two home offices is much better. Pools have become really important; so has space in general. Properties that are sitting on acreage tend to sell with multiple offers. People want somewhere to go, even if that’s their own backyard. The demand has also skyrocketed for vacation homes (lakefront or cabins in Oklahoma) within driving distance from Dallas. I am seeing waves of out-of-towners come to the Dallas area looking for homes. The biggest change is many of them this year are not moving here for work – they are bringing their work with them. What buyers don’t want right now, in spite of the tight supply of available homes, is fixer-uppers. As buyers are going to have to be home more often now, they don’t want to be living where there is construction work going on. To keep up with the 2020 spirit of disruption being the new normal, I, too, decided to make a personal change. After being with Ebby Halliday Realtors for almost a decade, I proudly joined Coldwell Banker. It was a long time coming move for me, but I just could not pull the trigger. 2020 seemed like an appropriate year to take that leap of faith.
