We never want you to be confused on who does what on our team. Below is a write up of what each member of my team is responsible for as we go through the transaction.
Robin Crudele /Team Leader
I will always be your point of contact. I will prepare your Comparative Market Analysis to help you determine the best price and marketing strategy for your property. I will also put together a comprehensive marketing plan to best market your property. Throughout the transaction I will keep you updated on all showings, open houses, and feedback received. I will guide you through negotiations when we receive offers and keep you up to date on all deadlines that we need to meet. I will make sure that your attorney or title company receives all necessary documentation and will guide you through the closing process and accompany you at the closing table.
Angela Latino/Licensed Assistant to Robin Crudele
Angela is my licensed assistant and helps in various aspects throughout the transaction. Angela is a licensed real estate agent and assists with accompany showings, sitting open houses and will be available to be at inspections or meet with appraisers. She will assist in other tasks such as making sure that your listing has all necessary marketing materials and following up with agents after showings to receive feedback. She has experience in both commercial and residential real estate both here and in Chicago and is familiar with all aspects of the real estate transaction.

Marketing Assistant/Transaction Coordinator
Trudi is my Marketing Assistant & transaction coordinator. Once I have the professional photos and videos completed I send everything to Trudi so she can start our marketing campaign. I let Trudi know what ads to run, what social media posts to complete, and have her set up your personal property website. She will also make sure that our professional property brochures are ordered so they are available for our showings and open houses. Trudi receives a copy of all feedback from open houses and showings and is updated on upcoming advertising opportunities. She assembles the weekly marketing update report which will be emailed to you so you have the feedback from your showings and open houses and you will also be able to see the engagement from any ads or promotions that we ran on your property. In her transaction coordinator role she will assist with all of the paperwork throughout the transaction. Once you have signed your listing agreement I will send it to Trudi and she will process your paperwork with John R. Wood. She will make sure that everything is properly inputted into the MLS, will send you a copy of everything that you signed, and will make sure that you are aware of all necessary dates as we near closing. You may hear from her throughout the transaction if we need any additional documentation or signatures from you. She will remind you of what is necessary to take care of prior to closing.

We will have professional brochures made that will list your personal property website on it and feature the best shots of your home and direct Buyers back to your website where they can view photos, floor plans, videos and association documents.

Items Seller should gather for the sale of their home
Survey – per the NABOR contract the Seller is required to supply the buyer a survey if they have one available (applies to Single Family Homes only)
Elevation Certificate for property if available
Owner’s Title Policy – per the NABOR contract the Seller is to supply the Buyer a copy of their Owner’s Title Policy within 10 days after the Effective Date. There are typically a few pages and then a Schedule A & Schedule B included with your title policy.

If property is in trust your closing agent will most likely request a copy of your trust
Trustee needs to provide pertinent pages of the Trust. Those pertinent pages are:

• Trustee Powers page(s), which indicate that Trustee can convey Real Property or this particular property
• Trustee identification page(s) indicating that the Trustee(s) is the valid Trustee(s) or valid successor Trustee(s)
• Signature page, showing the valid authorizations of the Trust
• Any Restatements of the Trust with the above information.
