TENANT PROFILES

The property is anchored by an established dental practice that has operated from the premises since 1988. Almost forty years of continuous trade from the one location reflects the strength of the practice and its commitment to the site, further supported by the tenant’s ownership of the clinical fit-out, which represents a significant investment to establish and maintain. Dental and allied health services are essential-service uses that typically demonstrate strong tenant retention and resilient income across market cycles. The upper level is leased to a separate office tenant, providing a second, complementary income stream and diversifying the property’s tenant profile.

Founded in 2010 by John Reeve and Ain Kuru, Professional Certification Group (PCG) has grown into one of Australia’s leading private building certification firms, expanding from its Queensland beginnings into New South Wales, Victoria and the ACT – national reach with a local approach. PCG has partnered with thousands of clients – homeowners, builders, architects, developers and government agencies – on projects ranging from single dwellings to major public infrastructure, and counts many of the country’s top project home builders, architects, franchises and building designers among its clients. Built on practical advice, consistent service and a deep understanding of legislative requirements, PCG’s systems and people help builders and project teams move faster, stay compliant and avoid delays – making it the kind of certifier you’d want on every job.

WHY MORETON BAY? Caboolture South sits within the Moreton Bay region, one of South East Queensland’s fastest-growing corridors, positioned between Brisbane to the south and the Sunshine Coast to the north. The property benefits from direct access to Bribie Island Road and the Bruce Highway, giving reach across Moreton Bay and into the Sunshine Coast labour market, and connecting the site to the wider SEQ freight and distribution network. A structurally supported growth corridor Waraba (Caboolture West) Priority Development Area Declared in August 2024 over almost 3,000 hectares immediately west of Caboolture, planned to deliver around 30,000 new homes and approximately 70,000 residents over coming decades, together with an estimated 17,000 local jobs across retail, industrial and commercial centres. The State Government has committed $100 million to enabling road, water and sewer infrastructure. Bruce Highway Western Alternative (BHWA) A new 60-kilometre north–south transport corridor designed to bypass the highly congested Bruce Highway between Elimbah and Bald Hills, in planning, that would further improve connectivity through this growth area. Regional economy The City of Moreton Bay targets a doubling of its economy toward $40 billion by 2040 and a regional population approaching 700,000, underpinned by sustained infrastructure investment and the broader 2032 Brisbane Olympic and Paralympic pipeline. For a retail tenanted investment holding of this type, these are exactly the population, employment and infrastructure fundamentals that support both tenant demand and longterm land value.

RETAIL MARKET COMMENTARY South East Queensland retail is proving just as tightly held as industrial. National shopping centre vacancy has fallen to around 4.4%, the lowest level since 2018, with landlords backfilling vacated space faster than it’s being created despite recent retailer administrations. Queensland has led the charge, with commercial property turnover surging roughly 69% year-on-year to $7.2 billion on the back of Olympiclinked infrastructure spending and population growth. Supply remains the binding constraint: Brisbane, Sydney and Melbourne are forecast to need an estimated 65 new supermarkets over the next three years against only around 36 in the delivery pipeline, intensifying competition for existing daily-needs assets in growth corridors like Caboolture. Rents have also firmed: large-format retail rents grew 5.8% over the past year, the strongest of any retail sub-sector, while scarce well-located sites and high construction costs continue to push up replacement cost for new centres. Nationally, neighbourhood shopping centre transaction volumes reached a record $2.8 billion in FY26, with average yields compressing 49 basis points to 5.98% and sale rates hitting a record $7,160/m², reflecting deep, defensive investor demand for well-leased daily-needs retail income.

Defensive income today, structural growth tomorrow: a tenanted retail holding backed by $125 million of committed infrastructure and a $40 billion regional economy in the making.

INFORMATION MEMORANDUM

INVESTMENT OVERVIEW THE PROPERTY The property comprises a two-level commercial building of tilt panel construction on a 1,383m2* freehold site with two street frontages. The ground floor accommodates the dental practice, with the upper level, added as part of a 2015 renovation, providing separate office accommodation. On-site parking totals 34 spaces, including undercover parking and dedicated accessible spaces. The building offers full disability compliance, a 19.6kW solar system, a security system and prominent signage to Morayfield Road. The freehold, no body corporate structure gives the owner direct control of the asset and its outgoings. LOCATION 95 Morayfield Road occupies a high-exposure position on one of the principal commercial corridors servicing Caboolture and the wider Moreton Bay region. Morayfield Road carries high daily traffic volumes, with an average of approximately 34,352 vehicles passing daily, and the immediate surrounds comprise established retail, medical and commercial uses. The location benefits from strong accessibility and visibility, both of which support tenant demand and the underlying value of the holding. FUTURE FLEXIBILITY The freehold title, absence of body corporate and two street frontages provide flexibility for future owners, whether holding the asset as a passive investment, repositioning the tenancy mix over time, or occupying part of the building in the future (subject to lease expiries). The main road exposure and established commercial surrounds support ongoing tenant demand.
