APRIL: MEDICAL & OFFICE
April’s medical and office market activity reflected a more selective but increasingly engaged buyer pool. Enquiries totalled 50 for the month, down 32% on April 2025, suggesting a softer initial inquiry phase compared to the previous year.

Importantly, this softer enquiry base translated into stronger on-the-ground engagement Inspections increasedby 45% on April 2025, indicating that while fewer overall enquiries were made, a higher proportion of buyers progressed to physical due diligence. Offers also strengthened significantly, with 8 offers recorded for the month, up 60% on the previous year, reflecting improved conversion from inspection activity into active negotiations.

Despite this improved engagement at the transactional stage, final outcomes were more subdued. Sales volume totalled 6 transactions, down 40% on April 2025, with total sales value reaching $3,870,000 This points to a market where buyers are highly considered and active in negotiations, but where fewer deals are sealed. Overall, the sector continues to show underlying depth, particularly for well-located and specialised medical and office assets, even as broader activity levels remain uneven.

LISTING HIGHLIGHT: 81/30 MINCHINTON STREET, CALOUNDRA
Positioned on the ground floor within the heart of Caloundra's tightly held CBD, this 120m² office presents a rare opportunity to secure a highly accessible commercial space in one of the Sunshine Coast's most established business precincts. Ground floor offices of this scale are increasingly difficult to secure, particularly those offering direct accessibility for clients and staff without reliance on lifts or upper-level positioning. This creates a distinct advantage for a range of users, including professional services, consulting, and medical operators seeking convenience and visibility.
