1034–1052 Anzac Avenue occupies a highly visible corner position, benefiting from strong exposure to one of the northern corridor’s key arterial roads.

The three-lot configuration provides flexibility for developers to consider the site as a single project or explore staged delivery strategies, improving both design efficiency and risk management.

Importantly, the site’s planning framework, Urban Neighbourhood zoning with a 27m height allowance, supports higher density residential and accommodation-style outcomes, aligning directly with demand generated by the nearby university and broader precinct growth.

WHY THIS SITE WORKS

Corner position and triple frontage

The site's prominent corner position at the intersection of Young Street, Anzac Avenue, and Reid Street delivers triple street frontage, an exceptional and rare attribute that fundamentally enhances the asset's development potential. Triple frontage maximises vehicle and pedestrian access from three directions, delivers outstanding exposure to one of Petrie's highest-traffic corridors, and unlocks a significantly broader range of built form configurations. For developers, it means greater design flexibility, more efficient site coverage, and a commanding street presence that few comparable sites in the region can match.

Flexible planning framework

Urban Neighbourhood zoning combined with a 27-metre height allowance provides the planning headroom to deliver genuinely higher-density outcomes. This is not a site constrained by conservative overlays, it is one that actively supports increased yield, giving developers the confidence to underwrite more ambitious schemes.

Direct alignment with university demand

With the University of the Sunshine Coast Moreton Bay campus now operational and growing, demand for student accommodation, build-to-rent, and residential product within walking distance of the precinct is structural and sustained. This site is ideally positioned to capture that demand, not as a speculative bet, but as a direct response to an established and expanding catchment.

PETRIE A PROUD HISTORY

Petrie's story begins in 1858 when Thomas Petrie, son of Queensland's first free-settling family, established his homestead Murrumba on the North Pine River, a name drawn from the local Aboriginal language meaning "good place." A coach stop, then a post office in 1872, then the northern railway line in 1888, each milestone drew the community closer together, and the township of North Pine grew into a proud, self-sufficient agricultural district.

In 1910, the suburb was renamed in his honour of Thomas Petrie. His freestone monument still stands today across the road from this development site in Petrie Place Park, alongside the heritage-listed School of Arts (1890) and the Anzac Memorial Avenue itself, one of the few streets in the region to carry its own heritage listing.

Today, Petrie sits at the centre of one of South East Queensland's most significant urban transformations. The 460-hectare Moreton Bay Central Priority Development Area, anchored by the University of the Sunshine Coast Moreton Bay campus, is reshaping the suburb's economy and ambition. Direct rail services connect Petrie to Brisbane CBD, the Sunshine Coast, and the Redcliffe coast. The City of Moreton Bay, one of Australia's fastest-growing regions, is forecast to reach a $40 billion economy by 2041.

A suburb defined by pride of place, and increasingly, by where it is going. The corner of Young Street and Anzac Avenue sits at the heart of it all.

The closure of Petrie's paper mill was not the end, it was the catalyst. The former site is now a 460-hectare Priority Development Area anchored by the University of the Sunshine Coast Moreton Bay campus, surrounded by a growing pipeline of health, commercial, and residential investment. Backed by billions in committed capital and direct rail to Brisbane CBD, Petrie is no longer defined by what it was. This is an evolved market, and the fundamentals prove it.

PETRIE WELCOMES UTILITY- SCALE QUANTUM COMPUTING PROJECT

2027

PsiQuantum will establish its Asia-Pacific headquarters, and build its utility-scale quantum computer, at Moreton Bay Central in Petrie, anchoring the company at one of Queensland’s emerging hubs for advanced manufacturing, technology, and education.

In May 2026, City of Moreton Bay announced that PsiQuantum, a global leader in quantum computing, will establish its Asia-Pacific headquarters and build its utility-scale quantum computer at Moreton Bay Central in Petrie. This is not a regional win. This is a watershed moment for Queensland, for Australia, and for Petrie.

To put the scale of this in perspective: PsiQuantum is building the world's first utility-scale quantum computer. Of all the places on earth this project could have landed, it is landing here, at Moreton Bay Central, minutes from the corner of Young Street and Anzac Avenue.

