YOUR OPPORTUNITY GENERAL INDUSTRY LAND IN A SUBURB THAT HAS RUN OUT OF IT! RWC Northern Corridor are pleased to present 1 French Avenue, Brendale to the market for sale. The property is 6,059m²* of General Industry zoned land across two titles, with three street frontages, 60m* of exposure to Leitchs Road and approximately $160,000 gross per annum in holding income from three tenants. Two things define this offering. First, land: serviced General Industry land in Brendale has largely been taken up, and this holding delivers scale, zoning and services in an established precinct with no new supply coming. Second, holding income: the current tenancies cover holding costs while a buyer plans, and rents sit below prevailing hardstand leasing evidence. The property will appeal to developers, owner-occupiers seeking to expand in Brendale, and land holders who value industrial land on scarcity, exposure and future use rather than current improvements. INVESTMENT HIGHLIGHTS

 6,059m²* of General Industry zoned land in Brendale  Two titles of 3,893m²* and 2,166m²*, supporting flexibility in staging or future use  Three street frontages with access from Leitchs Road, French Avenue and Bailey Court  60m* frontage to Leitchs Road, approximately 15,000 vehicles passing daily  Leased to three tenants returning approximately $160,000 gross per annum  Current rents below prevailing hardstand leasing evidence  Water to site  Development potential for a range of uses, subject to council approval  Established industrial precinct with very limited remaining land supply FOR SALE: via Expressions of Interest closing Thursday 19 November 2026 at 4:00pm (AEST). HOLDING INCOME THAT COVERS THE COST OF WAITING

MARKET DRIVERS The Moreton Bay region is one of Australia’s fastest-growing areas, underpinned by sustained population growth and continued public and private infrastructure investment. Demand for industrial land between Brisbane and the Sunshine Coast continues to outpace supply, and Brendale in particular has close to exhausted its supply of serviced industrial land. Existing businesses and new entrants have few options to establish or expand locally, which supports long-term land values in the precinct.

FUTURE FLEXIBILITY The combination of 6,059m²* of land, two separate titles and three street frontages gives a buyer genuine flexibility in site layout, access and staging. The site can be held on existing income, developed for a buyer’s own occupation, or developed for lease or sale, subject to council approval. There are no current development approvals over the site.

WHY MORETON BAY? Brendale sits within the Moreton Bay region, one of South East Queensland’s fastest-growing corridors, positioned on Brisbane’s northern fringe between the Brisbane CBD to the south and the Sunshine Coast to the north. The property benefits from direct frontage to South Pine Road and close access to the Gympie Arterial Road, Bruce Highway (M1) and Gateway Motorway, giving reach across northern Brisbane and Moreton Bay, efficient connections to Brisbane Airport and the Port of Brisbane, and a direct link into the wider SEQ freight and distribution network. A structurally supported growth corridor Located minutes from Brendale, the 460-hectare PDA spans Petrie, Kallangur and Lawnton and is anchored by the University of the Sunshine Coast’s Moreton Bay campus. Once complete, the precinct is forecast to deliver 8,600 jobs and inject $813 million per year into the local economy, with PsiQuantum’s Asia-Pacific headquarters adding a major technology and advanced manufacturing component. Bruce Highway Western Alternative (Moreton Motorway) A new north–south motorway corridor planned between Elimbah and Bald Hills to relieve congestion on the Bruce Highway. With Stages 1, 2 and 4 between Elimbah and Narangba complete, Stage 3 between Narangba and Bald Hills is the next focus for corridor protection, the section running closest to Brendale, further strengthening its connectivity. The City of Moreton Bay is lobbying to bring delivery forward to 2032, rather than the current estimate of 2041. Regional economy The City of Moreton Bay targets a doubling of its economy to $40 billion by 2041, with a population of 697,186 residents, an additional 100,000 jobs and 16,000 new businesses, underpinned by sustained infrastructure investment and the broader 2032 Brisbane Olympic and Paralympic pipeline.

WHY BRENDALE INDUSTRIAL PARK? Every commercial investor wants the same thing: an address that holds its demand through every market cycle. Brendale Industrial Park has proven it can. Moreton Bay City Council describes it as the premier industrial precinct in the Moreton Bay region, just off the Bruce Highway with easy access to Brisbane City, the airports and the Port of Brisbane. It sits 18km from the CBD, with frontage to South Pine Road and direct links to the Gympie Arterial Road and the Gateway Motorway, making it the natural central base for the northern Brisbane and Moreton Bay markets. The demand here is structural, not speculative. An established automotive and trade services cluster operates alongside national and local industrial, logistics and service businesses, which gives the precinct a deep and diverse tenant pool. Vacancy sits below 2%, among the lowest in Queensland, and rents are around $200 per square metre net. Institutional capital keeps arriving: LogiSPACE has acquired 8.67ha to deliver an estate worth around $170m on completion. Growth around the precinct adds to that strength. Brendale sits within one of Australia’s fastest-growing local government areas, and a new $92 million retail precinct anchored by Anaconda’s Adventure HQ has opened on South Pine Road. New industrial land in comparable inner-north locations is limited, so supply stays tight while demand grows, and that protects both income and capital value. For investors, the question isn’t whether Brendale performs. It’s whether you secure your position before the next opportunity is gone.
