RE: December Market Update The Hilton Head Island Real Estate Market is showing remarkable resilience in the Primary home market and mixed results in the second home/vacation rental sector. Thousands of folks relocated to Hilton Head Island since the beginning of the COVID pandemic and it appears there are many more wanting to make Hilton Head Island their home. High interest rates, out of control inflation and recent job cuts have reduced the number of relocations, but the demand continues to challenge the supply. Statistics for all areas across our MLS show inventory increased by 42.6% over the last 12 months. But if we look at a primary home area like Hilton Head Plantation, the increase was just 7.4%. By contrast, inventory in Sea Pines increased by 100% (from 18 to 36) homes for sale. This is not a measure of the desirability of an area or neighborhood. What is at play is a measure of how current economic conditions are impacting buyers. A Hilton Head Plantation purchaser usually pays cash with the proceeds from their previous home. The second home/vacation rental buyer wants to leverage their purchase with a mortgage. Mortgage rates that have doubled along with out-of-control inflation have priced many buyers out of the market at the lower end. Many buyers at the upper end face the same issues, but also have concerns about their job security. It is easy to understand how mortgage rates impact the cost of homeownership. If you double the interest rate, the payment doubles. Inflation is not so clear cut. We hear the talking heads tell us inflation is much better now than it was when it hit 9.1% in 2022. That may be the case but even at the current rate of 3.2%, that is on top of the 9.1%. They never explain it that way and we all know prices never good back to where they were. Almost all of these problems were fueled by higher gas and energy prices (no pun intended). Job cuts are the product of the FED’s cure for inflation above the target goal of 2%. The general consensus predicts the real estate market will continue to follow the same trajectory in 2024 with a slow but steady increase in inventory and a slight softening in prices. The FED has a way to go before reaching their 2% inflation goal making it unlikely, they will reverse course and begin lowering rates before the 3rd or 4th quarter.