Project Timeline: After experiencing technical and engineering challenges at the airport, the company opted for the Petrie location. Early site works are already underway, with a formal groundbreaking slated for June. PsiQuantum is targeting completion of the utility-scale quantum computer by the end of 2027.

Funding: The project is supported by a $940 million joint equity and support package from the federal and Queensland governments.

The decision was not accidental. PsiQuantum's Interim CEO Victor Peng cited the precinct's infrastructure, scalability, and collaborative environment as the decisive factors. City of Moreton Bay Mayor Peter Flannery was equally direct, describing the project as one of the most ambitious technology undertakings ever attempted globally, and promising it will "supercharge Moreton Bay Central, making it one of Australia's fastest-growing innovation ecosystems." Thousands of highly skilled jobs will follow. A pipeline of high-growth businesses, researchers, and technology companies will orbit the project.

The University of the Sunshine Coast Moreton Bay campus, already operational and growing, now sits alongside a quantum computing headquarters in the same precinct. The convergence of education, research, and advanced technology at Moreton Bay Central is no longer a vision. It is a reality taking shape right now.

For buyers assessing this site, the implications are straightforward. The demand drivers underpinning accommodation, residential, retail, and commercial development in Petrie are no longer reliant on population growth alone. They are being supercharged by the arrival of a globally significant technology precinct that will attract skilled workers, students, researchers, and investment from across Australia and the world. These are exactly the people who will need somewhere to live, somewhere to eat, and somewhere to work, and this site sits at the gateway to it all.

Petrie is no longer a suburb on the rise. It is a precinct on the world stage. Buyers who move now are buying ahead of the curve, into a market where the fundamentals have never been stronger and the trajectory has never been clearer.

LOCATION & MARKET CONTEXT

Petrie has evolved into an active development market, driven by population growth, infrastructure investment and the emergence of a new education and employment hub.

Moreton Bay continues to absorb population growth at scale, placing pressure on housing supply and increasing demand for higher density residential outcomes in well-connected locations.

Anzac Avenue is a key transport corridor linking surrounding residential areas with education, retail and employment hubs, making it a logical location for intensified development.

THE MILL PRECINCT INFRASTRUCTURE & DEMAND DRIVER

The property is strategically positioned to benefit from The Mill at Moreton Bay Priority Development Area, one of South East Queensland’s most significant urban renewal projects.

Anchored by the $100m investment for the University of the Sunshine Coast Moreton Bay campus, this precinct is being developed into a major mixed-use centre incorporating residential, commercial, retail and community infrastructure.

The university alone is a key demand generator, bringing a growing population of students, staff and associated services into the immediate catchment. This creates sustained demand for higher density residential and accommodationbased development, including student housing, build-to-rent and short-term accommodation.

With thousands of new dwellings, substantial commercial floor space and long-term employment growth planned, The Mill is actively reshaping Petrie into a new urban centre.

For this site, the alignment between zoning, height allowance and proximity to the university creates a clear development narrative, one that is already supported by infrastructure and population growth, not dependent on it.

THE MILL PRECINCT + OLYMPICS WHAT’S

ACTUALLY HAPPENING

1. Confirmed Olympic venue at The Mill (Petrie)

 The Moreton Bay Indoor Sports Centre (MBISC) is now locked in as a Brisbane 2032 Olympic and Paralympic venue

 Approx. $205M project with 10,000-seat capacity

 Will host major indoor Olympic sports and operate as a long-term community/events venue Positioned inside The Mill PDA, directly integrating with the UniSC campus and broader precinct

Key takeaway:

This is not speculative, Petrie is officially an Olympic host location, which materially changes buyer perception.

2. The Mill becoming a major urban centre (not just a uni)

 The Mill PDA is a ~460 hectare masterplanned precinct integrating:

- University (UniSC campus)

- Residential neighbourhoods

- Commercial and retail

- Community and recreation infrastructure

- Olympic investment is accelerating delivery:

- Early works underway for roads, services and site expansion

 New connections including additional road access to Dohles Rocks Road

Key takeaway:

The Olympics are acting as a delivery catalyst, not the driver — the precinct was already planned, now it’s being accelerated.
