YOUR OPPORTUNITY IS NOW A BRAND-NEW 1,536M2 INDUSTRIAL FACILITY IN ONE OF SOUTH EAST QUEENSLAND’S FASTEST-MOVING GROWTH CORRIDORS. 13 Wildlily Road, Caboolture, a modern, secure warehouse and office facility in the heart of Corporate Park East, minutes from the Bruce Highway M1 on-ramp. This is a freestanding, architecturally designed facility built for the way businesses actually operate. It offers 1,229m²* of clear-span warehouse, 307m²* of office across two levels, and a total building area of 1,536m², all set on a prominent corner block with dual street frontage and an open outlook across the neighbouring nature reserve. It’s a rare combination in an industrial precinct: a hard-working, fully specified building that also presents beautifully to the street. Every element has been planned to optimise efficiency, from the two oversized roller doors and 6m x 20m awning to the provision for a 10-tonne overhead gantry crane and an office fit-out tailored to your operation. Fully secured, with dual driveway access, electric gating and 17 on site car bays, it’s ready to run from day one. Just as importantly, it’s in the right place at the right time. Caboolture sits squarely between Brisbane and the Sunshine Coast, at the front edge of the Caboolture West / Waraba growth area, one of SEQ’s largest greenfield developments, set to deliver around 30,000 new homes for 70,000* people and roughly 17,000 jobs over the next 40 years. Corporate Park East is the first major industrial land release in Caboolture since 2006, feeding a market where quality stock is tightly held. Securing space here isn’t just leasing a warehouse - it’s positioning your business in the path of the region’s growth. KEY FEATURES  Clear-span warehouse (1,229m²) with two-level office (307m²)  Two oversized roller doors — 7m wide x 5.5m high — for easy drive-in access  Provision for a 10-tonne overhead gantry crane  6m x 20m awning for covered loading and work space  Office fit-out tailored to your operation  Prominent corner block with dual street frontage and open outlook  Dual driveway access  Fully secured site — two electric sliding gates plus pedestrian gate  17 on-site car bays  General Industry zoning  Unrestricted 24/7 access and use  Immediate Bruce Highway access FOR LEASE | READY FOR OCCUPANCY Q2 2026* Don’t miss this opportunity to secure a your lease today, contact Chris Massie or Troy Sturgess today,

4 MAIN REASONS TO INVEST

1. A PURPOSE-BUILT FACILITY, READY TO WORK

2. A GENUINELY PRIME, CONNECTED LOCATION

This is brand-new, freestanding and specified for serious industrial use — not a compromise fitout of ageing stock. Clear-span warehouse, two 7m x 5.5m roller doors, a 6m x 20m awning, and provision for a 10-tonne overhead gantry crane give you the height, access and lifting capacity most secondary buildings can’t. The two-level office can be fitted out to suit your team, so the space works around your operation rather than the reverse.

Corporate Park East offers immediate Bruce Highway access and sits centrally between Brisbane and the Sunshine Coast — putting a large and growing customer base within easy reach in both directions. The highway itself has been a priority infrastructure corridor, with the $662.5 million upgrade between Caboolture and Steve Irwin Way improving capacity to the north, and further staged upgrades between Anzac Avenue and Caboolture in active planning. Your logistics only get easier from here. The corner block with dual exposure and open outlook is a branding advantage most industrial sites simply don’t offer

[ 4 ] INFORMATION MEMORANDUM

THIS FACILITY IS ONE OF THE SMARTEST INDUSTRIAL MOVES YOU CAN MAKE IN CABOOLTURE RIGHT NOW.

3. YOU’RE LEASING INTO A GROWTH STORY, NOT A STATIC MARKET

4. FLEXIBILITY AND SECURITY, BUILT IN

Moreton Bay is one of the fastest-growing regions in South East Queensland, and Caboolture is at its leading edge. With Corporate Park East the first industrial land release in Caboolture since 2006 and new supply across SEQ tightening, national industrial vacancy is forecast to fall as the development pipeline pulls back and tenant demand rebounds through 2026 and beyond, well-located, modern space is becoming harder to secure. Establishing here now means growing alongside a market that is expanding around you, on terms available today.

General Industry zoning with unrestricted 24/7 access means the building works on your schedule, not the estate’s, run early starts, late finishes, shift work or seasonal peaks without constraint. The site is fully secured with two electric sliding gates and dedicated pedestrian access, giving you control over who comes and goes, while dual driveways keep vehicle movements clean and separate inbound from outbound traffic. Seventeen on-site car bays plus generous hardstand comfortably handle staff, fleet and deliveries, with room for larger vehicles to turn and manoeuvre. It’s a facility built to adapt as you grow - one you can scale into, not out of.

WHY CORPORATE PARK EAST THE ESTATE Since the completion of the first stage in 2021, Corporate Park East has been a hive of activity, as both developers and owner occupiers scrambled to position themselves in this booming region. The 86 lots across five stages were initially expected to take eight years to be absorbed by the market. A perfect storm of post-COVID market conditions saw the whole estate sell out within three years, with all but three lots selling off plan. A complimentary blend of tenants and owner-occupiers now call the estate home. The volume of new buildings leased or sold prior to final certification in the initial stages have given confidence to the investor market, who have been willing to commit to vacant buildings, further fast tracking stock absorption.

ESTATE OVERVIEW

86 lots sold out with no further land releases possible

Record lease and sale rates being achieved for existing buildings

Over 2.5X increase in average land sale value in last 4 years

Bribie Island

Elimbah East This is likely one of the only precincts capable of delivering serviced General Industry land in the near future. The mixed use development will see industrial complimented by commercial, residential, community and environmental areas integrated within the master plan.

Corporate Park & Corporate Park East (Subject Property) This 124 Hectares of established General and Service industry uses is the key business precinct in the North Moreton area.

North Harbour Business Park 83 hectares of light industry and mixed use land attached to an integrated residential community.

Caboolture West This is the “engine room” that will drive dramatic change across the region for the next decade. A 3,480ha parcel earmarked to house more than 68,000 new residents. This is a larger population than Rockhampton and would be the eighth largest city in Queensland. It is unlikely to see serviced industrial land within seven years.

Narangba & Deception Bay Industrial This corridor flanking the Bruce Highway is home to the majority of larger general industry and hard to locate businesses in the region. Environmental and residential constraints make any further expansion of this precinct unlikely.

North Lakes Business Park This fully developed Mixed Industry business park services the 25,000+ residents of the adjoining community, with service industry, retail and office users benefiting from the immediate highway access. There is no room for additional expansion of this park.

Clontarf Industrial Estate This fully developed Industrial park services the communities of the peninsular, with service industry, retail and office users benefiting from the immediate Gateway Motorway access. There is no room for additional expansion of this park.

Petrie Mill This innovation precinct is an initiative of the Moreton City Council, intended to attract innovative technical and data driven businesses into a campus-style master planned precinct. Anchored by University of Sunshine Coast, Moreton Campus,

Brendale Industrial Estate This has long been the largest industrial precinct in Moreton Bay, housing a self-sufficient mix of complementary local and national businesses. Recent major land transactions and commitments from national businesses sees this precinct nearing the end of its expansion potential.
