APRIL: INDUSTRIAL WRAP

April produced a vibrant enquiry environment, with increased buyer interest across the Sunshine Coast industrial market. Our team recorded 467 enquiries for the month, up 111% on April 2025, highlighting sustained demand for industrial assets despite broader market uncertainty This level of enquiry activity reinforces the ongoing appeal of industrial property as a resilient asset class for both investors and owner occupiers.

That strength in enquiry was also reflected, albeit more modestly, in physical activity on the ground. Inspections modestly increased to 61, up 2% on April 2025, indicating that while many buyers are highly engaged, they remain selective and disciplined in progressing to site inspections Offers also strengthened, with 29 offers submitted for the month, up 32% on the previous year, showing that committed buyers are still willing to act where assets meet expectations.

Despite this underlying demand, transactional outcomes were softer across the month. Sales volume totalled 17 transactions, down 45% on April 2025, with total sales value reaching $35,340,000, a 44% decrease year-on-year. This gap between enquiry and settled sales suggests a market where strong interest is not yet fully converting, likely reflecting pricing sensitivity and a more cautious approach to final decision-making Overall, however, the underlying depth of demand continues to position the industrial sector well for steady activity as conditions stabilise.

To counter the Easter slowdown, we ran a sharp sub-four-week auction campaign to drive urgency and compress decision-making All registered bidders were investors, many viewing the asset as a land banking and redevelopment opportunity rather than purely for income.

The underbidder, who reached $2,700,000, assessed the asset as a short-term hold before redevelopment, equating to an underlying land value of approximately $1,800/m². This aligns with recent acquisitions in the area, where buyers are targeting improved freeholds for future redevelopment

The result highlights the shift in buyer behaviour across the Sunshine Coast industrial market, with strong demand for well-located freehold assets as an alternative to limited vacant land.
