• There were 76 closed sales priced above two million in January 2026 compared to 65 in January 2025; a 17% increase. During the 12 months ending January 31st, 2026, sales in this category increased 13% over the same time period in 2025 (801 vs 707 units).
• During the 12 months ending January 31st, 2026, a total of 10,450 new listings were added to the market, this is a 4% decrease vs the same time period 12 months ending January 31st, 2025.
• Available inventory as of January 31st, 2026 consisted of 4,530 units, a decrease of 11% vs the same time period in 2025. Current inventory represents 9 months of supply based on current absorption rates.
• The year-over-year average sales price for the area was $1,295,963, a 5% increase vs the same time period in 2025.
• The median sales price for the area in January 2026 decreased 5% to $730,000 vs January 2025.

• The year-over-year average sales price for the area was $736,452, a 10% decrease vs the same time period in 2025.
