Nelson's 12-month rolling median house price stands at approximately $710K as of July 2026. This represents a modest 0.4% gain, or $3K, compared to this same month last year. Looking back further, the median price reflects robust growth over the past decade, recording a significant 59.7% increase, or approximately $265K, from approximately $444K this same month 10 years ago. While the current price shows a slight dip of $5K from June 2026, the market has largely maintained stability around the $710K-$715K range over the past year, coinciding with a period of price adjustments from the peak of $767K recorded in July 2022.


The Nelson Region recorded a 12-month rolling sales volume of 881 for July 2026, marking a marginal increase of 0.8% compared to the same period last year. This uplift has occurred alongside a recent softening in sales volumes, with the period reflecting a decline from the 931 sales recorded in March 2026 and 932 in January 2026. Price and Sales Volume Both price and sales volume are presented as 12-month rolling figures, calculated up to and including the current month. For price, this reflects the rolling median across the period. For sales volume, it reflects the rolling sum of total transactions. This approach smooths volatility and provides consistent comparability across all regions, particularly smaller markets with lower monthly transaction volumes. Each metric is accompanied by a 10-year trend chart and 1-year and 10-year growth figures in both absolute and percentage terms.

Listings Data New listings data is sourced from RECONZ and presented as a 12-month rolling volume. When read alongside sales volume and days to sell, it provides a fuller picture of the supply and demand balance in a given market.
